Prices will come down, they are over building. Current prices are ridiculous.

To anyone wondering about the high rent of the units shown on the video... This condo has the best location among all the condos in Cebu City.
It's mostly because it's located beside Ayala Center Cebu, which has 2 supermarkets, 2 department stores, dozens of restaurants, coffee shops, bar, pharmacies, banks, cinemas, clothing stores, electronic stores and almost any kind of store you need. You don't have to commute, which is a huge plus if you're familiar with the traffic in Cebu City.
This condo is for those who prioritize location, time and convenience among all other factors when choosing a condo. A premium location comes with a premium price. If you want bang for the buck or more value for your money, this condo isn't for you.
Also, if you don't like the simple furnishings on the units shown on the video, there are more available Alcoves units with far better furnishings, but the rent is pricier of course. Alternatively, you may choose to buy new furnitures and appliances if you're staying long term.

The Philippines need a reality check. The prices are higher than Thailand, Vietnam, and Malaysia but with substandard living.

@@DumagueteRentals RUBBISH. the standard of accomodation in this video is absolutely awful compared to Vietnam, Thailand. In Thailand, in Bangkok, you would get an absolute mansion for that price. PH is generally awful for standard of living, yet charge ridiculously high prices. Soon people wont pay it and will go to the cheaper and better places. The internet is also laughable there

I am sure the price has a lot to do with the location. It's in the heart of the business section. I was staying close to this condo when I was in Cebu this past Dec. 2023. I was staying at Parklane hotel which is less then two blocks from Ayala mall.

  • @bohiorepublic

You are absolutely right about the location...it is a very important characteristic taken into consideration to set the price...likewise, the potential tenant should take the central location into account when considering the price...but, it is not the only characteristic...one other very important characteristic is furnishing...and this two apartments, particularly number two, were obviously decorated with left over furniture by someone who ran out of money and now desperately wants to make a profit by overpricing...the furniture makes them look boring, bland, cheap...in fact the building grounds and reception look much better than the apartments...that's the opposite of most other apartments above 45K.....they usually have cool, well coordinated, flowing furniture and decoration to make up for the less than pristine reception and pool areas...also, the fact that this apartments are next to Ayala can be a blessing but it also has its downside...e.g. if you come to live in Cebu and want to date to get married or date to socialize this is the worst location...the Ayala Center is a great place to meet women...the place were you go to meet women should not be the same as the place where you live...

I just looked at Solinea tower 2, in Dec 2023 a video said the studios where $300, now they're $400, & 2 brs where $800, probably a little more after 10 mos, a vid i just saw. This said i think the vid said 60,000k for a 2 br, that would be $1200, $400 more than the $800 in Dec 2023. Does this sound write to you? 400 is a hell of a jump, if my numbers are rt.
Does this square with you experiance? Thx for letting me know.
The vid in Solinea in said studio was $300 and "2br" was $800. This is confusing to be sure.
