Superb house! Feels light and airy. More of a stress buster house. Room size seems big enough. They must've preferred bigger rooms over numerous bathrooms which can be a waste of space. We're not going to stay there 24 hours anyway. Nothing wrong with sharing bathrooms if you're a Pinoy family. Jake as always is very skilled with his thorough presentation.

Jake, is there a way for you to mention ceiling heights, the dimensions of the rooms, what type of materials were used, ie type of granite, marbles, etc and perhaps show the rooms without you in it? I can understand you being in the middle of the room just to show the depth of the room but it’s really hard for us to to gauge sizes, materials, dimensions, etc. Also, if you can highlight why the house is priced the way it is that would help too. Point to us why the house is a good purchase such as, areas of interests, hospitals, schools, entertainment, restaurants churches, etc. You seem to sometimes highlight things that are of no used to a possible buyer, ie describing a furniture, plants, where a water hose is kept.
etc. So words like spacious, elegant, gorgeous won’t do justice if you don’t describe the “Actual” features of the house.
Lastly, since you like to start at the front door, maybe before going in, you can briefly describe to your audience things like each room has an AC, # of cars you can park in the carport and what brand appliances were installed and the PRICE. Your presentation of any house would be much better presented if you can do some of these pointers.

Kaya yan binenta dahil nagkamali sila ng CR sa 2nd floor, nagkamali sa shared bathroom. Kaganda-ganda ng bahay shared pa ang mga anak. At isa walang bathroom senior/guest room kundi lalabas pa at makikihati sa powder/bathroom nila, yan ang nakikita ko bakit for sale. Meron pa yan, hindi ko alam kung anong depekto pa.😅✌🤫
