    He’s 100% correct about the natural boundaries of Salt Lake. This is the primary business location with a new international airport. Home valve in this are will continue to grow with high demand. I was reading last week that people fleeing California were coming to Utah and paying cash for homes here. People from California get a double whammy. A cheaper home and much more for your money. If you love the outdoors you will love Utah

    Good stuff! I can confirm this is correct as I live in 84054 and bought in 2013 for $229k and now it’s worth $415k now.
    What software or website are you using to get this data? I’d be interested to dig in more.
    Also would love to see about Indianapolis area.

      The data comes from Zillow and its visualized using Tableau.

    Nick, don't forget to talk about the current and future job market in SLC. Utah has the lowest unemployment rate in the country. Also it barely dipped due to COVID. And, there are a ton of Tech jobs coming into the SLC/Provo area. Also don't leave out the quality of life here with miles and miles of open land for recreations. It's a great place to live. Love the video's - thanks.

    I really like the software you use, and most of the stuff you are saying is true but I don't agree comparing zip codes, while that works with places like California. Here is Ogden, zip codes do not mean anything. What I mean with that is that within one zip code you can find really bad and good neighborhoods. Unlike in California, a zip code can tell a lot. I think it is because the growth has been so fast that there was no time to really organize the wealthy against poor zipcodes. I hope that made sense. Thanks for sharing!!

    This was posted 8 months ago. Another more recent videos mentions SLC is a concern for unsustainable growth and a bubble. In your opinion, is SLC's housing market going to continue to go up or is it unsustainable due to relatively low wage increases and job growth compared to the housing price increase?

    Yup your right and if you live in Utah you wont be able to afford a home there. Only those that move to utah with money can afford it. It's quickly becoming unaffordable and in practice.

      2 young guys who worked for me 2 years ago just bought homes in st George. These guys are 20 years old. They did it perfect. Worked for me developed a skill operating heavy equipment. They each saved every dime. After a year went to a large company making 25 per hour. Got married to girls that had pretty good jobs one is a nurse. And qualified for a home. I think they were about 300,000 ea. I train 2 guys every year then they quit. I've heard stories of sharp young people in sales positions earning over a 100,000 per year here. I have some friends who have portable welding trucks they get 105 per hour, they are making 1000 dollars a day and live in beautiful homes with toys stacked every where. Planes, boats, Harley's lined up.

    Nick-Nick, doubling your money in 20 years is a multiple of about 10X and was easily done in LA twenty years ago. My home in CO went from $280 to $440 in three years. I'm not an investor.......

    And as a result of all of this the rising generation, the children of those who have lived here for generations, can no longer afford to buy homes in their home state. An example of the greed of the current generation selling out their posterity.

      I think the increase in values has more to do with the growth of the city, and all the new buyers, rather than the sellers.

      " the greed of the current generation"??? Absurd! I have lived in the greater Provo area for 25 years and have not seen the "greed" spoken of, but the hard work, desire to improve, making good choices, business welcoming attitude, community invested in their health, religious base principles driven people,etc. People want to live here simply because it is a great place to live with great opportunities. But it is not for free. The current residents are educated and the rising generation is even more! . . . The valley is growing southward and westward... technology hub is growing ... healthcare is advanced level and expanding... and amazing nature all around!... blessed people indeed!

    Wages are not going up. I am currently priced out of the market. It’s ridiculous. No one I know can afford a home. All the homes are dilapidated at best. Who can afford a 500k+ home with no backyard. Sad sad sad. I guess I’d have have to move to Eagle Mountain.

    Okay, but how will the SLC/Provo market actually fair when the 2021-2022 housing bubble finally pops? I saw some homes appreciate in Provo from $200K to $300K over the course of a single year! I didn't see a single dollar of pay increase personally. It seems like the SLC/Provo housing areas are very overinflated and overpriced. And for anyone that is not a wealthy real estate investor or making at least $100K a year, it's very unlikely that these young people (myself included) will actually be able to afford a home without becoming house poor or poised for a future foreclosure, thus forcing them out of Utah to actually be able to afford to buy a home. I'm making roughly $70K a year, but all I could honestly afford with my budget and finances would be a very fixer-upper 700sqft 2 bed/1 bath home on a 1/8 lot selling for $300K sitting next to the freeway and in a sketchy part of town.

      These are great points! SLC/Provo could see some short-term pain for the reasons you describe.

    Salt Lake City isn’t quite getting the Denver treatment yet. Once legal weed comes in a decade, it’s game over for the locals. The mormons won’t be able to scare everyone away anymore 😂

      hahaha hey guys up there... Looks to me the house over here will become available in the next 5 years... lol ... Utah put a law to avoid any mandate of masks and you think weed will become legal here? ... lol ... you are daydreaming !... LDS(Mormon) principles recommend not to drink alcohol, coffee and tea... and you think "recreational drugs" will be legal? ... you will end up moving before that ever happens... lol
