All your son has is better comforts than the majority. He will NEVER own a single brick of any of those properties once the mortgage is paid. Why? Because you as his mother, gave him away/sold him into perpetual slavery to the Crown/state/vatican via the fraud b earth certificate. Anyone who accepts the NEW name given by the Gov, which is not the same calling he was given when born, will ONLY ever own NOTHING. FACT.

Ken is awesome, I purchased his first book and follow him regularly now bc he actually gives some solid advice without trying to sell me a service or product. I've bought several properties recently and they all cash flow well following his principles. One thought that has remained with me. Fall in love with the numbers, not the property. Real Estate can be an emotional business at times.
That's a great quote and I have experienced falling in love with the numbers. It's pretty emotional!
Great video. Always learn something from them. IMHO this house needed $6-8k of fixes (floor, wall, slider, yard, etc.). It sold for $90k so either they were really needing to sell or the inspection uncovered even more like foundation, sewer, mechanicals, roof. The $499 is based on owner occupied with 20% plus down and 740+ mid score. You won't get a 3.4% rate as unoccupied rental. It's probably $40 more and landlord with good liability coverage will also be more. Not sure in AZ but maybe $20-30? A PM will likely be $120 on this house. So cash flow would be $320 on a down of $22k, $5k for prepaids/closing/taxes, and lets say $7k to fix. Thats an 11.2% cash on cash for your yearly income after expense vs what you paid to buy it. Not bad. Note the house sold for $90k so it'd be even better. I'd worry about vacancies here.

Yep. His 27% cash on cash is absolutely ridiculous. It's a good example to show people how to go about it, but this advice is one of the things that had me scratching my head wondering what the heck I was doing wrong when I started in my real estate investing journey. Not only does one need to consider the cost of the repairs in order to get it rented, but also the neighborhood. If this property is in a crappy neighborhood (it kinda looks like it), then the chances of getting renters who will trash your property is even greater and at that point your cash flow will be gone as soon as they move out and you need to rehab the property all over again.
Newby here. I was told if you buy a rental and own a home your income needs to be enough to qualify for both mortgages excluding the rent you are collecting. So how do you get a loan?

Hey Ken great video. I love how you relate to the the properties which creates cashflow. I'm a conservative investor and it makes me feel at ease when my broker and I relate most of this and I tell him the worth of my investments with him, i work for the assets which are profitable and by so doing cash flows in. Ken, we all know that the landlording / single family homes are not scalable.
I started buying rentals about 9 yrs ago and stopped after five rental properties. Even if you're hiring a property manager you still have to manage the manager and look at statements every single month to make sure you're not being ripped off.
Since 2017, I have been investing exclusively as a passive partner in syndications. I am an LP in 14 syndications right now and couldn't be happier. Returns are fantastic and the two deals that have exited returned a 34% and 22% IRR to me :)
$200 out of the $400 is going to future CapEx. Count on it. Now, $200/mo. ain't going to go very far. You'll need 50 of those which is a management and accounting headache my friend.
Once you reach a certain number, you can start to go into multifamily properties (under 5 if you want stay residential or above 5 if you want to go commercial). One problem I have with REITs is the inherent lack of leverage. Lets face it, leverage in real estate is awesome and is probably as cheap as it gets.
