Roof leak inspection - bad chimney flashing prep

  • Checking over this roof for a dip in the decking at the bottom edge of the chimney flashing. The decking is rotting out due to water coming in where they damaged the chimney flashing during the prep of the current roof install. The corners of the chimney flashing do not appear to be extended, or they look to be cut right at the corners.     Just did a roof this week (took 3 days) 15 square. Owner had a section redone 2 years ago they didn’t want me to re-roof, would’ve been an extra 5 square

    this is so helpful. I was called out to a customer today who has a leak coming from the chimney. stone and mortar chimney probably from the 80s. My first thought is the flashing around the base but on a second inspection i found multiple fissures in the stucco revealing the wire mesh of the chimney and gaps behind stones. im still curious about flashing since i couldnt see whats under it

    We depend on craftsmanship, not architects, not code, not inspectors, to have reliable buildings. YOU are a craftsman (and helping other craftspeople). This bottom corner deserves a basic principle--how to installation demonstration. How about some SOLDERED connections at the top and bottom corners?

    Even if I'm doing a nail over, I'll still sell the customer on letting me completely reflash the chimneys, sometimes the old flashing is done properly, soldered and all that, then i would think about just going with the old flashing, but honestly I'd rather just redo the chimney flashing myself and not depend on the old flashing. Especially when it's that damn home depot brand coil stock aluminum.. i can literally rip that stuff in half with just my bare hands 😂
    Yes it's aluminum and won't rust, but when it gets pinned down with nails, the expansion and contraction between the different materials will rip that shit fairly easily. I go with galvanized sheet metal, Stay Clean flux, and 1 pound 50/50 bars of solder for every seam on my chimney flashing. Though i am aware you can absolutely flash a chimney and make it water tight without soldering, that's just the way i like to flash my chimneys. I'll even at least sweat the counters , sweat and lace the back pan to the dog ears, at least tack solder that first step that turns at the front apron.
    I think you're right on about that flat bar punching a hole in that base metal, and like you said, right above that keyway/water bond , definitely looks like you've pinpointed the leak.
    I've been checking out some of your videos recently, not sure how old you are but it's always nice to see young people (compared to me😂) nice to see young people out here doing good work. I do mostly metal work these days, rebuild, reline box gutters, hand fabricate decorative corbels that go under the box gutters, standing seam, flat lock/fold lock , that sort of stuff. I can't find any young guys to even hire, i kinda hate that all the knowledge I've accumulated over my 34 years roofing, all the little tricks of the trade I've learned will just die with me i guess.
    My son is a HVAC worker, works for a big company but also runs his own small HVAC business, i didn't want my boy being a roofer honestly and that wasn't a problem, that boy ain't going 3 rungs up a ladder haha..

    I have a garage added onto my ranch home. it has a chimney that goes thru the garage roof and one side of the chimney is attached to the house. Where the slope of the garage roof meets the top part of the chimney and creates a dead pocket. Do you have any videos on flashing or using rolled roofing so this?

    Do you have a video on how to properly flash a corner? How would one get flashing around a corner without cutting it?

      I know this is 4 months old, but what do you mean by getting around a corner without cutting the flashing?
      I'm just trying to understand your question here to see if I could possibly help. I solder all my seams on a chimney, really on pretty much any metal work I do, but you don't have to solder and there are ways to make a chimney water tight without soldering.
      Anyway, I was just curious, were you able to do what you were trying to do?

      @@denverscott37I was just curious how one would take a piece of roll stock and bend / cut it to do an outside corner. The naive way is to cut the vertical seam so it wraps nicely around the corner, but then I assume water can get in at the base of the vertical seam. Do they sell prefab stuff for outside corners?

      @@semosancus5506 the only prefabbed corners I've ever seen would be what comes with a Velux skylight, but I would say you could go to a metal fabrication shop and order what you're looking for. We have a place near where I live , Corkin Steel, and I know people go there to order all sorts of stuff like that. I'd say you could probably just draw the profile of what you're looking for, or simply give them the measurements and tell them what you need and a sheet metal shop should be able to make it for you.
      Or you could buy a cheap soldering iron, get some galvanized sheet metal, some Stay Clean flux, an acid swab and make your own. Doesn't sound like what you're after would be too complicated. I make my own corners for say chimney flashing, at the front of the chimney, the first step flashing wraps around the front apron just a little bit, and I solder that seam, and on the back of the chimney you make two dog ears, one for each side, then make your back pan where it extends past the corners of the chimney like 4-6 inches past the corner, make a cut and bend the sides of the pan around, and then solder the back pan to the dog ears, that creates the kind of corner you're talking about.
      If it's just something you'll need the one time, I'd say pay a sheet metal shop to make it, shouldn't cost much, but if it's something you'll need over and over again, may be best to teach yourself how to do it, find you a roofer that solders, and maybe pay them a little to teach you just enough to learn to make the piece you're looking for. Once you learn how to sweat and lace with the solder tho, you'll probably start making all sorts of metal stuff, it's kinda addicting when you start learning how to do that stuff. That's how I got hooked on roofing, the old guy who taught me a lot of what I know about metal work, I knew when I saw what he was doing that it was something I just had to learn. You could also do what's called fold lock, if you look at my profile pic, you'll see some metal work I did recently, relined the box gutters and installed a fold lock flat roof. Just imagine doing paper origami, only with metal. On that metal roof you see in my profile pic, I fold lock the metal panels I made together, then I'll come back and sweat the seams with solder to seal them up.

    Thats just a poor job all around, the new flashing over old, the siding tight down to the roof, and no extensions off the vertical portions of the flashing. Not at all how it should be done. Clearly just hacked back when it was done by someone who couldn't see it from his house.
