- Our journey today takes us to Hilltop Structures in Cumberland Furnace, TN. We were looking for ideas to include in our dream tiny house and we stumbled upon one that we fell in love with!

About the first model - You're going to need every inch of that loft for storage. From experience, I can say that not having a laundry room/closet, food pantry, or closets for; linens, cloths, coats & boots, and your vacuum cleaner, broom, mop, cleaning supplies, etc., is going to really bother you. There also aren't enough kitchen cabinets. Also, you'll need that breakfast bar for eating, and will have a tiny living room. I guarantee that you'll end up wanting to enclose the porch and make it the living room (make the current living room into a dining room), and probably put on a porch or deck at some point. You'll definitely need a shed right outside, for storage asap, so factor that into your budget. To be honest, you'd be better off buying a manufactured home (used to be called mobiles) for full time living. These are nice for vacation cottages, but not full time living and accommodating visitors/the grandkids. ❤
I'm with you more storage is needed. The porch really isn't as useful as more interior space.

i know this would be good for me ! I would need closet space for my stuff ! i do know people live in these full time but not more than one person in them. And why do they need a dishwasher for the 2 people?

You can do it, you have to live with minimal stuff.
We built our own home. But we got all our furnisher custom made by the Amish. Every piece is solid wood, no particle board. Its cheaper then you would think. All nicely made.
Yes it is relatively inexpensive for the quality. We saw some amazingly comfortable wooden rockers in TB last week and they were less than three hundred dollars.

@@funtyes1970 there is a couple on RUclips that posted that you have to build your own in Tennessee in their codes there. You can't just buy one already built and put on your land and live in it. They were heartbroken and still have it but live in their RV now

Pathing the way for future living, smaller footprint on the earth and stepping back in time to my Gran's era (she's 101yrs, born 1922) when eg each child didn't need seperate bedrooms, ensuites, walk in robes (or eg Jack and Jill bathrooms for only 2 to share), oh and don't forget the private balconies

Hardy plank siding is what we have on our stick built home. It looks like wood shiplap but it’s made with concrete. It will NOT burn

Great ideas about the rolling stools. The second one has a wide hallway that could be used for a washer dryer. And then the closet would be bigger

Beautiful builds. I would eliminate the loft which would give more space for a living area and closet space. I saw a video where the homeowner customized and took out the loft; it was the best tiny home layout I had ever seen. It was so functional and she didn't have to deal with stairs or low height ceilings in a loft, crawling around to change bedding, and they can be impractical for storage because the stairs and ladders in most make it hard to take things up and down.
Yeah as we get older the only appeal for a loft is for grand kids to have a place to play and sleep

I like the $23,000 artist home. It can easily converted into. One bedroom one bath, small kitchen and living room. The plumbing in the bathroom can be industrial exposed. I love it! ❤❤❤

Helpful walk-through! Keep in mind, the foundation and plumbing are 2 of the most expensive parts of a home, so that last $24K "shed" will need not just cabinets and fixtures, but actual plumbing to run the water into and out of all those appliances, toilets, sinks, shower, washer, & dishwasher. Still a fair price!

Antique hammered copper would look very nice on the bathroom wall of the 1st house. Matching the copper sink, rather than the galvanized. The Smokey Mtn model is definitely my favorite.

I absolutely love this tiny home too, but I would like more kitchen counter space. I love the rustic cabin look.. Lots of windows and natural light. All the gabled roof lines are gorgeous and help with head room!

I like that you showed the different color cabinet options at the end. The park model size is the smallest I could go to and that would be just having one person living there. I'd want the floor plans that had more storage. These are very limited on storage or built-ins, which is probably why their prices are cheaper.
Yes, given that they are park models the storage is limited but loft space is ample for storage and extra sleep set up. As mentioned and indicated in some of our other content, we have motorcycles we need storage for, so we would likely be ok with less storage in the home. We also plan on a shed of some type for tools, motorcycles, and other storage.
The Incredible Tiny Homes, also Tennessee, don't really have much storage, and their prices are now higher. But, if you look for them on RUclips, they have some homeowners showing theirs lived in, and it is amazing how the homeowners have added enough storage, although you do have to not take everything you have now. ITH. started with god prices like this, but they have gone up, although the lot rent is only $200 or $300 if any are left to lease. Look at the Luanne model, inside the first Luanne to see the hall storage. Also, others occupied/sold owner occupied show other great storage ideas.

Thanks for showing this! I'd use a vented combo W/D so I can put a 1 foot wide clothes hanging rod above it for coats and jackets, with a couple of 1 ft wide shelves for linen & towel storage next to it. I'd also hinge the tread of the bottom 2 or 3 stair steps for additional storage (boots, shoes or pantry) inside there.
Great ideas. We tried a combo washer/dryer and we’re fine with the wash cycle but one of the drawbacks to those units is the dryer isn’t really meant for large loads. You can wash a large load but not dry it effectively. We ended up going to a laundromat.
@@50pluslife360 - I've used a small washer and dryer for 22 years. No, they don't handle large loads, but they wash small loads VERY well, and dry as well as the larger dryers if you don't overfill them. Plus, you save a lot of water using the front loader, and that saves money. I'll stick with my combo.

Both are beautiful homes and the wood and quality build is impressive. The second smaller home has the potential to have a large open living room if the kitchen was moved to the hallway. I saw a small home that had that layout and it worked. The counter and cabinets were narrow and it had a smaller profile but was very functional with beautiful features and design. I was also opposite the bathroom for better or worse! 😅
I’m liking the loft , I agree with comments about you need a pantry and broom closet I think I’d use downstairs for both my guitar room studio and like idea of a rolling chair

I visited this location in the fall. I love the first model. I've been dreaming of it since. I thought of making the loft my living room.
It is big but a bit short!
Wow! I had no idea they could be so beautiful and so cost-effective! Since becoming a widow a year ago and now I'm 71 years old, I need to figure out how to live on the small savings I have. This might be my answer! I wonder if I bought property in West Virginia if they would bring the tiny house there. You did a beautiful job of showing every detail! I just wish there was room for a pantry in the kitchen. And a broom closet! ❤

I love it! However they missed a lot of opportunities for storage (like the stairsteps) but the worst thing is no pantry space. Otherwise its perfect!

The final one you showed that was just a box could easily and inexpensively fitted out to be a phenomenal home by using cabinets from Ikea or better yet, from Habitat ReStore items. You might not have to include plumbing for a toilet if you chose an incinerating one or composting toilet. There is also a cassette toilet that might be a preference. Depending on where you were parked with this model, it could have an outdoor shower that the water was filtered rainwater and the water used could be recaptured and used to water a beautiful garden to make the outdoor shower more private and enchanting.
To think of it, to maximize space in that interior, where that huge bank of windows are, make that smaller for more wall space and put in a door to an enclosed outside area where you could create an outdoor bathroom area instead of just the outdoor shower, since all you would need for a couple of the toilet options would be an outdoor plug. Doing that would make it so the interior could be treated like a studio apartment. It would make a great AirBnb or ADU, or even as you said guest space or art/music studio. The best part is getting a blank slate for such an awesome price. Using reclaimed, repurposed, second-hand or better yet FREE found items, I think it would be easy to complete this space for $10,000 or less. That would be an incredible price for a place to call your very own home.

Second cabin the closet space for the bedroom you just use a combo washer/dryer unit then put a rod above it. To use for more hanging space.

First model you can buy a counter top dishwasher or a portable dishwasher on wheels. Bad knees walk up the steps by adjusting your body sideways to step up slower.

I have learned to each their own. we all are very different and can live how we want or at least hope to. I am a crafter and I love plants inside and out so I want a shed to store things that I don't use every day
Wow, these are awesome!! I would probably opt for the 40 foot one for additional storage. Maybe it would allow for a dresser in the downstairs bedroom or a hanging closet area. Just a thought!
We found out and discussed at the end that the length changes do not impact the interior square footage. All it does is change the length of the porches on their units. Since they are building them to Park Model RV standards, they are limited to ~400 square feet interior space, so all the models are right at that limit.

We just stumbled across y’all’s channel this morning. Just want to thank y’all so so much for all the information. Our dream is to retire in rural Tennessee somewhere. We are in our mid to late 50s so hopefully within the next 5 years. We are currently looking for property close to Pigeon Forge, Dandridge, or Sevierville area.

That second place would benefit from a really nice island table combo instead of that table.
Just my opinion, but I think that you'll be a lot happier in a park model that one of those smaller tiny houses that you've looked at and have been talking about. You may already be aware of this, but many jurisdictions will not permit any type or size house on wheels or a trailer frame unless in an official RV/mobile home/ manufactured home/tiny house community. So if you're thinking about buying your own land, I'd look into that first, to see if a park model is permitted. With your own land, modular might be a better choice, as they are regulated like regular stick-built houses and can go most anywhere a regular house can go. Of course, you usually need permits, utility/sewer/septic hookups etc. for modular. Anyway, you're doing the right thing by taking your time and investigating everything before buying either land or a house. If you do go with a park model, be aware that not all of the aforementioned communities accept them due to their size. Looking forward to following you on your home-seeking adventures!
Yes we are aware of many restrictions on park models and we do feel we would likely be happier in a park model or a stick built on site small home. Fortunately we live in AL, where in most jurisdictions you can live in an RV full time on your own land, so we have a lot of freedom here. Thanks for watching us! We appreciate it!

I didn't know that about Alabama! I'm 55 and thinking about moving from Illinois sometime in the future because there are so many restrictions on tiny houses. I think that's the way I want to go because I walk with a walker. I have also considered the rv life because it's just me and my dog Butterfingers!

That last one would be great even without plumbing for someone interested in off grid living. There are toilets etc that don't require plumbing.

im sure u could have stairs changed n do the drawer steps for storage like some have had ... just do curtain for the washer dryer room get rid of door if they r built roof could be raidmsed for more standin room.upstaors just need to be delivered on back roads wo overhead bridges of roads or add up after delivered or just build onsite lol

With stairs that shallow a ladder like step (without the risers) would allow you to put your feet on the steps more securely. It would allow you to balance your weight better going up and down.

I would have been interested in seeing the horse barns.
I built mine some years back. It had 4 stalls and a tack/ feed room .I put in a transom window over the feed mangers. The light of the moon on late nights coupled with the solar lights was great on nights when we returned home late from a horse show or rodeo event.
