Thank you for giving insight into the challenges of building. I work as a project manager in custom home building and I know these things happen. I appreciate your attitude in “making it right” and maintaining a good relationship with the customer even when it costs. That’s what sets you apart as a good G.c. People love to criticize but they don’t realize the mountain of details, materials and people you have to bring together to make a home in a timely manner. There are lots of issues that are never seen because you correct along the way. Tough to catch them all. Keep up the good work!

I just found this channel, but this guy brings me back to 20 years ago riding around with my dad. He sells material for a lumberyard and quotes/builds material lists from prints. Anyway, I remember carefully watching his interactions with GCs, and just like in this video, owning issues, getting it taken care of, not worth losing a friendship, oof big words right there. If your working for yourself your livelihood revolves around friendships. The new generation of builders need this channel.

Brad - i don't remember you doing this but id love to see a video/s on how you got to where you are now. eg what got you started in the industry, 1st house you worked on (if possible) how you progressed from apprentice to master builder

I enjoy watching all of your videos they're usually pretty informative and put together well. I have been a subcontractor for a good while, doing residential maintenance for large property management companies. the type of work I do makes your videos relatable to me. I like watching and seeing some of the stuff that y'all do it's very interesting. I just feel like it is always good to study other people's work so that I am constantly learning.

I have found thru the years that if I communicate with my customers, I can keep their trust ! They want to be in the know, and they don’t like surprises… so I don’t keep it from them

I’ve been in the building business for forty eight years, watching guys like this always makes me wonder, how’s do they get jobs. He doesn’t seem to know much and depends totally on his sub contractors to catch things. What’s getting covered up that’s not getting caught.
Did you ever make a mistake in your 48 years? I would guess not.
Difference between a true tradesman converted to builder rather than white collar guy that has zero hands on experience
I could understand the need to move the island because it's so close to the stove. The fuss about the sink is being nitpicky. It's a face basin. It doesn't need to be big like a kitchen sink!! But that's why you're Brad and I am looking on.

You could always solve the sink issue by going with the sink that mounts on the top of the counter. Then you wouldn’t have to move your light or anything. See if he likes that option.

When I was in school I worked for a stone Mason. I hate man made stone. Give me a dry stack with shiners anyday, Tennessee field stone.
I think videos like this will help homeowners understand and maybe be a little more lenient before leaving negative reviews for companies online. Things do go wrong, you just can't have everything go right all the time so, with a little patience and understanding, your world can be a little less hectic and stressful if we just take a minute to understand these issues.

As a former builder and a current remodeler. I don't know how you could be involved in a large custom house like that...I got away from building 15 years ago, when I saw the labor market deteriorating. Even remodeling is brutal now...Finding competent tradesman, that are affordable and dependable are hens teeth.

that island mistake wasn't detected till counter and appliances were installed? Someone is not overseeing the job on a daily or even weekly basis. As far as the vanity, cut the height of the small drawer boxes down a little so an 18" wide sink can be used instead of the 15" sink.
I’m on the job every day, and for some reason I never picked up on it🙆♂️

My island is on top of the flooring. Wifes like to tweek as needed
How did the renovation projects get even that far before anyone doublechecked the measurements?
On my projects, I always check the location of the island wall before cabinets even arrive. Then again, micromanaging every step takes a ton of time. The sink issue just comes from experience. The cabinet guy should have pointed out the size issue if the homeowner didn’t notice right away.
This happened several months ago so I’m trying to remember… But I do know there was a new contractor that was hired by our cabinet installers and he did not communicate to us that he was moving the island! This was part of the problem, because we use the same subcontractors on all of our jobs which prevents this from happening!

The kitchen island problem is a major problem.
But it’s all fixable
If those cabinets are custom for that bathroom with the small sinks, you are talking about a 6k mistake. Ouch.
Shouldn’t there be some kind of flashing where the stone sill meets the siding?
Yes, there is flashing
Sucks being in this situation but glad to see that you dont hide it. It sucks but its part of the business

Put money away so you’re prepared for the slow times ( they will come)
Pay yourself a salary that you can afford to live off of and save the rest.
The most successful years is when I had a model home that I office out of, it was a flexible plan, allowing clients to make changes! Know your costs, find good subs & treat them fairly! I hope this helps? Brad 🎺

on the 2nd home: It pays to have a good Superintendent and it there a Punchlist items prior to owner signing off?
I do have a great Superintendent (Mark) and we do our best to provide the homeowners a no punchlist home prior to moving in👍🎺

What sort of technology can be in a faucet to warrant a price tag of 6 or 7,000? Is it gold plated? then understandable

Some stair posts are custom made, and then others we buy two are lumberyard

How in the world did the kitchen get that far along before someone noticed the island was wrong? Or the bathroom? Someone dropped the ball big time!
Against my wishes The homeowner was very active and on the job site every day and was dealing with the subs directly… This is something that I am never allow, except for this was a friend!

Do you do 3d drawings or blueprints for every remodel or build?
We only do 3-D drawings if the customer has a hard time understanding the vision that we are coming up with! I would say we do 3-D drawings 20% of the time!

Hey brad, quick question what advice would you give for someone interested in working in this industry or starting a business in the trade industry ? 🎤 (thank you brad your the man💪)
If you’re looking to work in this industry… figure out what field you would be most interested in? Then get a job with the best company doing that work learn as much as you can before going off on your own. When you do decide to start your own company make sure you have enough resources/money to get it off the gound. They say it takes approximately five years to become self-sufficient when starting a company… Most people run out of money and get discouraged! Plan on putting in a lot of hours so you need to be extremely passionate about what you’re doing to get you through the tough times! Believe in yourself and continue to get much knowledge as you can, you’ll never stop learning!

What happened in this situation is the cabinet installer took it upon himself where he thought the center island should go and didn’t read the blueprints/or the drawings from the cabinet shop that he had in his possession! 🙆♂️

Seems like you are doing back flips to put pretend stone on the house. Not real weight supporting stone. Pretend stone. Remember what a nightmare stucco turned into for everyone? Won’t be surprised if it all needs to be replaced in seven years.
Stucco was a problem years ago when it was installed incorrectly and it sealed in the moisture… That’s not the same application with Stone

Man that sucks with the bathroom sinks. I think the guy shoulda said leave it the way it is. I mean he’s going to go through all that bs, losing the usable drawers to gain 2-3” per sink? They are just bathroom sinks that are used to wash hands and brush teeth. Leave it alone
