I worked for a carpenter for a short time while in high school. I had to rip out many plaster walls. They are so messy and the lathe is really tough stuff. Reminds me of the wood they make pallets out of.

Brad, my parents home, built in 1956, is all plaster. That's walls and ceilings thru out. As a teen ager, it was fascinating to watch the guys do the work, true
craftsmen.

Awesome video, surprised that you are slowing down. Rates have been killing things the last 6 months, but 2024 Spring should be busy with rate drops. Youd think with YT exposure, you'd be getting more business anyhow.

In the later 80s when I did construction we remodeled some old houses in Atlanta. They were Solid built
There was a different skill level back, then…. somehow is slowly deteriorating😧

On that first furnace job, due to it being a subcontractor that you hired, surely you’re not held liable after 12 years are you? And if so, do you just eat it, or do you personally fall back on him ? Great video my friend!! Yours about like me as far as “retiring” goes.. lol.. seems like I work MORE being retired, than I did when I was actually working.. lol ! Stay blessed brother!!
I had a super nice homeowner that was understanding, and the original subcontractor would not come back
so I hired the main guys I use now to come in and do the repairs and the homeowner paid for it .
I’m in a weird place trying to slow slow down from building, but I need something to do 🤔

On my second house build in 2 years and enjoying the process.
How do i scale up to do multiple homes a year? Do I buy the lots myself? Do I advertise for customers?
These homes ive built are for myself
What help me get to scale was I built a model home in the development where I had options to buy lots to build on. Reach out to a Real Estate developer that have neighborhoods you like and if you’re willing to build a model home, they’ll work with you for lots to build them on.

That’s a long commute from Nebraska but if you have a private plane and want to fly me there, I would say yes
Hey Brad love the videos quick question that lot you sold are you going to build a house for the new owners? Or can they go a different route and hire someone else? I guess whoever owns the land is the one responsible for financing and permits is it better to sell the lot first or build the house then sell?
Typically I don’t sell my lots to other builders, but this one I did so he is going to build a house on it!
To better answer your question if it was going to be a custom build with me, the client would take out the financing and buy the lot

Along with the Tesla charging station in the garage, is there also a quick injection system that would quickly remove the cars from the garage in the event they catch 🔥 ?
We've been seeing a lot of that in the news lately and I worry because when I stand on my front porch I can see 4 Tesla's in my neighborhood, all within rock throwing distance. 😬🎺
I have not heard about Teslas catching on fire?
Are you still going to do new construction homes since your downsizing?
Yes, I’m sure I’ll continue doing construction but just not at such a high-level

Hi there! I really love these Day in the Life episodes👌🏼👍🏼. You really do build luxurious, beautiful homes🏰! Do you do any homes that would be considered "standard"🏡? I am referring to a regular ole' home that us regular folks live in, haha. I'm curious as to how you got to the level of homes you build these days🛠🏗🧰. Did you always build these beauties, or did you start with the more 'basic' houses? I'm sure that there is much more profit on the luxury homes and considering your level of detail and quality, let alone the designs themselves, it would almost seem to not be worth it to make every-day houses.
Either way, you are super talented and certainly do have very quality subs who also have a keen eye, an abundance of knowledge in their field and a lot of talent. It's great seeing how well you treat the crews that work on your job sites. It's sounds funny to say this, but people tend to work harder, better and go out of their way when they know they're treated well and appreciated. It's the old "what goes around comes around" saying.
I often find myself thinking of the chap in the wheelchair that you did the bathroom re-model for. Was there a 100% completion video on that job? I seem to remember there being more than the one video, so I imagine you did. I hope he is doing well and continues to enjoy his 100% accessible ensuite!

When I became a builder, my goal was to build high-end high-quality homes to fill that niche! Luckily, I’ve been able to maintain that style of homes. I tried to build average starter homes, but could not make them profitable.
I lived in a couple of houses that had the laves& plaster

I typically stand behind my homes for one to two years, but when things go that far out I have a discussion with the homeowner that they understand. It’s not a perfect world and things do sometimes go wrong. He agreed to pay for the repairs..
Homeowners are typically excited that you take their calls after 10 to 12 years and they’re willing to pay for the repairs but need your help
