    Roger is looking at damp 24/7 now, maybe we should rename the channel Damp Builder?
    Here's the message:
    I have been having some damp issues in the WC downstairs. There are no obvious leaks, and the dampness seems to reach the first-floor stair landing. Would you be able to suggest what the issue maybe?

    Yup! Chop out all that plaster back to the sink to expose that 'plumbing'. It'll be a much easier and proper fix.

    Flexis are just a synthetic rubber tube covered with a protective stainless steel mesh. I certainly would not bury them as I doubt they last forever ! That's going to be quite a job finding out where the pipes go to locate a potential leak. Hopefully they follow the wall - not under the floor tiles !

    Are the flexis still at pressure? You could turn them off and see if that changes things.

    I'll just dig it all out from the floor take all that plasterboard off see what's going on you probably write a leak of some sort

    Who says standards are slipping , more like sunk without trace is more like it . First remove all that rotten plaster , then trace the pipes back to where you find uncorrupted pipe work, even if it’s not in the same room . Which judging by the abomination you have found might possibly the case , also make sure those air bricks are actually doing something . At now the of 71 I despair sometimes I really do .

    Speedfit pipe , hep20 , flexi pan connectors flexi tap connectors , all this stuff has caused a massive downturn in the standard of UK plumbing. Seems all the stuff i learned in college 40 years ago amounts to nothing these days. Any jack the lad seems to think they can do "plumbing" these days.

      I bought a 1930s flat which had lead waste pipes buried in concrete. One of them leaked.
      Not a modern phenomenon.

      It’s not the materials that’s the problem it’s the installer, I’ve been to 40yr old toilets that need swapping out caked in denzo tape around lead pipes going to 3inch cast waste pipes and no one then seemed to know what a core drill was just bashed brickwork out, I’d put my neck out too and say the customer is also to blame for going with the cheapest option, I’ve sweated copper, pressed it and used speed fit never a problem if you just clip everything neatly, I might charge more or quote a day extra but that’s so I can get everything right and I’d lose 50-70% of my quotes because of that extra day this trade right now is all about cheapness and speed and if they can’t see it, it’s ok been doing it and my gas since 2005 I’m looking on leaving it . the tilers I meet are making more than me and I have to pay all kinds of insurance and gas safe on top.

      I’ve seen very old plastic connectors from when the first appeared in the 80’s, in old plumbing systems. They’ve been like new. I’ve split them apart and the rubber is still in good shape.

    I love English building mentality, "Lets put a bunch of pipes under the floor/ in the wall, then we will plaster/expensive tile over it all so when there is a problem, you can't get access to it and check it out, (lol)

    The basin waste, where it goes through the wall looks like it is higher off the inside floor level than the pipe coming outside the building is off the ground level. This suggests the outside ground level is too high in relation to the inside floor level. Should be checked as this could be cause of damp issue.

    Would never have flexi connectors on any of my jobs all cheap and prone to failure in 5-10 year have seen many a house with thousands of pounds worth of damage due to these going when owner not at home , no self respecting plumber would entertain them brought into being to satisfy the diy element.
