Are there any 4WD areas? I grew up in high desert & only had evaporative cooling (swamp cooler). Do they work in SV or is it too humid during monsoon, etc.?
In the outskirts of Sierra Vista, there are lots of 4WD trails all over Cochise County. Evaporative coolers work well in SV and southern AZ. With the exception of the occasional very humid summer, they do not work as well as traditional A/C units during those few weeks.

The property should be for your own use, and it can’t be sold or rented within a year of completion. To keep things simple, remember a few main rules: the ADU must be in a zone where it’s allowed, follow all site standards, be shorter than the main home, and be no larger than 50% of the main home's livable space (up to 1,000 square feet max). Park model trailers can be used as ADUs in certain areas if they’re set on a permanent or semi-permanent foundation and connected to utilities. Arizona law even allows you to build your home on your own land without a contractor's license if it's for you to live in, not to sell or rent. Just make sure your ADU meets all the necessary building, zoning, health, and floodplain requirements, and you’re good to go!

Ramsey established a homestead in the canyon in the 1880s and built a small sawmill to supply lumber to nearby communities. The canyon became associated with his name due to his early presence and influence in the area.

What about the owner occupied builder rules? For ADU’s?
