I very rarely do this (take the time to write a comment) but after seeing your video I had no choice because the world we live in everyone goes out of their way to make that negative comment. I fundamentally believe in positivity and we all should go out of our way to communicate and share positivity especially if someone does something well. I am an IT professional who is about to get his real estate license and begin his real estate investment business. I have owned 3 homes and done work on all 3. When you said that taking something and turning it into something beautiful for a family to grow that really resonated with me because I love the process and the work of flipping houses. And yes there is a lot of information out there in fact I saw 10 videos and your video was actually the only video which detailed every single aspect of a flip and the details in crunching the numbers. If you can do, the best practice is daily visits and compare actual vs planned programmes. Then you will see whether they are on delay or on track. To not rip you off, the lumpsum contract will be ideal, not man power. However, even lumpsum contract, don't forget to ask cost break down.
Roberto, at 4:10 you said you "stay away from any foundation problems". However, how do you deal with a situation where you don't know if there are foundation issues but found a great deal and offers are "due by 2pm tomorrow"? On top of that, the wholesaler is not accepting contingent offers, so you can't make it contingent upon foundation report, they want cash or hard money, no contingency. But it's a great deal. What next?
Sounds like a specific deal lol I would say if you have a high enough margin even when factoring in a foundation repair (if it happens to have issues) it might be worth going for it. However, I will say this, typically wholesalers will have some information about the condition of the foundation. If you think the risk is too high buying sight unseen, I say pass on it. There's always another deal waiting. Crush it out there 🫡
Have you considered investing in multifamily properties? I believe in discipline execution which has allowed me to build wealth in investing in turnkey multifamily units
What if we can’t afford to put down 10-20% when doing a hard money loan and don’t have anyone that is willing to give us money? I have good credit would that even matter ? Is there other options to get funding ?
If this will be your first deal, my best recommendation is partnering up with someone. This is the easiest way to get your foot in the door. Over time you'll build up the capital to do deals on your own if that's the path you want to take
You my younger brother or what. That is what I say to all and they look at me like a blank dead sheep and asking after all of explanation. How do I do that. This is what everyone looks, but are affraid to start on them own. So you could also start to make one on one flips that less sharp will get sharp or will find that inner house flipper.

Gor any videos on finding GOOD contractors? How to know if they are ripping you off? How to ensure they stay on schedule and dont steal from you?

Dealing contractors, do rather deal with project real estate manager or get individual independent contractors?

How do we find off Market deals if I don't have an MLS is there a site you recommend for this research?
Although I am a realtor, I often prefer using Redfin or Zillow. These are two free site that everyone has access to and they're free! Hope that helps!
