I am still debating which route to go, with or without contractor, I can do some of works myself, but it would take more time. I have a company quoted me $4200 for site plan and acquiring permits (not including engineering and permits costs). I guess it all depends on how fast you want the ADU get finished.
As a design/build contractor who builds adu's in los angles. A lot of time i see this. A client gives me plans from an Architect that does not have enough knowledge on the actual construction practices to do garage conversion (unless your is a SIMPLE new adu its usually better) and work with the existing conditions. Btw you will also need engineering most of the time.

I work for a GC. It costs more because the project manager + risk cost is included in GC price.
any tips to get the city to approve ADU plans faster?
Marcus it all falls down to the person working on your plans. If they are good the plans will be approved quicker. If they have multiple corrections every time they submit plans to the city, the process will be longer.

At minute 6:57 You say that it doesn't matter who they hire as long as they are licensed. I would disagree. There are all sorts of made licensed GC's. Interesting design.
The bathroom off of the deck, looks like 4 different tiles (colors) looks cheap. I'm not a fan of the inside bathroom either. I like the bifold glass doors, really open up the space.

It was for Labor and materials however this video is from 2021 when prices started to go up.
Building and adu or any construction for someone with no experience is not easy. Is possible but by no means easy.
I will have a guide on how to build an ADU as an owner builder. The guide will have every step to take in order to build an ADU. This will be like building an ADU on auto pilot 👨✈️ ✈️

He said it in the video, the owner hired individual contractors. Had he hire just one contractor, the job would had been at least 250K.

If you call different people to do different things in the project would they do it like I wouldn't know what to do to get permits or make sure it will pass inspection. But if you have someone come and they wanted to do the entire project but you say I only need you to do the footing would they do it and put would they do it but now higher their prices after they know you aren't going to use them for entire project.
