New follower here. I like this. Im in my 30s and new in construction with almost 4 years in and your videos really give me confidence. I love this industry so far - I came in after my father pushed me to learn so I can take over his trade before he retires. My only regret is not listening to him before and starting in my 20s. I really appreciate what you do here. Thank you for posting.
I like your style…..helpers just get in the way and slow ya down………thank you for the video 15 yrs ago before I did commercial plumbing I did residential and I worked for a contractor that did this kinda work all the time, he hired me as his plumber and when I would knock out all my plumbing tasks he would have me help out his carpenters with anything and everything……..I learned a lot working with him and watching this video just brought me back to those days….thank you
Thanks for the content. Hoping to get this done in my rental w/detached garage (Reno/Sparks NV). Roughly 400sq ft. Appreciate the vid. 100k or less is my goal
Design is specific to your project, of course each one is different. I am based in Long Beach area. I would not go more than 30 miles to a project, otherwise it is too expensive
Are they gonna have you paint that black iron pipe coming off the gas meter, here in northern ca. they would have made me put galvanized or see it painted before inspection
Nice documentation of this project. I just started a similar project in San Diego and hope to document it as you have. Permit review took approx 6 months, during covid and total for permits was $13K.
I'm out shopping around for a contractor. Planning stand alone adu around 400 square feet simple one ...I'm in Buena park ca... By the way...I like a person that's into the fine details..very impressed... Great job
Hi there , i am just starting with the plans for my adu , two questions if you dont mind ,. I read somewhere that new constructions in CA need solar panel , they didnt require you to get them , and could you have gotten an electrical panel from sce just for the adu ? thank you
Did you have any issues with encroachment? I see power lines behind the ADU. LADWP is having me file for a encroachment application. I'm at 12ft, they say it needs to be 15ft
We did not have any issues with power lines (it never came up). We were a bit close to the property line but the inspector wasn't bothered by it. I do not have any experience with LA proper
Hello my name is Manny ; we will be building 748sf in San Jose, Im not sure where you based at love to chat with you. thanks for videos nice work & like your son working with you.
Printed houses are about Half the price of your typical home build, so it wouldn't be as low as $4,000 (unless the typical build was running you $8,000)
how much was the ADU for owner start to finish? can you break it down into permitting/plans/paper/taxes + materials + labor ? Starting sq ft of garage and ending sq ft of finished project?

Thanks for video. You are 100% correct, " if you bail, you fail"
All those wood touches are just instantly dating this space.
Beautiful place
You are an inspiration! Excellent work!
Wow. You're an artist. Really like your casual, yet informative, way of taking us through the ADU build. Thanks!
Exactly right. Order cannot come out of chaos. And great work and great video documentation, I really enjoyed watching your journey

Looks good
Love it.
Great job!!! How should I go about finding good quality subcontractors?
It came out nice. Wondering if you wouldn’t have enlarged the space could you have used the roof or would it still need to be redone?
great job! how many square foot was that? thank you
Great work! Super informative. What would you say is the best cost savings design ideas for a 3 car garage ADU conversion? What area do you work in?

Thanks for a very detail video btw! How long did this project take? including getting floorplans? I think I heard 6months?
6 months of work. Add in a couple months to get plans drawn up and approved by the city
@@vikingflom8894 thanks for the info! looking forward to more videos
which one cheaper to slap a concrete or flyer wood on the bottom floor ? just wondering

Is that normal ? For a permits alone to take 6 months? I was expecting something like 2 months MAX.
@@yousufsharifi7747 totally depends on your jurisdiction. City of San Diego is running 6+ months, more if you’re in the coastal zone.

about how long did this project take including permit wait times and inspections? :)
Why did you tape & seam the sheet rock on ceiling?
How long did it take to complete this job?
6:54 that dude still has nice teeth at age 79 Bravo!
I’ve thought about ADU for my garage but I just don’t have time, energy and money. If you are on so cal holler at me 😁
Did you have any issues with encroachment? I see power lines behind the ADU. LADWP is having me file for a encroachment application. I'm at 12ft, they say it needs to be 15ft

How much the entire proj cost?
I live California and my son is going into the construction trades. Any advice? 😂 I would love to do this at my house. Good income, maybe?
Would you take on a project in the Inglewood area? How do people in contact with you?
Are the codes from normal building codes?
Do you FREE estimates? Here in Ontario CA
are you required to have the gas line? is it possible to do the ADU fully electric only?
We had to add an inch and a half gas line directly to the meter
It is . And cheaper, you save all the money ,connecting gas line.
What did you charge for this ADU Project?
Is what you did charge or the cost?
excellent video , what city is this ? thank you
Long Beach
@@vikingflom8894 thank you.
Long Beach California
It’s bad azz brother!!! How much did this bad boy cost???
grab about 100k
WHich area? how much cost for u?
Royce, Layne here. What was the total cost of this ADU project?
Around $100,000
@@vikingflom8894 100 K to extend ? How much sqft are we talking ?
@@louiepalomares9263 the original garage was a standard 18 x 20. we went out only 6 feet so that totals around 480 square feet

What stove is that ?
Sorry I can't remember but I think is was pretty small
Would have been cheaper to use printed housing then all the wood that went into this thing. Price for a printed house is $4,000.
what is a "printed house"?

In the comments the said it cost $100k
Can u build me one?😁
why you demolish grage roof you could just build the room next to it and connect them somehow together acceptable to the inspector
for that sweet open interior, makes the space feel a whole lot larger, I'd imagine.
Terrible camera work
Hi, I want to get an estimate but I don't know how to contact you. Is there an e-mail I can e-mail you at?
