Idaho's Largest Builder, CBH Homes, dominates the Boise Idaho area new construction market. They are usually the most affordable new construction homes available. Which house did you like better?
@Summer Aston Real Estate Pulte Homes CEO RYAN MARSHALL blames Federal Reserve for expected future decline in his sales. Mixed language being used. Not yet! But I will make one at some point this year! The biggest difference between the CBH and Hubble is their business model. CBH builds only spec homes, so they are all very similar and move in ready at the time of purchase. Hubble does build some spec homes, but their focus in build jobs, so while they all look similar, people have different choices of upgrades on the interior or floorplan changes. And so because of this, Hubble homes could have more design detailed finishes, but of course then would cost more. And it is much more difficult to find a move in ready Hubble.
It's good to hear that there's a builder like CBH who can help those without a lot of money find a good, affordable home. I noticed that CBH makes the decisions on the design and decoration of the home. We are not fans of the darker interior colors (gray paint on the walls). Would CBH be willing to paint the walls a different color? Would they also consider adding window coverings selected by the homeowner? I'm talking about an all cash deal.
They will not make any changes, but many of their homes have white walls, so you just find one that has colors/interiors you like. The homes in the videos are actually very light..none of their homes have "dark" colors right now. Either a light grey, a light beige-gray, or "greige", or white. Depending on the offer and what's going on in the market, you can negotiate in window coverings, but not of your choice..if they agree to providing window coverings, they are the white faux wood 2" blinds. They do everything on such a large scale, and order items in such large quantities, they don't do any personalization at all.
@@SummerAstonRealEstate I suspected that CBH's business model was based on "economy of scale" and what you've said confirms this. We will keep our options open. As always, thank you for answering my questions. 👍👍👍
Summer, have you checked out Lennar homes? Many upgrades are included in the price and buyers can select flooring colors, quartz colors, and cabinet colors.

I heard an unfortunate story of a couple who contracted a builder to build their home, but then the builder somehow legally cancel the contract because they knew they could sell the house for more to someone else. Is there a way to prevent that from happening, like, should you have an expert investigate the contract, like a lawyer ?
Thats sounds horrible! I know that something of this nature is legal in Texas as I had a client who had that happen to them there, so they decided to come here! That is not something that would be contractually legal here unless there were loopholes in the contract or the buyer had broken something in the contract agreement. If you are custom building a home, I would always suggest having a lawyer read the contract BEFORE YOU SIGN if you are not understanding it or have legal questions. That is a ton of money, blood, sweat, and tears to just guess as to what the terms mean in the contract. And that is a great reason to make sure you have an excellent Realtor representing you when you build new so that they can help you understand terms and point out possible red flags and when it's time to pay a lawyer to help in the understanding of the contract. (As realtors are not lawyers, and can help you understand contracts but not interpret real estate law).
I am an architectural designer in the valley with 35 years of experience. I've inspected the construction process of CBH and have seen low quality construction. I would not buy a CBH home.
Thank you for commenting with your experience. That's great if you have the means to live in/purchase a home that costs more than what CBH offers, and that's also great if you can design homes for clients for people that have the means to spend much more than what a CBH home costs. For first time home buyers, people who have to put less money down, investors looking for a solid rental unit, zero down VA buyers, people retiring on a smaller budget, etc.. CBH provides a way for anyone who has to spend less than $500k on a home for people to become homeowners or stay homeowners. Many of their communities are pushing 30 years old, and the homes are still just fine. Are they custom or semi-custom quality? Nope. But they aren't a custom or semi-custom price and help people who would otherwise be renters become homeowners.
@@audiophileman7047 why would anyone buy a home that is not built properly no matter how low cost or affordable. Your just waiting for future expenses to arise. Maybe CBH homes that are older were built better. So her comments are not beneficial to a new home owner.
@@jamessamudio9913 CBH uses economy of scale to help set their prices lower and has a track record. That doesn't necessarily mean that they are just buying cheap materials. This is the reason why they don't allow buyers to select anything different as options. As Summer said, they're not higher end, custom homes. I would check them out to see what they're installing and take particular aim at HVAC, roofing, and the basic structure of the home. If the basic structure is good, you can upgrade over time as things wear out. Affordability is a big deal right now, and this may be the only way to get in a home for a lot of people.
Well, if one can afford to spend double the money to get a Tresidio, Alturas, etc. home, then that is wonderful and they are great builders. But the reality is, CBH homes make up the majority of the first time home buyers, retirement down sizer's and investors market, going all the way back to when he started production building, many years ago. And those homes are still standing and providing the bulk of our affordable housing in the valley. So, they've been an important part of the Idaho housing landscape and if it weren't for CBH, we'd have very little affordable housing options in our valley both in the way of rentals and for homeowners.
Their reputation is not great as I am sure you know. I just don't understand why someone would spend $450,000 to $500,000 for a home by a builder with such a shotty reputation. It is much cheaper to rent in the Treasure Valley than it is to buy. In my opinion it is a horrible time to purchase a home, especially in the Boise area from a builder like CBH or Hubble. Just my opinion which means nothing to no one.
See my responses on others' comments...if they were made more expensively they would be more expensive :) But the fact is, if someone has to spend under about $450k on a home, about 50% of the homes they will be looking at, homes built from 2000 on or so, will be CBH homes, as they have been the main builder of affordable housing in the valley for many years.
Bought a CBH home in July of 2022. Deeply regret it. Horrible company with poor quality. Vinyl floor is already starting to peel up, awful cheap paint flaking off the walls, horrible grading done outside. Our yards are constantly being flooded by every neighbor in every direction. Do yourself a favor and stay far away from CBH
We’ve looked at dozens of different houses by several different builders, big and small. CBH always appeared to be on the lower end of the quality spectrum. We stopped looking at CBH communities early on in our search. YMMV.
Yes, they aren't the right home for everyone, but I have been part of many, many home inspections, builder walk-through during various stages of the building processes, etc.. and I can honestly say that there is no builder, other than very small full custom builders who have complete control over their supplies, resources, and crews, that doesn't have inspection and quality issues here and there. CBH actually always has had the least amount of things to fix on the inspection reports with my clients, and that is compared with builders building homes up to $1.5 million. I am sure that you noticed in your search that the other new construction of that same price point is about the same quality of CBH, except that they allow some upgrades to design finishes, and then your other comparable option is existing homes that are over 10 years old. So again, not for everyone, but fills the niche of more affordable, move in ready, brand new with a one year warranty, and willing to work with people who have zero or low down payments. And if you, or others, can afford more expensive homes but look at CBH just to compare, then yes, they usually choose the more expensive home if it is in their budget.
Idaho's Largest Builder, CBH Homes, dominates the Boise Idaho area new construction market. They are usually the most affordable new construction homes available. Which house did you like better?
I like the single story home better than the two story home. I'm not a fan of two story homes and won't consider them during our search.
