Well done video and info. We close on this exact house in a few weeks! Funny that I just found it now even though I watch your video's frequently. Oh yeah, HOA is $250/quarter and does include roads IIRC to answer another comment.

A bit overpriced for a slab floor tract home. Calling it spec. Is too generous. Being gated what are the HOA fees? Does that include road maintenance?
