Her example of property value of property in Brigade Road and JP Nagar going up by 200X is flawed. These are cherry picked examples. By the same logic there are stocks that have jumped up by 1000X too over a 10 year period. Indexes like Sensex or Nifty choose relatively risk free market leaders over small cap stocks that multiply wealth enormously. The risk with investing in a small cap index is similar with land (specifically in India). There is no conclusive way to establish property ownership in India. If an empty property is attractive enough, there is always a risk of someone who is going to claim it by forging documents and the ensuing legal battle is never ending.

One of my dad's friend bought 20 acres in the outskirts of Chennai in the early 90s. By late 2000s some DMK leaders put claim and put some false cases on him. He had to settle for government circle rate which was way less than market rate.

Comparing specific land to broader stock market is absolutely wrong comparison. It's like comparing specific small cap stock which gave exponential returns to broader real estate market
how can you compare Sensex in General and be specific about the area where you purchased the land? Some stocks have returned thousands of times returns in the same period you bought the land. There are stocks which have hundreds of times returns in the last 3-4 years. Never seen any land giving that returns.
Meanwhile NiftySmallCap 100, from 2000’s is 250x times 😊
if we want same returns 300x again its not possible now because 50 k sqf to 17.5 cr per sqf 300x in 10 to 15 Years 🤣🤣1 l are 2 L IS possible ,Is Buying Land Still The Best Investment? answer is BIG NO

People have now started to understand valuations, so that is why much money is diverted to equity which otherwise would have gone to land.even offlate correction in equities is also bcoz of high valuation
The question is if the land price now at 10000 rupees for sq feet will grow 200 times in 20 times...that will be exponential growth ...will be interesting to understand it...when it is no longer in the reach of people(like me and many other middle class folks)...the transactions will definitely decrease and so the interest on that respective property or investment ...again....of course I can invest in property that is 60 kilometres from Bangalore but again it costs at least a crore or even more for a small piece of land...will be interesting to understand it....I would rather start investing in the stock market where there is no limit for the minimum investment(say even 500 rupees)

क्योंकि आप नंगे रह सकते हो, आप खुले में आसमान के नीचे सो सकते हो, आप अनपढ़ रह के भी जी सकते हो, आप बिना इलाज के भी एक लंबे समय तक जिंदा रह सकते हो, आप बिना फोन चलाये भी जी सकते हो लेकिन आप बिना खाना और पानी के नहीं जी सकते और ये दोनों जरूरतें जमीन से ही पूरी हो सकती हैं। इसलिए जिसके पास जितना ज्यादा agricultural land है वो उतना ज्यादा अमीर है मेरे हिसाब से। 🙂
बाकी ये stock, gold flats सब illusion है मोह माया है लोगों को उलझाए रखने के लिए।

@@eshwarpadkantwar you can fulfill the demand of home for growing population by making skyscrapers on the same limited piece of land, therefore you don't need new land for residential purpose. But for providing food to that growing population either you have to clear forest for new Agricultural land or be dependent on other countries for food which is not a good choice under current circumstances, so in future price of agricultural land will increase.

@@shriaanshpathak7223 मैं 25 साल आगे का बता रहा हूँ भाई। मेरे पिताजी भी किसान हैं और हमलोग अभी काफी ज्यादा output निकाल रहे हैं खेत से, बस इतना समझ लो आज से 30 साल पहले 5 बीघे खेत में जितना अनाज होता था उतना अनाज 1 बीघे खेत में उगा रहे हैं हमलोग।
और अगर आने वाले time में लंबे समय तक हमलोग ऐसा कर पाए तो सही में खाने के लिए अनाज की कमी नहीं होगी, लेकिन दिक्कत ये है कि ज्यादा production करने के चक्कर में खेत को भी हमलोग over exploit कर रहे हैं इसलिए आने वाले 25 साल में शायद जमीन की production capacity काफी कम हो जाएगी इस बात का डर है हमको।
अगर ऐसा हुआ तो limited production ही हो पायेगा और तब शायद जिसके पास अपना खेत होगा या जो पैसे वाले लोग होंगे उन्हें ही भर पेट खाना मिल पायेगा, पानी के साथ भी शायद ऐसा ही होगा सिर्फ पैसे वाले लोग ये afford कर पाएंगे।
यानी एक तरह से ये दोनों basic चीजें luxury बन जायेंगी और इसके कारण खेत के दाम बढ़ जायेंगे।
बाकी global warming, environmental pollution और climate change का भी impact पड़ेगा ही ये सब पर।
I would've been more keen had they also factored in global warming consequences, subsequent regulations and globe trotting new generation that won't take a minute to sway away from that hard earned and so called real estate inheritance...

Stop comparing Sensex with real estate in India. The dirt in real estate less said better. As though land prices in Brigade Road matters to India even if a sink hole happens there.
