  • Dogpatch San Francisco is one of the most up and coming neighborhoods in San Francisco. Steps from three massive mixed-use developments under construction, the Chase Center, Oracle Park, RH San Francisco, and major tech companies, its no surprise it has become one of the most popular neighborhoods for young professionals looking for easy commuting to San Francisco's Financial District or the South Bay. In this video, I break down what makes the Dogpatch so great and how much Dogpatch homes cost.
This video is part of a series about the San Francisco real estate market and Marin real estate market, including the best San Francisco and Marin County homes, changes in the San Francisco and Marin housing markets, and things to do in San Francisco and Marin, and answers questions like how much does it cost to live in SF and Marin, and where are the best places to live, eat, drink, shop, and hang out in the areas.

What do you know about the cleanup of the area after the shipyards and other industries left the area? My grandfather worked at the shipyard where the Chase arena is now located, and I thought there was a lot of toxic waste in the area.

Wouldn’t surprise me if those industries left waste when operating. All of those developments undergo years of cleanup before they build new mixed use spaces, and those records would be with the city planning department.

Yup. The buildings in the old rail yard (where the bulk of UCSF mission Bay is) were not allowed to dig down, to build basements. The plan is to simply seal in the toxicity by building on top. They did do some soil remediation. I've been here for 21 years. When I moved here, the only buildings were the Gap headquarters and the foundation of the Genentech building, the first building on the campus. There was a golf driving range in the old days, and a huge Sports Basement location. At 3rd &16th, there was an equipment rental business where we used to get our propane for grilling refilled. Where the hospital is was a huge warehouse for Fry's. The burning man headquarters was in the location of the hospital too.

Buyer viewing a property for sale here: "so, where are we located exactly?" Agent #1: "dogpatch." Agent #2: "Central waterfront." Agent #3: "lower Potrero hill." Agent #4: "oh, technically, this is in mission Bay." Agent #5: "it's practically Potrero hill." Agent #6: "SOMA."

Wouldn't intention to relocate to San Francisco be prima facie evidence of insanity and lead to immediate institutionalization?

Perhaps, tho prima facie evidence is still rebuttable. Wasting your life watching videos about moving to places you already know you don’t want to move to also qualifies.
