- The beaches in Wells Maine are suffering from some serious erosion during the winter but, most of the sand comes back for a short period of time in the summer. This video shows the beaches in Wells that are being most impacted by erosion. Properties are still a great investment in Wells but, buyers should be aware of what is involved in yearly property maintenance.
Wells Maine is a great place to live for many reasons. The cost of living is affordable, there are plenty of job opportunities and the town has a lot to offer in terms of small shops, restaurants and culture. Wells benefits from having both a rocking and a sandy coast line. Wells Maine also has some of the best food and some great entertainment options at many of the restaurants depending on the night of the week. Airports: 40 minutes to Portland (PWM) and Portsmouth (PSM). 90 minutes to Boston (BOS) is best to use in the winter. This town is only 20 minutes to Sanford Airport if you have your own plane.

Seems to me it may be time to change the building codes on the coastal properties to stilt construction as you may have noticed here in the south!
Most zoning in wells requires 1-2 acres of land to subdivide land into lots + you have to have a certain amount of frontage on an approved road. Covid created lots of gov't money which has been invested nationally in real estate. Due to the extreme cost of homes, now zoning is loosening up to allow for accessory dwelling units but, still the cost to build even a tiny house is driving up rents.

My family has had our beach house in Wells for 100 years right on Atlantic Avenue and our house had never been damaged. Just a heads-up, it's very rare any houses go up for sale because they're all passed down from generation to generation. All of our neighbors' houses have been in their families for 100 years and my mother grew up with them, just as I did. There is a 12 foot sea wall in front of every house that is right on the beach, which has been completely buried over the last few decades. Homeowners aren't allowed to dig it out because of the Plover's protected habitats. Beach erosion literally is not an issue, it floods every single year in the wintertime, but it never is a problem by summer.

My family’s beach house on a wells beach for 61 years has the same, NO EROSION PROBLEM at all. The sand on the beach NEVER disappears in the winter.
Please Go back in history to when the jetty was built and the new beach the jetty created that has new houses built on it with a new wide never eroded beach area!!! I’m sorry you had bought a beach house in a bad area but don’t think everywhere in wells is like what you experienced because it’s not!!!🏖️

Wells beach was beautiful when I was young. Way before homes owned it and you could relax and swim anytime. Sad
I spoke with a woman on Drakes Island who had been there for 50 years. She said that they have lost a lot of sand that doesn't return in the summer. Still Real Estate prices soar. Interesting.
Go look please because the part of wells beach your family rented a house on may be exactly the same, beautiful with no erosion.
@kimmyhicks1118 We owned a house in Wells way before they started building homes along the beach. Now all you see is homes and private beach areas. Sad it didn't stay open for everyone to enjoy. My grandma and grandpa owned the old white house on tannic road back in the day. Guess all things change.
My mom lived on Wells Beach during the depression digging clams for sale.

What most people do not realize is that Wells beach is becoming private. At least 4 private property and no trespassing signs have appeared on WELLS BEACH in the last 2 years.
The Town manager has told me, he and the town are not the arbitrators of what is private and what is public on Wells Beach. If these signs are not addressed with soon Wells beach will be like Moody a (private) beach except for the 20 foot right of way. I have been accosted by owners while walking on the Beach. I have had the police called on me and other people while working on Wells beach and walking in the harbor during low tide.
The last town manager did remove the signs and informed the sign owners that Wells Beach is a public beach. She has now left and the current town manager WILL NOT DEAL THIS. Once she left all the signs and more were put back up.
Two (2) new signs have just popped up near right of way 14. Pictures were provided to the town manager and he has refused to deal with the problem. I did ask him to put his decision in writing to me and he declined. Slowly more and more digs are appearing and the Town must deal with this issue.
Hey Steve, This is a bummer. Most people are very passive to these types of things and would rather complain rather than do something about it. People across the street from the beach need to join together and take legal action if necessary. Terrible but, sometimes necessary. Sorry to hear this.

Yes, the insurance is more. In some states, the ocean has changed so much that you can't get insurance in flood areas. Currently, $5K - $10K for flood insurance is common.
Good investment? With one major storm , that wasted seawall will be gone.
Yes, that was always my concern when I lived on the beach especially on Crescent Beach in Wells.
You live on the ocean you pay for it so don't complain
