It connects industrial areas of Anekal, E city extensions, kumbalgod(mysore road) , kachohalli(magadi road).. 2. Nice road is plagued with litigations since inception and govt has no control on any development.. 3. the land adjacent to nice road is owned by BMIC and KIADB.. it can be good for industrial hubs and PRR 2 can be suitable for commercial and residential hubs(50k planned layouts) 4. PRR 2 is not a recent idea. its part of RMP(revised master plan) and CMP(comprehensive mobility plan).. even metro is planned according to RMP.. 5. If 2nd airport is finalised at Nelamangala(extending till magadi road) PRR2 with some parts of magadi road till tavarekere will be alternate route to connect airport just like hennur-bagalur road.. 6. Circular rail project also planned parallel to PRR 2 and IRR 7. MAR 10.6km already 90% completed which is part of Kempegowda Layout(NPKL) and will be part of PRR 2 only.. 8. Overall good for job creation around the sub-urbs with good metro connectivity(hosur road yellow line, Banneghatta road pink line, Kanakpura road green line, Mysore road challaghatta station, Magadi Road phase 3 silver line kadabagere cross) and peaceful reasidential away from city hustle.. 9. Affordable sites with planned infastructure as compared to north(hebbal airport) and east bangalore(Whitefield) where city infra is unplanned and messed up..
