My ex and I bought a Gatlinburg cabin. In 2008 at the top. Yup. We lost our shirts :(. Looking back I had a bad feeling the day we closed and told him we shouldn't do it. I was too busy with babies at home to press him on it and he closed anyway. Ugh.
I think it was in the same neighborhood, 3level with gorgeous view. It was before the vacay apps. We played a vacay rental company to manage it. But right after we bought it the bubble burst, people STOPPED vacationing in Gatlinburg (and in general). The value of the house dropoed. We were stuck taking a second mortgage on our primary home to maintain the cabin. I was a stay at home mom. We eventually short saled. Then the divorve. That was 14 years ago and I'm still trying to catch up finsncially. Kids are almost grown and I'm hustling. Working toward passive income, already have semi passive income. I don't know if ill ever dive into real estate again. I'm so scorned. We will see. 🤷
Can you make a video about building a house on land from scratch, investment property home renovations, and what a good inspector does that makes them worth their weight in gold?
@@johnnymmartinez my friend I have 5 acres off 398exit in Knoxville Tennessee. I did the planning process and got approved for 23 tiny homes. $36k civil work, $320k KUB. Let me know if you are interested 👍
there's lots of money to sink into it. it could take a while before you see any profit. you'll have to get your feet wet and get an understanding. that place is empty. those beds are not free. what are the furniture costs? heating a place that big and open floor to roof ceiling will cost at least $100 a day in heating if not more. plus you have electric/water/sewer/insurance/internet/security services/realty taxes. and if you've never fixed a thing in your life, that will add up. appliances are not as good quality these days as they were before, so you are looking at replacing them more often. and you have to have good talent working for you. who will fix the boiler and the pipes when they burst in the winter? who will clean the place without cleaning it and you out? who will do the landscaping?
