It's also a way to get a direct email address and you can put a monthly local events calendar on there so people can see what's going on while they are staying or plan a stay around those events. It's like feeling guilty for buying a car to be used as a taxi. inventory issues are solved when governments don't regulate and tax the industry into the ground. If you vote left, you are making the problem worse. the real restriction on the inventory level is not investors, its governments.

What is this I hear about the new 90 day rule for AirBNB? I heard in most places now you can't rent your place out over 90 days in a year? Does that count for Yurts & RV's ?
Great video. One point on photography is that if your place actually looks like a turd, a nice photo will just make it look like a nicer turd. You still need to think in your mind about going a little overboard on some aspect of the design/building and have an idea in your head of what will lure people in. Also - if the photos are great but when your guests arrive it's not that great, that already creates a negative experience, so it's important to balance reality vs just a little bit of enhancement. I've gotten screwed by Myspace too many damn times.

1 Nighters? quick question, whats yall strategy on 1 night stays? or do yall avoid them? im noticing when i do 2 night minimums, tend have a more difficult time renting it out at 80% rate than when we used to offer 1 nighters. Its more around the 60% rate now. Also factoring in the wear and tear on the house and furniture with such a high traffic turnaround when offering 1 night stays. Not to mention the potential “party”. What yall think about 1 nighters?
Min two night stays. Just think what you usually yourself rent a place/roo. For a night. Here in India a lot of couples and people look for a space for a night thrash it and leave. Guilty I’ve been on the other side I usually don’t trash much but like the basics like having sex getting take out alcohol cigs these are all things that are plenty present. I just don’t find the one night to be rewarding enough in terms of effort be it cleaning or payout
Great tips guys! On a side note about your gnats, We have a property in the woods of central Minnesota that gets allot of mosquitoes. Do you recommend spraying the property for them or just letting the nature be part of the experience? I am reluctant to spray as it will also kill some of the good and enjoyable insects. By the way its 80 acres of wilderness.

It's literally insane how little people care about photography for their listings. The next crazy thing is how little people are willing to spend when they do. As a photographer I'd love to give hosts amazing interior/architectural level images...but that's not gonna happen for $150. You might as well take a dump on the front step of your listing before your first guest. Maybe I should get into this str marketing game...
hmm, but if someone is coming to your region and going to a new trendy restaurant in your suburb, then I think having the suburb/location in the listing title has value.
