So, I would focus on that direction. Also, I really like Grand Canyon area personally, but there is a lot of competition in that area, but the land is still pretty cheap. I wonder how do you manage cleaning/maintaining in such a remote locations, miles from the local towns?
Also something to note for buying land: In my real estate licensing classes > It was mentioned that land typically sells for 50% to even 80% less of what it's listed for! NEGOTIATE and find an agent that's familiar with land purchases!
I'm a practicing realtor in VA I specialize in rural property, land, recreation and investment. land sells for whatever someone wants to pay.. and most realtors carefully consider listing price on land. sometimes good land goes for even more than asking. It is up to buyer to determine the value to THEM, personally. If you are clever and observant you can find good land that is being neglected, or has value that the seller does not see. and, bring your own value to the land
I did house sitting for years. Just took care of the place and the few animals. Mainly dogs and chickens. At that time, I would of taken a deal for free living and maintaining other campsites in a heart beat. As a disabled vet, my options have been limited. But now being in a better place probably will do this starting next year.

I bought land that is in between two towns cash, it has a lot of underground water and I will be using solar. For now I will make it a tropical garden for venues and day visits, and put a pool on it later. So for now I am looking at a creative wall that will enhance that tropical feel and then drill the borehole.

I am curious about this as well! In our business we will live very close by and do all the laundry ourselves with multiples of bedding, towels, etc. but eventually we would want to expand to managing from afar. I wonder if he could have a service and if they could access the property... Let me know if you have any ideas!
Most of his properties are automated because he has properties all over the country. In one of his videos or maybe multiple of his videos he lists the different services he uses to service his property; cleaning, laundry and property Management.
I took a year off from my glamping business in 2022 after my tents were destroyed in a wind gust. I moved my tents to my woods for added protection. I decided not to offer the entire glamping package as it is more work than I want to do. My tents are plain Jane coleman 14 x 10 and 10 x10. My plan for 2023 is to offer bunk beds. Most of my tent rentals are for groups of 6-15 people. I can rent 2-4 tents instead of one. Pricing will be the same per tent as glamping, $100.00 per night, with much less cleanup.

How off grid is your yurt? What utilities does it have? My guess is that it has electricity since you're able to power the lights. Where do guests use the restroom? How was the process of setting that up?
Rob, love your videos man, I have found them incredibly inspiring. Your honesty and transparency is what keeps me subscribed and looking forward to each new post. The only thing I have to add to the conversation is that a great financing option for folks buying raw land is Ag Banks/Farm Credit. I was downright depressed over the financing options I was getting from traditional banks and even credit unions. For me and my budget, these short term 3-5 yr loans with 10 yr amortizations and balloon payments were unthinkable. Working with my Ag Bank has been a great experience. I ended up with options that I could chose from, long term loans with reasonable interest options of 4-6% and the usual 20% down. I have good credit but high debt to income ratio and very little cash in hand. Cant recommend Ag Banks enough tbh, they were my savior.
@@dannycampisi1919 I can’t recall the land size requirement for my Ag Bank loan, but the property I got was just five acres so the threshold is low. Because their charter is targeted on rural growth and development, the land also had to be outside the boundaries of the city. I can also roll the land loan into a construction loan with my AgBank as long as I keep the same 80/20 LTV. And as the years pass by and the land increases in value, the amount of cash I need to put up to reach that 20% down payment goes down because the equity in the land contributes to that 20%.
If you are wanting flushing toilets, then you will have to design and install a septic system. This is what we are in the process of getting designed currently on our project.
Thanks for all your videos @Robuilt. They've really helped me out. We found 8.5 acres of unrestricted land in Middle TN. About to launch our first site, Highwater Glamping. It's about an hour West of Nashville near Kentucky Lake. We went with a dome, with off grid power but wanted a real toilet, etc. so we had septic installed. Quite the endeavor for our first glamping site! Even had a basketball hoop put in and a 20x20 court :) Hoping the hard work pays off soon!
This is where I am in my journey. I need to find land that is super cheap but accessible and that you can actually put tents on. In a lot of places, I am running into you have to talk to the planning commission and submit drawings of what you want to build and it may not get approved so before buying the land I want to talk to them first. I really like Yucca Valley but I thought I read somewhere that glamping and rvs are illegal now.

Your videos are awesome Rob! I am looking at starting something in the upper peninsula of Michigan by buying some land with a trailer on it. It has the utilities already hooked up. I need to determine if I am going to rehab the trailer and add a yurt or just get the trailer up and running for the use of the toilet and shower as part of the yurt experience. I'm hoping to put two yurts up on the property since it's about .75 of an acre.

For topic suggestions, could you give more detail about off-grid facilities, like showers, composting toilets, etc. Just wondering some specifics on how those get cleaned out between guests, etc.
i found a perfect spot. but even though it’s a flood zone x, the land gets a little muddy. is there a way to combat this? of course a foundation if it’ll hold in the mud. another thing is the soil type is corrosive to concrete & uncoated steel. so i’m contemplating if i should go in on this foreclosure property. It’d be worth it if i could glamp it out while repairing the 70k home.
2 other options to purchasing the land with no money that were not mentioned. 1. Seller carry the financing. Owners who have owned for decades, paying taxes every year, clearing the brush, etc, might be more willing to opt for monthly payment rather than getting a big taxable chunk at one time. 2. A joint venture partner who will put up the down payment (or full price) for a portion of the monthly income. You would be surprised at how many vacant lots are actually sold with creative financing since getting tradition financing on vacant lots is relatively difficult.

Setting up off grid on property you buy, but no one lives there, seems like your solar panels, etc. will be stolen. So, setting up on the property where you live sounds better BUT what do you do about liablilty insurance? Taxes? Better check your mortgage for restrictions, too.

@abeyant Hero we have done it at our cabin and it's fairly simple once you get familiar with what's out there. A bunch of options. We have a compost toilet, solar, water tank storage with solar pump, propane cooktop stove and propane fridge and heat it with a woodstove in the winter. Look us up @camp_ervay

@@EmaychgeeTV sure, I currently have a setup by goal zero yeti 400 and 500x both with a 100watt panel each to keep them topped off. Then I have a renogy system with another 100 watt panel and a solar charger with a small 18amp hour batter to run a shurflo (rv style) water pump. I store water in a 275 gallon IBC tote (find them on Craigslist or marketplace for $100) all plumbed with pex.

This is great content. I actually am a wholesaler (an investor who assigns houses to cash buyers) who is just starting out. I live a little over an hour away from Gatlinburg in Chuckey, TN. I have come across a lead that I'm interested in--it's vacant land in Gatlinburg that used to have a house on it that burned down. I'm going to see if the seller would do seller financing on it, then I could purchase a tiny home with cash to put on it as a short-term rental. I was curious if Gatlinburg even allowed for tiny homes when I stumbled on your videos...Thank you for sharing your experiences!

We've got a 16 acre wooded property with a creek and 200 foot cliffs known as the 'Hell' here in Ulster County NY. There are no roads to the land but it borders the property our home is on so people would have to park in our driveway and hike to the campsite. We also have a pool we'd be willing to let people use. Would this be a good site for Glamping?
We think it could work! How difficult would the hike be to the actual site? You would have to keep in mind they will have luggage. Because they have to hike to the site, it would eliminate guests who wouldn't be up for that. But, we think you could specifically cater to the avid hikers or outdoor enthusiasts who would love this. And you could make it all a part of the experience. If you have a view then it could be a killer spot! We were considering a piece of land that sounds very similar and we were going to lend out an atv or something similar that the guests could use on the property. That could be a little more complicated that way but we are always brainstorming! We hope that helps.

Loved the video. You've hit on so many of the exact things we're doing at Camp Ervay. There is one misreprentstion in your video about using existing house utilities- that will not fly especially with septic systems which are sized based on occupants and electric service would also get stressed if doing more than one or two units. We are on par to do very well with our off grid cabin this year. We opened it in October of 2020 and it's been full ever since!

Hey there, I know it's been awhile since you commented but were you able to make any progress? To answer your questions, you will want to review your local planning and zoning codes to see what's allowed with specific zoning. If you are looking at purchasing a house, the zoning of land the house is on can become very important if you are looking to develop it further! Good luck on your project!
I bought almost 300 acres near West Plains Missouri. We live here off grid and I'm looking for an income stream to help pay off this land. I was looking into rental cabins and now looking more toward the glamping idea. Within an hour drive are many rivers that are very popular for floating and trout fishing. The concern is that it is fairly remote, dirt roads, often very rough roads. I see tiny home rentals around this area that don't seem to do very well. Could you give me your thoughts?
Do you find you can get the permitting needed for the land hack method? It seems it might be harder to get as homes in residential areas probably have stricter rules around that use?
This would be part of your due diligence before purchasing land, you need to determine what zoning, if any in your area, allows for the use that you are looking to do! Good luck with your project, where are you looking?
I own land, building a tiny on it and I'm only allowed to stay in the tiny on the land while I'm building my main house ie, building permit filed for a permanent structure and a special use permit.

Lake Anna, Virginia is in between DC, Richmond, Fredericksburg... Lake, "small" town and close to historical cities.

i found a perfect spot. but even though it’s a flood zone x, the land gets a little muddy. is there a way to combat this? of course a foundation if it’ll hold in the mud. another thing is the soil type is corrosive to concrete & uncoated steel. so i’m contemplating if i should go in on this foreclosure property. It’d be worth it if i could glamp it out while repairing the 70k home.

2 other options to purchasing the land with no money that were not mentioned. 1. Seller carry the financing. Owners who have owned for decades, paying taxes every year, clearing the brush, etc, might be more willing to opt for monthly payment rather than getting a big taxable chunk at one time.
2. A joint venture partner who will put up the down payment (or full price) for a portion of the monthly income.
You would be surprised at how many vacant lots are actually sold with creative financing since getting tradition financing on vacant lots is relatively difficult.

Setting up off grid on property you buy, but no one lives there, seems like your solar panels, etc. will be stolen. So, setting up on the property where you live sounds better BUT what do you do about liablilty insurance? Taxes? Better check your mortgage for restrictions, too.
What kind of permits would you need for 1 tent on land with a house?

@abeyant Hero we have done it at our cabin and it's fairly simple once you get familiar with what's out there. A bunch of options. We have a compost toilet, solar, water tank storage with solar pump, propane cooktop stove and propane fridge and heat it with a woodstove in the winter. Look us up @camp_ervay

@@EmaychgeeTV sure, I currently have a setup by goal zero yeti 400 and 500x both with a 100watt panel each to keep them topped off. Then I have a renogy system with another 100 watt panel and a solar charger with a small 18amp hour batter to run a shurflo (rv style) water pump. I store water in a 275 gallon IBC tote (find them on Craigslist or marketplace for $100) all plumbed with pex.

Rob! Great video as always. Wondering what your thoughts are on owner financed land. While browsing around online. It seems like a lot of people offer their own financing, to make land buying easier.
I love that route! Especially because it can get you into a land deal for not a lot of money down. Seller financing is awesome if you can make it happen!
This is great content. I actually am a wholesaler (an investor who assigns houses to cash buyers) who is just starting out. I live a little over an hour away from Gatlinburg in Chuckey, TN. I have come across a lead that I'm interested in--it's vacant land in Gatlinburg that used to have a house on it that burned down. I'm going to see if the seller would do seller financing on it, then I could purchase a tiny home with cash to put on it as a short-term rental. I was curious if Gatlinburg even allowed for tiny homes when I stumbled on your videos...Thank you for sharing your experiences!

We've got a 16 acre wooded property with a creek and 200 foot cliffs known as the 'Hell' here in Ulster County NY. There are no roads to the land but it borders the property our home is on so people would have to park in our driveway and hike to the campsite. We also have a pool we'd be willing to let people use. Would this be a good site for Glamping?
We think it could work! How difficult would the hike be to the actual site? You would have to keep in mind they will have luggage. Because they have to hike to the site, it would eliminate guests who wouldn't be up for that. But, we think you could specifically cater to the avid hikers or outdoor enthusiasts who would love this. And you could make it all a part of the experience. If you have a view then it could be a killer spot! We were considering a piece of land that sounds very similar and we were going to lend out an atv or something similar that the guests could use on the property. That could be a little more complicated that way but we are always brainstorming! We hope that helps.
@@buildfixflip The hike isn't hard but there aren't any views because it is all forest. There are interesting rock formations and the creek is beautiful. Also everything for the campsite would have to be carried as there are no roads. Thanks for your reply!

Loved the video. You've hit on so many of the exact things we're doing at Camp Ervay. There is one misreprentstion in your video about using existing house utilities- that will not fly especially with septic systems which are sized based on occupants and electric service would also get stressed if doing more than one or two units. We are on par to do very well with our off grid cabin this year. We opened it in October of 2020 and it's been full ever since!

I am debating about where to make my next move (which state seems like a better investment), as I got unemployed back in October (still looking for a job and feel quite miserable) then I don't really attach to this state or my condo (which I am planning to sell) I am planning to dive in fully into that.
Hey there, I know it's been awhile since you commented but were you able to make any progress? To answer your questions, you will want to review your local planning and zoning codes to see what's allowed with specific zoning. If you are looking at purchasing a house, the zoning of land the house is on can become very important if you are looking to develop it further! Good luck on your project!

I bought almost 300 acres near West Plains Missouri. We live here off grid and I'm looking for an income stream to help pay off this land. I was looking into rental cabins and now looking more toward the glamping idea. Within an hour drive are many rivers that are very popular for floating and trout fishing.
The concern is that it is fairly remote, dirt roads, often very rough roads. I see tiny home rentals around this area that don't seem to do very well.
Could you give me your thoughts?

Do you find you can get the permitting needed for the land hack method? It seems it might be harder to get as homes in residential areas probably have stricter rules around that use?
This would be part of your due diligence before purchasing land, you need to determine what zoning, if any in your area, allows for the use that you are looking to do! Good luck with your project, where are you looking?
This is the biggest dilemma with most temporary dwellings. Tiny houses on wheels, on foundations etc.
I own land, building a tiny on it and I'm only allowed to stay in the tiny on the land while I'm building my main house ie, building permit filed for a permanent structure and a special use permit.
What about liability/insurance for the heating methods you mentioned. Higher liability? Thank you for all the info.

You should either review the local codes in your area or call your local planning and zoning department to see what you can do. Where are you located?
The land can be an issue. I have 32 acres and because of the land banks wont finance. The cut off is 10 acres. Im in MA.
