There is a ranch north of the town I live in in western Kansas that does this. Better than any of the area lakes, and includes various services like a free bundle of firewood, unlimited firewood for a fee, burger meals prepped, guided tours of the ranch, etc. If you're along I-70 through Kansas, C2T Ranch is worth the visit.
You have seen the light. I have people buying land from me that are doing EXACTLY what you propose here. And when they are "done" with it (not sure why they would be), there are numerous exit strategies. Great video!
Great idea Cody! This should inspire more than a few to take the leap. No worries about people trashing your rental homes or noise problems that I can see if you buy the right property. One possible problem might be squatters that rent for a few nights and then decide to stay without benefit of payment. Ever encountered that?
Would probably get some beefy guys to set up camp where the would be squatters were loitering. They wouldn't have much choice to either leave or get Sheriff called out on them. Whether campsites listed on Airbnb or hipsters, there are binding contracts for specific timeframes. Any overstay without pay would be enforceable breech of contract, I believe. Squatter's rights need specific actions to be performed first, such as paying for utilities in their name. Raw land no utilities or amenities. It would be easy to give over a campsite to an RV living couple to host the plots easy enough, with just a small tradeoff for governing and clean up responsibilities.

But just buying the land and making it a camping site without building A Frame cabins or bringing in containers? That's a genius move that takes my ideea to the next level.
We bought about 4 hectares of land that was not tillable and is hilly. They sold it dirt cheap because the owners didn’t know what to do with it. We turned it into a campground and has the best overlooking view of the Siquijor Bay

Most of these campsites are illegal and not permitted. Especially Joshua Tree, CA area. Lots of unpermitted short term rentals making thousands a month until they get a fine and a cease and desist order
What a good idea. I live in New Zealand, camping is HUGE here both by locals and tourists. It'll be tricky finding some affordable land but I need to look into this.

Make sure you do this all legally! Property owners become liable once they have people camping on their land and campers can sue if nothing is permitted and they get hurt. Also, anyone can call code enforcement and have this shut down and feed will need to be paid. There’s many things to think about ! Love how all these RUclipsrs make everything seem so “easy” Lolol check with your local jurisdictions for their regulations. A neighbor or anyone can rat you out and have you shut down so ensure everything is done correctly to protect yourself
@@joebotz1243 well idk all counties but my county you need a business license to have a business of people camping on your property. If you have diy built structures (bathroom facilities, cabins, pools, etc,) that don’t have permits and someone gets hurt or drowns you can get into a lot of trouble.
Agreed, also you may want to check with your HOA. My land in New mexico is rural residential and if you want to rent it out it is best to have a house on it that you can air b and b and then put tents around it for an extra fee. The idea is that's the property is already a permitted functioning home.
Added Bonus: Add "Llama walking" to your campground and it will stand out if others decide to make camp grounds in your area. There is a place near us that does the same thing and they get Scheduled F Deductions.

Thank you for dissuading folks from making more dirt bag camps in JT. If you tried to do this legally, you'd need a CUP from the County of San Bernardino, which you won't get. At one point, the place was littered with these dirt bag camps. They were just like the pot grows, showing up everywhere.The locals hated it. Now they're mostly shut down.

Why Pay to camp near Zion? Utilize Utah State trust land and camp for free up to 15 days in any month even with a large RV. Also BLM land is free to camp on as well for 2 weeks out of the month. This business model is a good idea for people who don't know anything about free camping.
We had a neighbor that did this. We had multiple fires come from there and we’re lucky that we didn’t lose our Barnes and our home. It’s great for the person making the money. They don’t give a damn about the people that live nearby and what happens to them.
Generally the type of people your looking for are eco friendly So you put up a few tiny houses with composting toilets, this waste is then put in the ground and covered or used to amend the soil but its not used to grow plants in for 10 years and it has to be cked for bad microbs.

I grew up by Zions National Park and remember the days when we were able to just drive into the park and camp in the campgrounds for basically nothing. That plot of land you're talking about is what locals called Little Zions and we used to have local Rainbow Gatherings there. This was in the 1990's.

Land where nobody is interested in being is cheap... But you'll never get any campers. Land where everyone is interested, is expensive... And your monthly costs could easily surpass the income of the property. Not to mention you'll need to hire people to take care of the camp ground for at least 12ish hours a day. Someone "Just checking in once in a while" is more of a home rental thing.

Like anything else realestate, it's always about location,location,location. If you are 5 miles from the trailhead/stream/attraction you will get fewer campers. that lot will cost 10k. Get closer in, and you are at 100k.

I got 3 acres in the mountains of NC, our goal is 2 cabins and 2 glamping sites. Built the first tent deck last year, building the first cabin next year. Got land for $15k, taxes are $100 year. I have put about $2k into it so far but already rented the camp site deck with absolutely nothing but the deck and an outhouse. Next year we will have one cabin and one glamping site done and ready to rent out and I will have my mountain neighbor handle the property maintenance for me. It can work and it is not that hard to do.

There is a ranch north of the town I live in in western Kansas that does this. Better than any of the area lakes, and includes various services like a free bundle of firewood, unlimited firewood for a fee, burger meals prepped, guided tours of the ranch, etc. If you're along I-70 through Kansas, C2T Ranch is worth the visit.
You have seen the light. I have people buying land from me that are doing EXACTLY what you propose here. And when they are "done" with it (not sure why they would be), there are numerous exit strategies. Great video!

Great idea Cody! This should inspire more than a few to take the leap. No worries about people trashing your rental homes or noise problems that I can see if you buy the right property. One possible problem might be squatters that rent for a few nights and then decide to stay without benefit of payment. Ever encountered that?

Would probably get some beefy guys to set up camp where the would be squatters were loitering. They wouldn't have much choice to either leave or get Sheriff called out on them. Whether campsites listed on Airbnb or hipsters, there are binding contracts for specific timeframes. Any overstay without pay would be enforceable breech of contract, I believe. Squatter's rights need specific actions to be performed first, such as paying for utilities in their name. Raw land no utilities or amenities. It would be easy to give over a campsite to an RV living couple to host the plots easy enough, with just a small tradeoff for governing and clean up responsibilities.

Thank you for this! We recently got land for this purpose and it is a huge learning curve to get going. In the meantime we are enjoying it with family and friends. Some great ideas in here for sure. Also it IS a lot of work depending on how much needs to be done on the land to make it and keep it hospitable. Getting folks out into nature…priceless.

But just buying the land and making it a camping site without building A Frame cabins or bringing in containers? That's a genius move that takes my ideea to the next level.
We bought about 4 hectares of land that was not tillable and is hilly. They sold it dirt cheap because the owners didn’t know what to do with it. We turned it into a campground and has the best overlooking view of the Siquijor Bay

I buy at a discount, keep some, sell others and sometimes seller finance to create cashflow. Do it a couple dozen times a year and it’s a nice income stream and creates some good pops of cash.

Most of these campsites are illegal and not permitted.

As someone who was camping a lot during the recession, people stopped going camping then. Parks went from full in 06 to empty or half full in 09.

Make sure you do this all legally! Property owners become liable once they have people camping on their land and campers can sue if nothing is permitted and they get hurt. Also, anyone can call code enforcement and have this shut down and feed will need to be paid. There’s many things to think about ! Love how all these RUclipsrs make everything seem so “easy” Lolol check with your local jurisdictions for their regulations. A neighbor or anyone can rat you out and have you shut down so ensure everything is done correctly to protect yourself

@@joebotz1243 well idk all counties but my county you need a business license to have a business of people camping on your property. If you have diy built structures (bathroom facilities, cabins, pools, etc,) that don’t have permits and someone gets hurt or drowns you can get into a lot of trouble.
Agreed, also you may want to check with your HOA. My land in New mexico is rural residential and if you want to rent it out it is best to have a house on it that you can air b and b and then put tents around it for an extra fee. The idea is that's the property is already a permitted functioning home.

Posting information like this is going to drive up land prices in these areas, in fact it has started already I’m a Utah resident. Also what used to be nice and quiet in the sanrafael swell is crawling with people I don’t even like my own backyard anymore. People everywhere!!! And what used to be free camping is now improved fee areas. Luckily I still know some places where all the tourists don’t go, yet 😞

Thank you for dissuading folks from making more dirt bag camps in JT. If you tried to do this legally, you'd need a CUP from the County of San Bernardino, which you won't get. At one point, the place was littered with these dirt bag camps. They were just like the pot grows, showing up everywhere.The locals hated it. Now they're mostly shut down.

You need water, a septic tank, and access to electricity. I suggest buying an old, run down house and that would supply those three things.
Why Pay to camp near Zion? Utilize Utah State trust land and camp for free up to 15 days in any month even with a large RV. Also BLM land is free to camp on as well for 2 weeks out of the month. This business model is a good idea for people who don't know anything about free camping.

So you put up a few tiny houses with composting toilets, this waste is then put in the ground and covered or used to amend the soil but its not used to grow plants in for 10 years and it has to be cked for bad microbs.
Have wanted to do this for a while but due to rules and regulations its not always as easy as just buying tbe land and putting up tbe welcome sign. Damn bureaucracy makes everything 1000% more difficult than it needs to be.

I grew up by Zions National Park and remember the days when we were able to just drive into the park and camp in the campgrounds for basically nothing. That plot of land you're talking about is what locals called Little Zions and we used to have local Rainbow Gatherings there. This was in the 1990's.

Land where everyone is interested, is expensive... And your monthly costs could easily surpass the income of the property.
Not to mention you'll need to hire people to take care of the camp ground for at least 12ish hours a day. Someone "Just checking in once in a while" is more of a home rental thing.

I think you need to redo those numbers considering camping is seasonal. In Zion for example it’s 20 to 30 lows at night during the winter so really it’s a summertime into fall operation.
I could understand getting like 40 a night. but 150 a night is for luxury campsites with hook ups, bathrooms facilities and amenities.

Like anything else realestate, it's always about location,location,location. If you are 5 miles from the trailhead/stream/attraction you will get fewer campers. that lot will cost 10k. Get closer in, and you are at 100k.
