By my calculations, your monthly mortgage payment on the L.A. home ($624K purchase price, $18500 down, FHA @ 3.5%) would be approximately $3,255.00, which is fairly hefty...and doesn't include any other monthly expenses. if you used all the money you had to get into it, how you were making your monthly nut? Were you both working other full time jobs? Just want to understand the whole picture. Thanks in advance...

Thank you for being honest with us how you were able to get the money to do what you did. I currently am procrastinating on moving forward buying more real estate to do glamping or a house. I current own my home. We bought a house for 10k and did a complete rehab and no mortgage or rent for five years. I was going to sell it but decided not too. I think taking the money out of the house to buy something else would be good.
My husband and I are just beginning this journey too! Thanks for the inspiration to just start and that its never too late. We too are 29 and 31 years old and have big dreams to be full time real-estate investors mostly with Airbnbs as well. You inspire me that it is possible. I am looking to buy my first investment property but have been feeling overwhelmed by the numbers. I don't know how you were able to get such amazing rates, guess those were different times! We are looking at putting down more for the down payment/closing than the home we live in currently cost us and I just don't see how we can save up enough. I don't want interest to eat my lunch if I do a heloc and then have to turn around and pay 7% interest on the home loan. Watching these is encouraging because I have drive galore and savings ....just not beach front down payment money level.

We started with $17,800, have had gross revenues of about $300K on that and are under contract on a $525k Gatlinburg cabin with around $100k in reserve. RE is a powerful wealth building tool! The $1,000,000 is a compelling number from a portfolio perspective, but what would be even more compelling would be the realization of the actual after costs monthly income and how it enabled you to quit your full-time job and just do the real estate investing.
