Awesome! I lucked out and bought a one bedroom STR in Gatlinburg for 100k before the boom. This year I'm looking at grossing 40k. I self manage four and a half hours away, sometimes it can get stressful. But if you have the right cleaners and handyman you can do it.

How did you do a 59,000 down payment (a 10% down) if you own other properties? Any lender for my second property has said I need to go 20% or 25 if I want a bit lower rate. But 10% is never an option.

I think it's all about getting boots on the ground that you can rely on to help you run your short-term rental. That means having a solid cleaning service, handyman, contractor, landscaper and pest control service. These five vendors are ultimately how my rentals function like a well-oiled machine. I’ve been in the Gatlinburg area for 10 years and have only seen the area grow.The best area to invest is Chalet Village in Gatlinburg. This area was devastated in the 2016 fire. The mountain offers beautiful views of the surrounding mountains and sunset. This area now has beautiful homes and vocational rentals, check out looking Glass a 4700 sq ft 5 bd cabin and Picture Perfect a 4000 sq ft 5 bd in the area. Best realtor Jasón White, knows areas. Great place to invest for vocational rental.

I don’t know how it’s possible that he only put 60k down. I know houses of that size in that area are selling for anywhere from 500k to a mil. He didn’t say how much was the cost of the house or what his monthly mortgage payments, taxes and insurance were. I think that information would have been helpful.
He could have done some kind of seller financing or an owner occupied loan of like 5% down and lived there for a year before making it an Airbnb. I do wish he talked about that too though.

It they were/are they would be explicit with the exact details needed by the entrepreneurs. Generally speaking, real estate investors who talk in general terms are not as financially successful as they are trying to be by selling their concepts to people do not have long term experience in real estate investment, or they cannot think deeply enough to succeed. There are better ways to invest in and succeed in real estate.
What's the best resources to look at to understand what is an acceptable ROI and what metrics are best to look for with short term rentals. Also should first timers consider buying abroad like in tennessee as I've seen your others or find something local? Thanks!

It's best to talk to your mortgage broker, but there are plenty of loan programs out there that would allow this ranging from a second home loan to vacation home loan. With these programs, you are generally required to stay at your home for several weeks out of the year. But this depends on your specific mortgage broker's underwriting policies. It's going to vary from state to state.
The housing market is pretty good there! My dad bought his home in 2015 at 180,000. We relocated in 2018 and he got his home for 215,000. But we could not deal with the insane amount of tourists and traffic.

I feel the same.... Historical data shows some of these places have jumped 133% in the past year in value. I love the area but I can't find anything that makes sense financially. I found abandoned homes that are uninhabitable going for 200K+ in the Gatlinburg area. Until prices come down, I'm looking elsewhere for property....

I think those high numbers will go down a little bit when everything will be open back for traveling. I have multiple cabins in gsm. I have never seen numbers like right now in last 7 years.
@@referralhelper it was high 80-90% but price per night was much lower. I think a lot of people getting fooled by this high numbers. We never been under lockdown here, when the rest of the country was, so we were very busy during pandemic.

Ive discussed this usage with every single mortgage broker I’ve ever used without any issue 🤷🏽♂️ It’s great to have solid relationships with your lenders, as it opens up your possibilities and loan options.
Gatlinburg has been our go to place to visit since we got married there 22 years ago. We looked at buying in 2014, but as a Canadian it is not as easy. Seeing these #'s, I wish we would have.

Only 10% down required if the house is financed as a "second home". He also negotiated the closing costs down from what I understand so that his total out of pocket at the closing was only 10%.

His "we go into this place for $60k" is terribly misleading. That's to say nothing of setup costs and furnishing that most people will have to do. A far more realistic number for a place like this is $115k.

I've been looking at PCB, after talking to a few folks didn't seem like numbers were comparable. This was for a beach front condo, do you have to go bigger and away from the beach? Would love to talk more if you get a chance.
The questions that arise for me are: 1. How is that place only 2300 square feet? It seems so much bigger. 2. How was that place $590k? unless he's had it for awhile it doesn't seem much of that caliber in the price range is available. 3. How did he buy it with only $60k down? that wouldn't be 20% which is my understanding of a necessity for an investment property. Regardless, good for him. Awesome place and ROI
