    I moved to this area, Maryville TN, from the FL Keys 13 years ago. It stays busy up here. I am currently working on a very unique rental. It's going to be off the chain, I can't wait to get it finished !

    He got a great deal on this property. Prices for cabins in the Gatlinburg / Pigeon Forge area have skyrocketed over the last few years. This same property today could easily fetch $750 - $800K.

    Awesome! I lucked out and bought a one bedroom STR in Gatlinburg for 100k before the boom. This year I'm looking at grossing 40k.
    I self manage four and a half hours away, sometimes it can get stressful. But if you have the right cleaners and handyman you can do it.

      @@Robuilt Thank you so much. Your page has lit a fire! I am going to buy another STR soon and your videos have motivated me, so thanks for that.
      Last year with the park being closed I was shutdown for six weeks, but I had record numbers after that. So yeah around 32k last year, which was down from 2019.
      But with taxes filed this month and people itching to traveling I have had some crazy bookings.

    How did you do a 59,000 down payment (a 10% down) if you own other properties? Any lender for my second property has said I need to go 20% or 25 if I want a bit lower rate. But 10% is never an option.

    Rob I had a Prophet come to my church and prophesy over me about buying land in Tennessee. And I've been considering buying land somewhere and doing a rental property and after watching your Airbnb stuff I shifted to short term rental. And with this video I'm really considering Tennessee. It'll be my first time doing this kind of stuff. Do you have any tips on how to get started. Should I find a bank first or the property I want

      I think it's all about getting boots on the ground that you can rely on to help you run your short-term rental. That means having a solid cleaning service, handyman, contractor, landscaper and pest control service. These five vendors are ultimately how my rentals function like a well-oiled machine. I've got a video that talks about how I self-manage 10 properties from out of state. Check it out, I think it should give you a few useful tips for hopping into the business!

    This is the 2nd time I have ever posted on a video.....the 1st time was a other video of yours. I am purchasing an 1977 AFrame I found near Guntersville lake in Alabama next week because of you.     I’ve been in the Gatlinburg area for 10 years and have only seen the area grow.The best area to invest is Chalet Village in Gatlinburg. This area was devastated in the 2016 fire. The mountain offers beautiful views of the surrounding mountains and sunset. This area now has beautiful homes and vocational rentals, check out looking Glass a 4700 sq ft 5 bd cabin and Picture Perfect a 4000 sq ft 5 bd in the area. Best realtor Jasón White, knows areas. Great place to invest for vocational rental.

    Can we get an update from Tony on how this place has done with bookings in 2022? His update would be very helpful to those looking to put offers on cabins in the area now that there’s a bit of a buyers market in Gatlinburg area with less competition on deals.
    Very curious if this cabin is pulling in similar numbers in 2022.

    I don’t know how it’s possible that he only put 60k down. I know houses of that size in that area are selling for anywhere from 500k to a mil. He didn’t say how much was the cost of the house or what his monthly mortgage payments, taxes and insurance were. I think that information would have been helpful.

      He could have done some kind of seller financing or an owner occupied loan of like 5% down and lived there for a year before making it an Airbnb.
      I do wish he talked about that too though.

      @@jps8810 one important fact to remember is this: real estate "investors" often talk about the business because they are not successful as a complete package. It they were/are they would be explicit with the exact details needed by the entrepreneurs. Generally speaking, real estate investors who talk in general terms are not as financially successful as they are trying to be by selling their concepts to people do not have long term experience in real estate investment, or they cannot think deeply enough to succeed. There are better ways to invest in and succeed in real estate.

      Awesome man, thanks so much for subscribing. It's best to talk to your mortgage broker, but there are plenty of loan programs out there that would allow this ranging from a second home loan to vacation home loan. With these programs, you are generally required to stay at your home for several weeks out of the year. But this depends on your specific mortgage broker's underwriting policies. It's going to vary from state to state.

    The housing market is pretty good there! My dad bought his home in 2015 at 180,000. We relocated in 2018 and he got his home for 215,000. But we could not deal with the insane amount of tourists and traffic.

    There's an investment thing called rent. Where you're investing in a real estate property that is being rented out long-term is there a version of that for short term for these airbnb's

    Game room came be wonderful, but guest seem to aways to break game stuff, please note Airbnb no longer supports host!!! So it’s up to host to fund broken items!! Don’t get mislead by adding amenities makes $ opportunities! FYI: I do this for a living and do very well keeping it simple!

      I feel the same.... Historical data shows some of these places have jumped 133% in the past year in value. I love the area but I can't find anything that makes sense financially. I found abandoned homes that are uninhabitable going for 200K+ in the Gatlinburg area. Until prices come down, I'm looking elsewhere for property....

    How did you get this property by only putting 59k down? I'm hearing you need 20% down on a rental/investment property which at 590k would have required a down payment of 118k. Great video and TIA!

    I think those high numbers will go down a little bit when everything will be open back for traveling. I have multiple cabins in gsm. I have never seen numbers like right now in last 7 years.

      @@referralhelper it was high 80-90% but price per night was much lower. I think a lot of people getting fooled by this high numbers. We never been under lockdown here, when the rest of the country was, so we were very busy during pandemic.

    How did you get a 10% cash to close on a rental property? I was under the assumption 20% was needed for investment properties prepaid plus taxes, insurance and loan fees for closing.

      You can put 10% down on one property in a market if you purchase it as a vacation home.

      @@zackdreamcast as I mentioned in another one of your comments, short-term rentals are a cleared use of a second home property, so long as you occupy the property some portion of the year and truly use it as a second home. Ive discussed this usage with every single mortgage broker I’ve ever used without any issue 🤷🏽‍♂️ It’s great to have solid relationships with your lenders, as it opens up your possibilities and loan options.

    Gatlinburg has been our go to place to visit since we got married there 22 years ago. We looked at buying in 2014, but as a Canadian it is not as easy. Seeing these #'s, I wish we would have.

    GREAT video! Tony mentioned paying $590k for the chalet fully furnished but only had to put $60k into buying it and getting it ready. How was he able to put so little down? What did the financing look like? Also, does he have a third party manage everything for a fee?

      Only 10% down required if the house is financed as a "second home". He also negotiated the closing costs down from what I understand so that his total out of pocket at the closing was only 10%.

      @@KayFabe87 those numbers don't really add up. Just between closing costs and down payment he's already ~$70k. Plus another $20k in the first year. His "we go into this place for $60k" is terribly misleading. That's to say nothing of setup costs and furnishing that most people will have to do. A far more realistic number for a place like this is $115k.

      I've been looking at PCB, after talking to a few folks didn't seem like numbers were comparable. This was for a beach front condo, do you have to go bigger and away from the beach? Would love to talk more if you get a chance.

    The questions that arise for me are:
    1. How is that place only 2300 square feet? It seems so much bigger.
    2. How was that place $590k? unless he's had it for awhile it doesn't seem much of that caliber in the price range is available.
    3. How did he buy it with only $60k down? that wouldn't be 20% which is my understanding of a necessity for an investment property.
    Regardless, good for him. Awesome place and ROI
