Because the relay module and some other sensor needs 5V and the esp can work on 5V. If you use 12V because you may have purchsed 12V relay then the esp would be fried. And if you reduce the voltage to 3.3V then relays won't work. It has to be 5V. If that Big adapter is the problem, then just purchase the 5V AC to DC

Blynk is far better than ESP Rainmaker. ESP Rainmaker responce is slow and there is always lag in actions. Blynk is very fast to responce. This is my experience. One plus point of ESp rainmaker is you can use skills to synchronize with Alexa and Google Asistant and can use voice commands.
