I own a apartment in Santiago and looking to possibly buy something again as I near retirement My wife is Dominican and have been there more then 10 times and love the country very much. To me the homes in La mulata in Sousa are beautiful and it's unbelievable what you get for your money. I watch most of your videos and enjoy them
gated communities i have mixed feelings on lol. i think sometimes they can be a target in certain areas, however with kids there is definitely an appeal. especially for what you can get. and if its more comfortable for you if you plan to be there often or full time i think it’s worth it!
I’m originally from Santiago and my wife is not even Dominican but last year when we went to Jarabacoa, Punta Cana and Miches… we went exclusively to find a property to buy to Airbnb (we actually live here in Miami) and also for my retirement and six years (I’m planning to retire at 55 years of age) my wife and I fell in love with Jarabacoa and bought a preconstruction that should be ready in early 2025. Three bedroom three bathroom condo by La Confluencia. My wife absolutely fell in love with that city and I did as well simply because of the climate. Eventually we also gonna buy something in Las Terrenas but that’s gonna be 5 to 7 years from now. Jarabacoa is growing A lot in the eco-tourism and that just means a lot of greens

Maybe we will invest at first on a unit as rental at cabarete and we will rent when coming down for few months. I am Dominican/American from Santo Domingo. I love the North Coast and Jarabacoa and Constanza. Piece of heaven
Prices have been coming back to reality, it's a Buyer's market! after all the interest in the North Coast sellers got a little inflated. But motivated Sellers are pricing to sell. If it grows much more though, I'm a little concerned about infrastructure keeping up. Cars barely fit on the roads. Street parking will be extremely limited very soon. Power went out twice for short periods of time. I don't really know the dynamics of the pricing that well and whether things are going to continue to climb or come back to reality. It's interesting bc I think americans are only just hearing about this area. One thing that I haven't seen anywhere on the north in the DR is an area with beaches and some sort of harbor or bay for a boat marina. Samana bay doesn't have much for beaches. I didn't get to see playa nueva, romana or anything on the south coast yet.

Honestly, we need a Yelp or Angie list system in the Dominican Republic for developers so potential investors can make an educated decision, i.e., Casa Linda construction issues. You and your husband have the basic infrastructure, so my suggestion, purchase a fixer property, do a renovation, Airbnb for 2 years, sell, and use the profits to build your dream home. Land in your preferred area is already expensive.. My two area choices are Los Corales or Bayahibe, good growth potential, affordable and close to the beach. Best of luck on your property search. AP.
I totally agree about fixer uppers! In most cases you'd spend way more on land acquisition and building new than fixing something up, and plus, here we build with pure cement so structure is usually good.
las terrenas has a new international hospial in the making . i am trying to buy too. i rent year round i live between nyc and santodomingo. be where about 8-10 hotels some so so big thatit will affect trafic. i would say try looking in the coson area. at most 10 mins. away from the center city. hope this helps.
also plug into las terenas chats. most owners are basically saying their rentals has gone down by 30 percent due to anthe aboundance of avail. rentals. punta cana is a great choice if you live for resort life. everything is very expences so come with fat perminant pockets vrs if you want comminity life with less living expences.godd luck.

The prices in Puerto Plata and the LT and Samana area are gauged out of control. It's funny I expected that to happen here. We are having our place built in Las Terrenas. We are also from Santiago and wanted the North coast. We chose Las Terrenas because my wife wanted the mountains and I the ocean. Children are not a factor with us, but we know some couples that have children and have found very good international schools and they just inaugurated a brand new state of the children hospital. I loved Boca Chica it's super close to Santo Domingo airport about 10 minutes away and Airbnb does well there. I stayed at a villa there and loved it I'm considering in getting something there
I would say Puerto Plata is the best place to invest right now. It’s cheaper than Las Terrenas and it has more potential for growth. Not to mention that it also has the largest population of expats which is also growing at a faster rate than Las Terrenas because there are international schools, more housing, stores, clinics, an international airport and the new Ámbar Coast Highway will put Santiago at just a 30 minute drive from Puerto Plata. Not to mention the Taino Bay Port and all the investment that Puerto Plata will receive from the ministry of tourism. Greetings from NYC.🙂✌🏻

There's no a better place to invest than punta cana . The numbers are there 70 % percent of the tourists go there.
Please kindly do it globally so that we in Africa can also buy and invest and own properties. Am from Ghana, love investing in properties.
