But as far as the weather there I love the weather down here we have 2 seasons HOT AND COLD ( cold mostly in the northern area 's of the state) . Venomous snake's not a problem ( we have what you have + and we can throw in Big Alligator's) . And I can live in the middle of nowhere because I drive a truck for a living.
Unfortunately, that was what once small towns and cities in OR, ID, CO and oh yes my Texas said. The places that are wonderful to live WILL grow. The friends I have gorgeous NW AR say they are getting some fantastic families moving in, however.

Even if they are right wing (I am libertarian, not right wing), the influx of money will cause property values to rise and that means all prices will rise. When the local store has to pay more property taxes, they increase their prices. I like money and nice things, but chose simplicity over frivilousness. Migrants from *any* place change the places they move to - even if that isn't their intention. I was pissed when my pansy doughboy neighbor petitoned to get our street paved. Suburbanites insist on making rural areas more suburban and that increases taxes. The elderly insist on having better ambulance services and that cost is spread out to all residents - increasing taxes. Old ladies want a public meeting hall to show art work and to have cultured get-together an other residents with no interest in those activities must help pay the bill.
I'm moving from Houston to Fayetteville in October, super excited. The weather, traffic, public transit, and especially the humidity is absolutely brutal here in comparison. I know it's all relative but from our experience in Fayetteville before deciding to move, we felt it was a better match for our lifestyle.

Traffic is a PRO! I lived in NWA for about 12 years now I'm in Phoenix and the traffic is brutal. 5 lanes bumper to bumper for 4-5 hours a day is the standard rush hour. I long for NWA traffic again even during BB&B!
I live 45 min from Phoenix… moved to a rural area for the exact reason… I dislike traffic and now it got worse. I’m planning on selling my homestead and moving to Arkansas.. hopefully I find my forever home!

I moved from Utah to Branson and to be honest after going to Fayetteville and Springdale I loved it....I'm not impressed with Branson and the traffic is ridiculous due to the tourist...the humidity here is hard on me until of course you get used to it but otherwise we have spectacular weather and I think the weather is great...by the ways my 3 boys and their troop is the only troop in all of America that helped in the Joplin Hurricane clean up that happened a few years back..
Congratulations Elizabeth Rivera, my son was in a Boy Scout Troop that was like that in the 90’s. I am sure sorry more troops and even Girl Scout troops were not there helping.
“Definitely” count = 38. But, seriously, good content. There are a number of realtors out there doing videos that get the information so wrong, I appreciate your accuracy. The only thing I would add is a “con” of a lack of a nearby international/large airport, which means most travelers will have to take at least 2 or 3 hops to get to the Caribbean, Mexico, Canada, or further (Europe/Pacific), which is why XNA is the most expensive regional airport in the US. International airports in Tulsa, Little Rock, or Kansas City are all 2-3 hours away. So, yes, XNA is nice and convenient, but it is not fast, cheap, or easy to go far.
I came to NWA after living in Memphis, TN for over 20 years. The traffic is nothing to complain about. Head to a metro area with over a million people and you will start to have some issues. Good video though!
I live in Texas. Thinking about moving to the NWA area. Especially if I qualify for the incentive. I live in DFW, so your traffic looks like our traffic at 2am lol. We have tons of snakes here. And our sales tax is about the same. Add in high property tax and cost of living... Arkansas looks like a dream.
@@genkiferal7178 From what we've seen, NWA is SUPER cheap in comparison to DFW. Some of the nicest areas in NWA are like Frisco, but NWA has a lower crime rate in most areas. Bella Vista, you can literally buy a nice house on a small mountain for 1/2 the price of a home in Frisco or Plano.

I just happened to find this page and I thought I would go ahead and leave one Note no one mentioned, it could be Pro or Con depending on the person. I moved from Dallas-Fort Worth to Bella Vista a few years ago and The one thing that I am till having culture shock with is the shut down of everything about the time the sun sets!! There is nothing to run and do it place you have to go to because Everything around here closes around 8 p.m.! I mean everything! Restaurants & pretty much everything! Of course that's except for Walmart! Which if your not a huge fan of that place this will be challenging! But Now even Walmart is closed at 11! It's just one thing that's been very hard to get used to! You learn to shop early and plan ahead. It is beautiful here so it depends on how much you want your activities to revolve around the outdoors.
We're just there a few weeks ago checking out places. The traffic was hilarious and nuts. Someone dropped the ball synchronizing lights. I don't see how you could add a lane each way to those streets (Fayetteville and Bentonville main drags) unless there was a lot of eminent domain involved. Very beautiful place but the municipal road infrastructure is abysmal.
Some of the lights are synchronized but everybody drives 10-15 mph or more above the speed limit. They love to race to see who gets to wait at lights the longest 😂
@@grizzladams i think i get what you're saying but the reality remains. The place is growing. What might end up happening is that they might just move the heart of the city somewhere else. That would probably be bad for businesses in the area at the very least.
Hi Mandy, The best place for lake houses depends on what you’re looking for. For example, if you want to be on the main lake here, which is Beaver Lake, then I would suggest areas around Rogers or Lowell. You want to stay on the west side of Beaver lake so that your still close enough to the main areas such as Bentonville and Fayetteville. One issue that some people run into is if you want a boat dock, you have to make sure that there’s already one built on it when you buy. Or if the seller already has a permit to build a dock on the property. The corp of engineers has stopped issuing permits for boat docks on beaver lake. We don’t know if they will ever issue anymore but as of now to preserve wildlife and habitat they’re not allowing anymore boat docks to be built. So you definitely want to make sure that there’s already one there on the house that you buy or there’s already a permit issued for that property. Now on the other side of things, you could look at places like Bella Vista. There’s seven private lakes there and they are smaller however you’re gonna find them to be a little bit cheaper and still be able to build a boat dock there if they don’t already have one. I'm from South Arkansas and many people I went to high school with call NWA home. There's way more to see/do up there. NWA is growing and thriving, while South Arkansas is declining and dying.

After being in Wyoming for almost 2 years now, I think the traditional western attitude is live and let live, private, tough, and a rather blunt manner of communicating. Not that any of these things are necessarily bad, but being born and raised in Texas, I know for a fact that they don't really jive with the more hospitable, polite, and nice demeanor of southern people as a whole. I have 2 5-pound Chihuahuas and a 15 pd Tibetan Spaniel that never got hurt AT ALL, and we lived in the country to the west side of bentonville. Just make sure they get their rabies shot EVERY YEAR that is Very important, and get a really great flea and tick drops. Especially ticks my dogs would ahve tons of ticks, but then again we live ligit in the woods. In a house of course but in the woods. But in the city I never had an issue with ticks that was ONLY when we lived in the heavily wooded/ woods.

Did you know that if you live near horseshoe bend Arkansas you can’t pitch a tent or park your RV on your own property? Unless you have already paid your building permits and are currently building a house . That is horrible.

So, you see, they brought all their rules and regulations and imposed them on anyone who wants to live there. I have lived in NWA for almost 30 years, transplant from So Cal. The sales tax is high, and not much to show for it. Fayetteville has grown by almost 60,000 people since 1991.

I generally agree with everything you said, but would add a con for people moving here from other parts of the country.... Allergies. With 4 distinct seasons and all the beauty of the forested mountains, the deep wooded valleys, and the flowers and the grasslands, etc. ...comes pollen.... a lot of it. It's not as bad as some areas (also in this part of the country) but much worse than the northern climates, the western or eastern part of the US.

Beautiful area... My concern getting up in age is taxes, Healthcare, opportunity for good paying positions. Arkansas in general ranked low in those areas. Great for affordability.

I got bitten by mosquitos more in Michigan than I do in Florida. I also lived in Springfield, MO, for a few years and didn't have much of a problem with them. The boredom in Springfield is worse than the mosquitos.

Yearly taxes $168 for previously. Staple grocerie costs for me Milk 1.78 Bread about $2 Ground beef 80 lean 1 lb almost $6 (organic is cheaper)
I grew up in Missouri and we definitely don’t get as many here, I believe it has something to do with the mountains here. Not sure if you’re referring to the southern part of Arkansas but definitely no alligators here in Northwest Arkansas, it’s to cold here for alligators to live.

The only bears in Arkansas are black bears. (No grizzlies) They’re usually under 100 pounds but you won’t ever see them unless you are deep in the woods. I believe there was a couple smaller Cubs that were spotted in town last year or the year before but not something you ever really deal with here. To my understanding, there’s never been anyone injured by a bear here.
About Arkansas humidity: saw a dog chasing a rabbit last summer...they were both walking.

I'm from South Arkansas and many people I went to high school with call NWA home. There's way more to see/do up there. NWA is growing and thriving, while South Arkansas is declining and dying.

After being in Wyoming for almost 2 years now, I think the traditional western attitude is live and let live, private, tough, and a rather blunt manner of communicating. Not that any of these things are necessarily bad, but being born and raised in Texas, I know for a fact that they don't really jive with the more hospitable, polite, and nice demeanor of southern people as a whole. Just my $.02.

I have 2 5-pound Chihuahuas and a 15 pd Tibetan Spaniel that never got hurt AT ALL, and we lived in the country to the west side of bentonville. Just make sure they get their rabies shot EVERY YEAR that is Very important, and get a really great flea and tick drops. Especially ticks my dogs would ahve tons of ticks, but then again we live ligit in the woods. In a house of course but in the woods. But in the city I never had an issue with ticks that was ONLY when we lived in the heavily wooded/ woods.

In 2016, I moved to a place called Honey Hollow 5 miles west of Westfork Arkansas, where the gravel roads are really gravel roads 😂. I love ARKANSAS……

Did you know that if you live near horseshoe bend Arkansas you can’t pitch a tent or park your RV on your own property? Unless you have already paid your building permits and are currently building a house . That is horrible.
That’s Horseshoe Bend for ya. That little town was started by selling lots at county fairs in Michigan, Wisconsin,Illinois, and Iowa. So, you see, they brought all their rules and regulations and imposed them on anyone who wants to live there. You have a population of northerners who are very clickish and don’t really like people not from a northern state. It’s ok, let them have it, it’s just a shit hole anyway.

I have lived in NWA for almost 30 years, transplant from So Cal. The sales tax is high, and not much to show for it. Fayetteville has grown by almost 60,000 people since 1991.

I generally agree with everything you said, but would add a con for people moving here from other parts of the country.... Allergies. With 4 distinct seasons and all the beauty of the forested mountains, the deep wooded valleys, and the flowers and the grasslands, etc. ...comes pollen.... a lot of it. It's not as bad as some areas (also in this part of the country) but much worse than the northern climates, the western or eastern part of the US.

Beautiful area... My concern getting up in age is taxes, Healthcare, opportunity for good paying positions. Arkansas in general ranked low in those areas. Great for affordability.
Northwest Arkansas has one of thre best job markets in the country currently. The rest of Arkansas doesn’t have near as much opportunity though.

Um I live in Fayetteville and there ARE snakes in the city. Our yard is cut by our landlord so it's kept up. We don't leave stuff lying around outside. We are not allowed to. I have had to have my son relocate SEVERAL snakes in the last 3 years alone.

The only bears in Arkansas are black bears. (No grizzlies)
They’re usually under 100 pounds but you won’t ever see them unless you are deep in the woods.
I believe there was a couple smaller Cubs that were spotted in town last year or the year before but not something you ever really deal with here. To my understanding, there’s never been anyone injured by a bear here.
