Hi Angie, I have a question. I’m planning to retire next year and planning to move out of state after I retire. My issue is, not sure if I should start the pre approval process now or wait until I retire. The reason is, not sure if I would qualify if I tell them I’m buying a house now, but cannot move in until I retire. In addition, if they know I’m going to retire, would they have me go through the process of approval again based on my retirement income? I want to buy now before the interest rate continues to go up, however not sure what to do. Your opinion is greatly appreciated, thank you!

Hi there! It would be best to start the pre-approval now, before you retire. It sounds like your retirement income will be less, which means that your pre-approval amount will then also be less. By getting qualified now, you'll likely have a higher qualification, which means more property options to choose from, and also a lower interest rate, since they're expected to continue rising.
