Great advice regarding asking the neighbours about disputes. Regrettably, once you move in, some neighbours will "take sides". You may find that you're given the cold shoulder because you chat with the one they don't like! Also, checkout the police crime for that area too.
Very good presentation. It's very very useful for the buyers who are going to buy property. If I had heard your presentation, It wouldn't have problems that I came across. Thanks Tony.
I really like this concept of "X Questions to ask when" I'm building a platform around this concept. It will give everyone the power to ask good questions.
Another great video Tony. What do you think about talking to the neighbour BEFORE speaking with the owner? That way you are armed with knowledge and it may show up where they are trying to pull the wool over your eyes. If that pans out, what else are they not telling you? Your thoughts? ;)
Interesting..... I guess I'd worry it would get bacon to the owner that you'd spoken to next door first... however I can't imagine it would make a lot of difference 😊
Hi Tony, thanks for the great video as always. Seems we live in a similar area and I wanted to ask about a local property. £170,000 2 bedroom top floor flat in Bourne Avenue, Bournemouth to be exact (still on sale as time of writing). I was very close to purchasing this to then become a residential landlord, living there and renting out the other room. However the maintenance cost was a whopping £5200 a year, excluding council tax, electricity and gas. Running the figures meant my tennant would just cover these bills and over time, the amount I would spend here would be massive. Just wondering if a video on maintenance/service costs on leaseholds would be a good idea? All the best!!
Hi Tony. I'm looking to buy to live in rather than rent out, and I wanted to thank you for the tips - really useful. Some other questions I ask. Has there been any water ingress? (different from, and in addition to, checking the flood risk website). What is the actual broadband speed? (Never believe rightmove's link - it's total crap :-) ). Would I be able to perform a broadband speed test during the viewing? Are there footpaths, or covenants on the land? Who owns which boundary? Where's the nearest pub?
Hi Tony, thanks for the great content. I just wanted to get an unbiased opinion. I have small rental portfolio but I'm now considering to either buy another property to rent out then rent out a flat to live in or buy a flat and just live in that. What would you personally do?
Also what areas do you think are good for HMOs apart from liverpool for around the 200k mark max? I'm London based but more than happy to travel anywhere in the UK if necessary
Tony, thanks a lot for a great set of questions to keep in mind. Do you by any chance have these typed up as a list? Otherwise will have to watch the video, stop at each question and write it down..
Hello Tony, im finding it hard to get my head around interest only repayments. What options does one have at the end of the interest only payment contract? Will your course also provide further information on this? Thank you.
Thank you for your question A (?) I'd be very happy to talk this all through with you, but it might take a bit of time because if you're unclear on this, we'd probably need to start with some basics first. Can I suggest you consider a 45min Coaching Call? You can book these up via my website for a cost of £147.
Thanks for the question, but if you’re not sure what I mean by “building rapport” it will be difficult to offer up a helpful response in the few words I could offer here. Of course if you’d really like help with this feel free to book a coaching call and I’ll do my best to help.
@@YourFirstFourHouses Thanks. I’ve heard of instances where they delegate out responsibility to management companies but perhaps that’s less of thing these days. Will press the council to see if they have a sinking fund 🤞
Hello Tony, first of all thanks for a great video. QQ have you got a video about monetary questions buyer should be asking, let's say I am a bit confused about ground rent, sometimes it's as low as a couple of hundred pounds a year but sometimes thousands. Thank you.
I advise my sellers not to talk to potential buyers. They might say something that would put the buyer off.The buyer should ask the agent these questions, that’s what the agent is there for.
Man, these questions make me feel uncomfortable. I bought my flat 2 years ago and I'm tired of the area. I asked most of these questions but not all. It's only until I moved in that I saw some of the faults. A few were physical but the rest were administrative. On paper, the management company existed (name, address and agent) but when I got in touch with them, they didn't want to speak with me directly. Long story short, it turns out they've gone bust and sold the flats to the leaseholders. It currently has 955 years lease.
Spot-on! Building rapport with the seller is crucial, starting with understanding their motivations for selling and their timeline.

This is such a great video! If everyone followed this, your purchases will be less expensive, easier and relationships will be formed. Huge thanks 👍
Thanks so much Harry 😃
Some amazing free content on this channel!
Once again thank you.
Thanks Joe 😃

Your videos are full of great information.
Thanks so much 😃
I would feel cheeky asking most of those questions
I can understand that… and of course if you don’t want to ask any of those questions then you really shouldn’t.
Wow, great recommendations.
Thank you!
Thanks Martha 😀
Awesome advice :)
Thanks so much 😊

This video is fantastic! Thank you so much 😊
Thank you so much for watching 😃
Couple of wee nuggets there, thanks.
Thanks so much 😃
Do you typically meet the sellers themselves in England?
It really depends
Been to see a property this morning ... the estate agents knew nothing 😬 very frustrating.
I’m sorry to hear that… but maybe that’s an opportunity to connect directly with the owner and see if you can nail down a deal?
BRAVO! Excellent!
Thank you 😊
Thank you for your advice.
My pleasure 😊
Hi Tony great video thank you for all your advice
Regards. C Barker
Thanks Christopher 😃
Thank-you!
Found an amazing rental, 17 units for 1mil. Gonna try these tips out ;)
I wish you the best of luck with it 😃

Wouldn't buy a flat! Not a good investment
Thank you Tony, good advice as always.

Really helpful thank you!

I really enjoy your content. Do you do mentoring for your young investors?
I offer 45min coaching calls, but they are chargeable I'm afraid. Check out my website if this is something you're interested in 😊

Will a council-owned flat have a management company?
It will probably be the council who manage that block.

Ur vids can be relaxing dude but please dont change like talking so fast n sounding stressed like many youtubers👍

As an agent - you are of course entirely right to advise the sellers in this way.
Do you buy your rental properties inside an LLC?
Excellent content as always balanced and clearly experience based .Many thanks👍🏻🙏🏼🙏🏼
Thank you TD, very much appreciated 😃
I'm an introvert so I can't ask this many nosey cheeky questions :( can't I just buy a house online
Sure
Most estate agents are clueless and won't be able to answer those

It would be a good idea before purchase to have the seller’s tenants sign your own rental lease to months to months lease
