HOAs in Florida can run from near no involvement to a dictatorship. Imagine you getting a phone call at work saying, "someone left a towel on a deck chair on your back porch" or "you had your garage open too long that weekend while you were doing lawnwork." The gated community can charge at extra $100 per month for the security guy on top of your assessment which you can't disute. Plus, if you go gated there will be an extra charge from the police, fire, and ambulance. This is on top of your local tax payment. Also, Some local police charge gated an extra $20 to come to your house per accidental burgular alarm set off, no one time free call. Ask about the local HOA.

Most of the information I'm interested in is already on the online listing such as the age of the house, what's included, does it have ac/heat, is it fenced in, what the property tax is, etc. That being said I am looking for further suggestions before viewing houses today. 👍

Hi! Real estate agent here-- Make sure to put an offer if you really like the house. The market is really hot these days so usually houses don't last for weeks. Often first time home buyers hesitate to make an offer and then regret it, because by then the house has been optioned. Great tips! :)
For sure! That's why we are taking our time. Still a seller's market out here and competing with all cash offers is not feasible for me right now.

I work in the Orange County, Chino, Ontario etc area as a Realtor. I know with buyers, one of the most critical questions in starting out, that a buyer should ask their lender and agent, is: what are the costs? A good agent will give a buyer a 'net sheet' so the buyer has a better understanding of what the true costs of the home purchase will be. for example, the lender will probably ask for an appraisal, buyer pays for that and its around, depending on the home size, location etc 550. Buyers should get a home inspection, that, depending on the size will be around 550, add termite inspection to that or other inspections and a buyers costs increase........see where I'm going with this? Work with an experience or well trained Realtor who can guide you through your purchase
Keep inspecting and the successful buyer will laugh at you. Bought my first house ( 5000 sq ft) with me AS THE ONLY INSPECTOR! I knew the roof was leaking and the house had a lot of problems. House is now worth 1.5 million.

Just read something on reddit that a house in east county San Diego going for 80k over asking (~750k) with 40 other offers. Real estate right now is CRAZY!
