Well, it makes sense since Spider Sense only works when there is an incoming danger. And seeing that Ditkovich had no intention of hurting Peter, of course it didn't work.
One of the reasons I actually like Mr Ditkovitch is because even though Peter doesn’t pay his rent, he never evicts him from the building for it and he even says ‘He is good boy’ meaning that he does care for him a bit.
@Big Head It wasn't seen but, maybe Peter already paid for his rent for his apartment room sometime during the second film where maybe Peter got a reward as Spiderman for saving some lives and was given money for that and Peter gave that money to Mr. Ditkovitch. Then starting at 1:39 must have been a different month for the third film when Peter owed Mr. Ditkovitch rent which is why he called Peter a good boy appreciating that Peter did everything he could to get money ready for paying rent. Plus, he's probably never heard Peter raising his voice and cursing so maybe he felt that Peter wasn't in a good mood at that time and wasn't able to be bothered (when of course it was the symbiote that was controlling Peter).
So Mr. Ditkovich isn't featured on any Spider-man comic and had less than 4 minutes of screentime but still ends up being one of the most memorable side characters of all the Spider-man movies combined? He's a legend.

The fact that he immediately shows concern for Peter even when he just blew up at him out of nowhere like that is really endearing. Say what you want about Mr Ditkovich but he's a good guy. Just another New Yorker doing what he can to survive. And I get the feeling that the reason Peter was never evicted for always being late on rent is because he understands just how hard it is to be poor in New York. That's a damn fine character right there.

He was probably doing that as an offer to waive the rent for the month. Some landlords do that if a tenant is struggling. They'll have them do them a favor in exchange for waiving the rest of the month's rent. Mr Ditkovitch may be harsh and blunt, but he does care about Peter

I think it's more like a gesture for Peter to not worry anymore about that time when Peter yells at Mr. Ditkovich. In Indonesia, we often do that as a joke to calm the person

When he contained his anger, and said that he was a good boy... idk something made me feel so sincere, like he knew that kind of suffering, whether is be drug, women, or financial problems, he's like "man, aight, we've all been there"
Also another small thing to point out that makes him such a good character is that he's actually pretty patient with Peter. While he reminds him about the rent all the time, the only time he actually gets on Peter more is when Peter straight up says "no" (or in this case "Not now"). But otherwise, he seems to like Peter and enjoys his company, which is probably why he doesn't just kick him out.
Mr. Ditkovich and Ursula are two of the rarest types of people you can find in real life. A landlord who doesn't evict the person renting his place even after being yelled at, and a girl who loves to help a guy without expecting something in return.

No matter how hard we work, there will always be something to derail our plans. And it's very, very frustrating. But to live and face the next day head on, even if it's with a frown; that's what being mature is.
The fact that this man hasn't kicked Peter out, worries about him when he is acting strange, and is still a landlord, just makes me love this man even more.

He’s just simply being practical in making sure his tenants make effort to keep up on their payments, granted in a very New Yorker style. New York’s a tough city, but it does have its vibe of tough love. The fact that he doesn’t kick Peter out already says enough. He does care for the kid.

Even after Peter yells at him, Mr. Ditkovich still says “He’s a good boy” meaning that he somewhat cares about Peters general well-being.
"He... is a... good boy, he must be in some kind of trouble" characters like Mr. Ditkovich and JJ suporting and understanding Peter goes to show you how not everyone around him are antagonistic assholes, just New York people.
He cares for his tenants, he just needs to be hard so they can actually keep up with their payments. The fact that Peter is always late on his payments, yet Mr Ditkovich doesn’t evict him shows that.
But the fact that Jameson was willing to make Brock a full-time employee instead of Peter was awful.
As much as we meme on Ditkovich, what a guy he is. Just that “he…is good boy. He must be in some kind of trouble”, always gets me.

He was probably doing that as an offer to waive the rent for the month. Some landlords do that if a tenant is struggling. They'll have them do them a favor in exchange for waiving the rest of the month's rent. Mr Ditkovitch may be harsh and blunt, but he does care about Peter

This was such a great character. Very small, very memorable, and very real. Knowing that he used to be Kraven the Hunter makes it so much cooler.
Also another small thing to point out that makes him such a good character is that he's actually pretty patient with Peter. While he reminds him about the rent all the time, the only time he actually gets on Peter more is when Peter straight up says "no" (or in this case "Not now"). But otherwise, he seems to like Peter and enjoys his company, which is probably why he doesn't just kick him out.
Mr. Ditkovich and Ursula are two of the rarest types of people you can find in real life.
A landlord who doesn't evict the person renting his place even after being yelled at, and a girl who loves to help a guy without expecting something in return.
