Jamie, what is your opinion on Scotland, in particular Glasgow and Edinburgh?
Key indicators in mid areas: Waitrose and Montessori schools (not Starbucks!). Spot these popping up and start investing, especially when housing stock is considered 'vintage', so ripe for gentrification (for good or ill).

What happens in an area like Pudsey, thats the East of Bradford (was a big polluting Mill town) and the West of Leeds
Pudsey had the biggest capital growth in all of Leeds last year!

Is it safer and more reasonable to invest in the inner city when the higher amount of legislative changes mainly affect those type of areas in particular?
Seems to be even more of a risk in my personal view when there seems to be a pattern government and larger organisations slowly pushing PRS out of the cities one house at a time. Same thing is happening in Sheffield.
Safer maybe but it depends on your strategy and the type of property you're after. You'll usually pay a premium in the inner city and normally leasehold which isn't ideal.

Coming from London, we always used to say, "Don't go South of the river." In Manchester the complete opposite is true. South Manchester has always been the leafy well heeled suburbs of the city - with the most expensive areas being Didsbury and Chorlton, with the surrounding areas of Fallowfield and Withington catching up. North Manchester, on the other hand, is Salford and it's clog-dancing, cloth capped, whippet racing surroundings, which is what you refer to as "renters paradise," but to be honest, no one really wants to live in Salford once they've tried it and no matter what they build, "Media City, the relocation of the BBC, the Lowry Centre, etc, etc, etc, it still doesn't experience a high rate of capital gains - as it's either new build, lease-hold apartments, or for the larger part extremely moody dark n dingy streets of red brick houses bordering on slums. North Manchester is one of the only places in the country where you could buy a hosue for £1.00 but you really would be a mug if you did.

I disagree with your statement Salford ( M6, M7, M5) is the greatest place to invest.

Jamie are you still purchasing property under EPC C. A lot of investors I know in Hull are ditching their E rated properties as there isn’t the money in the house to get it up to C. Will the government have to change their ideas on EPC?
Yes I am. It’s not legally required just yet. There will be grants available and a spending cap (which there is already)

Depends on your target tenant and the type of service you'll provide, btl, hmo etc
Interesting however I've heard you should buy property near where you live. If it's in the south east then it's a problem if funds for a deposit is limited
Where did you hear that from? If anything, you should buy where you don't live so you're more likely to be hands off

cant afford london, 25k annual is a bit rough down here. To get property I'll be forced to move up North, not that its a bad thing Kinda want out of this polluted city anyways.

Start Deal packaging mate, £15K won't get you much unless you go to the North east like Darlington area but be careful of bad areas!
Read earlier that there’s supposedly hundreds of thousands likely to default on their mortgages .. will this effect London in such a positive way from property investment perspective ? , it sounds exciting that properties prices could be coming down some in next couple years as this I would of thought would be a slight dip before it undoubtably would return to a higher capital growth

Good for Capital growth
Most of our portfolio is in the Boro...originally all of the industry was river based, hence the Vicorian’s built the terrace houses, then in the 1960 onwards, the Council built the housing estates further out, ...,Thatcher sold them off! Now the are desirable areas, mostly owner occ and PRS.. people like the schools and the Huge Hospitals for employment. We have 8-10% yields and terrific capital growth. But I'm not buying anymore at the mo....government seems determined to vilify us Landlords and tax us out of the market. What will happen to all the tenants then 🤷♀️🤦♀️
