Mate, auction is last place where you could get good price ( for the moment ). I give you example, on 30 of March, at auctionhouse London one property was sold for 225000, plus total refurb. On Rightmove at same house flat for sale for 200000, need SOME update, 2000-3000£ not more. I don’t what is happening at action, maybe auctioneers spray special gas )))) most property’s are overpriced!!!!!
In some cases and I've seen this happen a lot right now because of the inflated houses prices. But even if 100 properties are over priced there will be the one which is a great deal! Keep an eye out!
@@JamieYork Jamie, good video. But regarding auctions - it is not practical to view 100 properties in preparation for an auction, then bid on 100 props hoping that you get lucky on 1 of them. That is completely impractical. At present, there are very few, if any bargain to be had and paying over the asking price is de rigueur. I have stopped making youtube vids for the last month because I have been trying to buy a property and given that people are paying above the asking price, the return on investment is taking a massive hit - halved, in fact. The reason for all this is that there is a huge demand and low supply and while this remains the case, you should expect to pay ever-increasing prices. My next video will address this issue head on and I won't tell people that there are deals to be had, because in April 2021, there aren't many and once a good deal is available, 10s of potential buyers are all over it, which bumps up the price until it is not a good deal.
@@JamieYork yeah I did like it mate. Some of the stuff that you are saying, you have to pay certain individuals thousands of pounds in courses for! I’m looking for a project or something will offer a stable return. Should I look at buy to lets (is that even a good investment after this credit crisis…) or should it be in something else. We do own our property but it’s a fixed rate mortgage over 30 years. Would it be better to put more money in paying off the mortgage? Hi Jamie, I need to know what to to do. My sister inlaw has some money to invest in property. I have a couple of my own. She wants me to find her a property and even share the profit she said. The only thing is that I don' t want to open another limited liability company with her or add my own money into the partnership because I don't want to hit the vat threshold quicker and end up paying tax from my money. How can I help her professionally. As a sourcer, deal packager do I need some form of certification that will make me isolate my personal business accounts from this and hopefully grow this business through supporting other potential clients. depends if they want a cash purchase or not
I have bought some of these properties with mortgages so it can be done but cash purchases will always be better for speed!

At the moment we are looking at investors with £100K+ but in the future we maybe looking at less.

My first investment property was a repossession also.

I need to know what to to do. My sister inlaw has some money to invest in property. I have a couple of my own. She wants me to find her a property and even share the profit she said. The only thing is that I don' t want to open another limited liability company with her or add my own money into the partnership because I don't want to hit the vat threshold quicker and end up paying tax from my money. How can I help her professionally. As a sourcer, deal packager do I need some form of certification that will make me isolate my personal business accounts from this and hopefully grow this business through supporting other potential clients.
