By the way, here is what I found abou the verb you often use: (Christopher Heard put this more elegantly, but here is a cut and paste from Google):- Extrapolate: [verb] to extend the application of (a method or conclusion) to an unknown situation by assuming that existing trends will continue or similar methods will be applicable. "the results cannot be extrapolated to other patient groups" estimate or conclude (something) by extrapolating. "the figures were extrapolated from past trends" MATHEMATICS extend (a graph, curve, or range of values) by inferring unknown values from trends in the known data. "the low-temperature results can be extrapolated to room temperature"
I am a big fan of the software and am currently using it to compare different areas around England to invest in after only investing locally before. Feature request if the publishers are reading - please can you include the population change and net migration statistics by local authority from the ONS, so that I can judge if people are moving in or out of an area.
With regards to the property valuations.. I think what could help as a stop-gap, is if on that particular page, you, yourself could exclude certain properties after they have been loaded onto there after you've researched them or noticed a massive outlier in the data, thereby updating the other calculations whilst excluding them.
The research section looks great, particularly the development and regeneration info. Imagine trawling through individual councils' development plans. The browser plug in looks great too.

I’m 25 years in the property business and data is definitely the way forward, but it has to be put together by you, because it’s your money at risk. Don’t invest in property unless you understand how you are going to profit. That is the same in any industry. There is never a shortcut! If you are relying on someone else to show you how it’s done it’s likely you are already at risk. Data businesses are generally selling on the back so be weary. I hate to sound negative because I actually like a lot of what Jamie says. Do your own data homework, and don’t believe everything online 👍

At some point on your journey, through your research, you will have started to understand the data and realised where business margins are, and you follow that path. No one delivered that data to your door though. There are so many data sources now that you have to start reading between the lines to understand what’s really credible.👍
With regard to automated valuations I don’t think these can ever be relied upon completely. Buyers place a value on a property dependent on how it satisfies their requirements. If you have a motor home you might be willing to pay more for a 10m frontage etc. Jamie clearly knows Leeds, and you can see the benefit of local knowledge, when valuing property. Local knowledge before automated data is the safe bet 👍

Signed for trial, but I don’t think I will keep it- rental yields and house pricing isn’t valid and I am talking about difference in 40%.. just doesn’t make any sense.. Also with basic account you getting tone of limitations. My verdict- signup for trial and experiment. Also most information can be found online for free anyways and u can always contact your local agent for an opinion, no point spending cash what is not accurate

This is the problem with people who are not experts in data analysis they criticise when they have NO knowledge of the complexities involved in data modelling and manipulation. I've unsubbed from this channel now.
