Great content Jamie, please keep them coming. Can I ask how you deal with your rent increases over time? Do you try to increase them in line with inflation or just when you change tenants etc?
Every year if I can then there is no big jump down the line. If a Tenant is in a property for 5 years then I bump their rent an extra £100 then they are going to be shocked where as £20 a year is easier to deal with

My next move is to purchase another or two to build a portfolio, taking a first-time self-employed mortgage down the line, any word of advice you could share? The only thing that scares me away from property investing is the idea that I put so much money into my portfolio then house prices nose dive and I’m financially crippled and I can’t pay off all the interest only mortgages I’ve taken out. Is there any protection for property investors in this regard?
I completely understand. There is risk in every investment. Long term property is pretty safe. We're an island and there is only certain areas we can build and the demand for property will continue to rise. My best bit of advice is to educate yourself and make smart decisions!

I bought a property cash got no mortgage, voids,maintenance and management as the tenant are supported living tenant they are doing any maintenance in the property. All in the property is 255k renting outside 2.5k a month.
@@JamieYork yeah haven’t remortgage yet as I don’t need the money until i am ready to invest in any property. End valuation is 370k to 390k which is good i only spent 255k in all.

I have a few properties and am doing everything myself and am looking to retire in the next 10 years so could really do with making sure my plan is the best option going forward.

Also do you consider the additional payments on the refinanced mortgage and factor it in? or is ir just covered in the anticipated rental income

10% of your income
If I had £100k would it be better to start with one house with a very low LTV or no mortgage, or buy two or three with high LTV.
