@@JamieYork my dads got a very strong property portfolio so I’ve seen the time, work and effort needed to make it successful in that respect (mainly hmo’s) in leeds. Just think this kind of video is rare stating actual facts and representations of it.
So many people are “I’m going to buy a house to rent out and retire in a couple of years” without this kind of information given to them 👌 keep recommending you to friends when they ask me anything lol. Keep it up 💪

for my area all i need is 100k since flats are 25k and each flat rents between £400 to £500 each so 1600 to 2000 a month is fine for me

Having buy to let’s and being actively involved in managing them, doing minor repairs and keeping your ‘product’ relevant to the type of tenant you want to attract, is a nice way to transition from full time work into a retirement job. Some may call it a hobby job. As a business, vanilla BTL still delivers good margins and working actively to maintain those margins is certainly worthwhile and personally rewarding. 10 years after ‘retiring’ I have no intention of giving it up until I’m too old to spend the extra income it creates.

Rents go up except in Scotland where we're capped and interest rates might o bonkers makin any rentals with capped rent a horror show. This was tasty back a few years but everyone is sellin tenanted properties and dumpin B2L here. We're lucky if we cashflow £180pm on 1 property so when it was 7 or 8 a few years back, we now need 20 this year to make the same.

Hi Jamie, wouldn't the combined returns for the basis of retirement be a non starter given that this would be based on the ability to refinance? Lenders typically like for the investor to have income being created from other areas. Whenever I have refinanced my BTL's they want a certain income being earned (a salary) via things away from property, so if you wanted to 'retire' off combined returns you would unlikely get the refinance especially over your entire portfolio - would love to hear your thoughts.
Are you doing this through a LTD? Surely you can be paying yourself a wage and then declare that as your taxable income. I'm new to the property game but i've never heard anyone having an issue with BTL mortgage eligibility due to income, when it's mostly reliant on the rental yield? Are you using a broker or sticking with 1 chosen lender?
Income doesn't have to just be a salary it can be from multiple sources :)
@@JamieYork Yes absolutely, and I have a business which creates income which I can use to show the banks but I 'am talking about within the context of the video which is 'how many properties to retire'. If someone builds up a portfolio and plans to retire based on combined returns then it is highly unlikely that they will get the refinance if they have retired solely off their property portfolio, so the capital appreciation mentioned doesn't mean anything unless they end up selling later down the line - unless I'm missing something (and I hope I 'am).
That £72,000 is an annual tax free loan that has been earned, not actually £72,000 outright. I appreciate that cash flow isn’t everything, but the amount of cash flow is so low (if you have only 2 or 3 properties) compared to the amount of money that’s been put into the investment that it is hard to see it’s worth? Unless there is a plan on paying back more than just the interest in the property as well, which in turn would increase the rents to cover the increased mortgage payments. Nice idea if you plan on owning loads of properties and have 30 years plus to do it as you will have decent cash flow then.

I have a mortgage free one rental property but want to stop work and travel. My goal would be to earn £3k a month from rentals. FYI the current tenant paid 12 months up front because he was moving from HK which enabled me to pay off the mortgage.
Can you help or have a suggestion to get me to my goal ?
It depends on how many properties you have rented out, the location, tenant types, property type, there's many factors to consider
