Love this Guy. He is so educated and smart. Feel sorry what happened to him. Its quite sad. Bought my first buy to let 2 weeks ago. Its a 3 bed terraced house. Work non stop for the past 2 weeks. Lots of stress. stress come down a bit but still there. Money is just flying. 2 weeks and spent 10k. And thats me being super careful. It will take more. Dont know if this gonna make money, ever 😂 so far is a money pot 😂. And then they telling me remortgage and buy the next one. Not sure if i want to do that 😅

Been a landlord for two years now, let as freshly renovated house, first tenants kind of looked after it, but second, was subletting and neglected the place, as soon as they got a notice, didn’t pay the rent and place had to be put back how it was costing thousands, most annoying thing was that it was let through agency and some howe person had cleared all the checks 😳, so now I will be having 6 months term rather than yearly to get bit more control and will be asking for better checks by estate agents.

Wow. This reminds me of 2004-2006 in Bradford. 70 miles from home and bought 4 houses without having visited the city. Went through some of the worst times of my life including being robbed and ripped off. Out the other side and quit my day job in 2006. Still got those houses but they still make me shudder to visit. They’ve not enjoyed worthwhile capital growth since 2006 so it’s long overdue.

Thankfully I learned people don't always follow through on things they tell you they will for alot less (50p to be exact). That's right at college I loaned someone I hung out with 50p for lunch he said, which he promised he'd give me back the next day. After asking about it three times and being told each time he'll have it next time I gave up (it was only 50p after all), but I stopped hanging out with him after that as honesty and reliability are two things I really value in people.
I remember doing a top to bottom refurbishment and did all the work myself. 6 months later the tenant had gutted everything. £15K Nothing was salvaged. No rent after the first month. Piles of rubbish. Then a new refurbishment new kitchen, bathroom, internal doors and frames, carpets, plastering, paint. Plug sockets light switches. Another 15K out of pocket. Now I vet the tenants extremely strictly. It was a very expensive lesson.

My plan is to refinance my house, giving me around £70k (house prices are very high in my area), I'll then buy a property BMV with a 75% BTL mortgage, refurb and rent the property out which after running the numbers should give me around £300 pcm cash flow, then refinance to get another cash lump sum to repeat this process. Is there a smarter way to do this? Obviously I won't be reaping the benefits until the future when the property value and rent increases. Any advice would be great!

Well if only got limited funds theres a company buying, refurbishing, installing tenants and selling on to you with 3 year guarantee. But from what i see the sell on cost wipes out any future profit if you come to sell.

I think many many people who are honest were in similar situation. I did also paid somebody for renovation work and they did a shit job. I have lost lots of money and had to hire somebody else to re-do the works and … taken the horrible handyman to court to get my money back. I hope to recover all my hard earn money back soon.
