      @@MattBrighton yeah your absolutely right, I think it's better to tool up with knowledge about investing "correctly" with managing the risks at the same time. Cheers man! 👍🏼

      @@jamessuman5652 Go and do a few viewings - with no intentions. It'll give you the confidence to start looking at houses, knowing what to look for - test our your deal analysis etc

      @@MattBrighton it's a bit tricky as the area I live in (Warwickshire) the properties are relatively highly priced. That's not to say that opportunities are not available, but I wanted to start small, hence, I'm considering investing further afield, (i.e. up North). I just need to weigh up how that will work in practice. I have a property rented out here already, however, it wasn't done the "right" way, so I'm starting from square 1 - proving the concept and learning my lessons.

      @@MattBrighton 100% mate. Definitely about holding your nerve aswell. I viewed 3 HMOS today. Numbers looked good but on inspection they dropped like a stone with the work and investment needed. Walked away

    Liverpool is cheap, but i look at sterets on RMove and they are shitholes with 60K props but down road is a 270K new build because the very old ex councils are being ripped out. I wonder if its worth it just in case a developer buys the street which they appear to be doing.
