I just went through this process. My ex-complex did send the eviction to collections and that company did report it on my credit. However, it’s not the end of the world (I thought it was at the time). I worked out a deal with the collectors to remove the collection after I paid it off and they honored it. Since the debt was sold it was never reported on my record so I’m able to find a new place stress free. It’s possible to bounce back just stay focused and educated.
The collections report shows up on your credit report. The eviction shows up on your background check. Most landlords do both a credit check and background check. An eviction only shows up if you were successfully evicted for 7-10 years in most states. And yes some landlords do accept tenants with evictions but they typically require a higher deposit and sometimes they charge higher rents.
Right but I paid off the collection and it’s no longer on my credit report. And the eviction was never reported in my public record. I had a lawyer look into everything and I’m in the clear. I understand not all companies will be this understanding, but this is my personal experience.

How about landlords don’t charge 2k for a 1 bedroom that no one can afford! And then Landlords raise the price every year. Life has become too expensive to live. Don’t blame the tenants they are trying the landlords are predatory. I remember when a 1 bedroom was $750. Now they charge you for parking in your own apartment, mandatory cable, mandatory trash, pay rent for a pet, increase rent price for a old building. After a certain period a landlord is not obligated to accept your rent. In my jurisdiction, after the 3 day notice turns into 7 days I have the right to push the eviction process if I no longer want to deal with that tenant.
On another note. The eviction itself won't show up on your credit report. However, a landlord may choose to seek payment of unpaid rent by selling your debt to a collection agency. If your unpaid debt goes to collection it will show up on your credit report as an unpaid bill. If you pay the bill a year later then what is there to report??

You should be prepared for a lost week or two. Try skipping a vacation, eating out, and other such activities until you have a rainy day fund. Come from a town of 700, gramps owned many rentals in town. I remember one instance he was going to evict a family, father fell to hard times even though they were known to work hard. After 2 months of my tenant not paying rent and not even telling anything, I have started the process of evicting that person. What he is saying here is so true: I would had rather worked it out than go through this process/paying an attorney. This will be my 2nd eviction in over 10 years. In that time I have worked with tenants who lost a job, emergency came up, etc. During the application process (background check/credit check) I let potential tenants know that the only automatic dis-qualifiers are any crimes against children in their background, and ANY EVICTIONS in their credit report.

If you're going to be 2 weeks late then just talk to your landlord. I've waived my late fee in the past when the tenant keeps me in the know on issues like this; and I understand that things happen.

Your credit report tells people who don't know you what type of person you are. It is on you to correct your inaccurate credit report... an eviction on a credit report isn't like missing credit card payments. It is a process that could take months and there are legal hurdles along the way. No lies about that if it is on your record.
You’re absolutely correct majority of people evicted bring it on themselves. For example why would you move to a non smoking apartment community and think it’s ok to smoke. When neighbors report you because your smoke stinking up their place then it’s their fault for you getting evicted. You get a warning for having person over smoking in front of your apartment. As if that wasn’t enough you then throw a party with a million cigarette butts in connected driveway the next morning. Hey jeez that’s not my fault I let others get me evicted. The eviction itself won't show up on your credit report. However, a landlord may choose to seek payment of unpaid rent by selling your debt to a collection agency. If your unpaid debt goes to collection it will show up on your credit report as an unpaid bill. If you pay the bill a year later then what is there to report??
I got evicted from my apartment at age 20 , I lived there for 2 entire years and was at the start of my renewed lease, i wasn’t evicted for nonpayment, I was evicted because I was “a danger” to my neighbors. It’s been 5 years exactly since my eviction hit my record , I live with my sister at the moment and I’ve been wanting to get my own place but been hesitant because I know I’m going to get denied. His harassment didn’t stop there; he made false claims to the West Covina Police, leading to a near-death encounter with the department.
This ongoing ordeal has shattered our sense of safety and taken a heavy toll on my children’s well-being. They now live in constant fear, and the trauma has left them in desperate need of counseling.

You should be prepared for a lost week or two. Try skipping a vacation, eating out, and other such activities until you have a rainy day fund. But if you go through life staying constantly broke, the consequences are predictable. The landlord is not your father. It isn't his job to fix your life or bail you out.

Come from a town of 700, gramps owned many rentals in town. I remember one instance he was going to evict a family, father fell to hard times even though they were known to work hard. Gramps went to evict and saw they had 2 kids, (one newborn one toddler) Gramps didn’t have the heart to put them out. Even bought the kids a bed frame so they didn’t have their mattress on the floor. Gramps was a man amongst men. We are all still Americans trying to find the American dream

There are some good private landlords that will be flexible but most people rent from a property management company that’s not lenient or courteous. You can be a on time rent payer for 5 years straight but god forbid life happens that 73rd month and they’ll have you out just like that.

Just because there's deadbeats out there who refuse to pay the rent to the point of eviction dosen't mean every single person with an eviction is that way. There's other circumstances that sometimes occur that are out of the tenants control.

Last month I got charged twice for a wall protector, glue, and door. 362$. But then they made a mistake and charged me twice. 700$. Wouldn't fix it till after rent. 462$. I told them no I'm not paying that take off the late fee it's unjust. Get hit with a 30$ notice fee. Get hit with a 350$ lease reinstatement fee. Have an eviction on my record. Threatened with legal fees. I'm really scared that's it for me. Homeless veteran. You landlords are irate, morally bankrupt, and egregious irresponsible and greedy.

I moved in a place and paid the first month's rent and the landlord said I can wait till I got my check to pay the deposit The following week. I was pregnant and high complications and went into the hospital for 3 days when I got home on the third day all my stuff was gone! They went back on their word and evicted me before i got my check. I lost everything. All brand new furniture baby stuff my daughter stuff was gone And they refuse to answer my calls. Then I heard that's not the first time they did that took people.

After 2 months of my tenant not paying rent and not even telling anything, I have started the process of evicting that person. What he is saying here is so true: I would had rather worked it out than go through this process/paying an attorney. This will be my 2nd eviction in over 10 years. In that time I have worked with tenants who lost a job, emergency came up, etc. During the application process (background check/credit check) I let potential tenants know that the only automatic dis-qualifiers are any crimes against children in their background, and ANY EVICTIONS in their credit report.

@@bobbyjr2161 Do you have a written lease? Usually a lease details what happens when the rent is late. Rent is considered late after 3 to 5 days. If you're going to be 2 weeks late then just talk to your landlord. I've waived my late fee in the past when the tenant keeps me in the know on issues like this; and I understand that things happen.

Sheriff came 10 days ago to clear the place, and I put all of my former tenants' belongings at the property line. My new tenant moved in this past week.

It is on you to correct your inaccurate credit report... an eviction on a credit report isn't like missing credit card payments. It is a process that could take months and there are legal hurdles along the way. No lies about that if it is on your record.

You’re absolutely correct majority of people evicted bring it on themselves. For example why would you move to a non smoking apartment community and think it’s ok to smoke. When neighbors report you because your smoke stinking up their place then it’s their fault for you getting evicted. You get a warning for having person over smoking in front of your apartment. As if that wasn’t enough you then throw a party with a million cigarette butts in connected driveway the next morning. Hey jeez that’s not my fault I let others get me evicted. Rent is free if all the landlords are d e a d. It’s happened many times before and they’re usually some of the first people targeted during housing revolts.
