I have a course, yes, that goes into detail about things. I also have 10K US service where I teach you and help you with everything as it's quite difficult for a noobie to Japan to buy something.

It is just one more way to extend knowledge and skills from Yours and Shu's "boot camp" in practice. I have seen You had started recruitment for possible investors in some properties You will help them find for themselves. I had read it and new question appeared in my mind. Would You consider working as negotiator with someone who has already narrowed down his/her choice of properties to 2-3 addresses? I am talking about case of someone requesting Your help as negotiator, help with whole process and someone able to verify if "chosen" property isn't a "landmine" for future owner. Of course I am speaking about properly awarded help and cooperation - with payment agreed according to prices You have mentioned in your previous videos. I know that both to You and Shu offer guidance and mentorship for someone at early stages with only "I would like to buy something but not yet know what", but I am asking about help at some middle step (someone already has area in mind, purpose of property, required features, and already narrowed down properties they are interested in to choice between 2 or 3 places, but need help with negotiations, formalities, forms required and so on). If You would be able to do so - should You be contacted at genkikids mail or some other address?
@UniversalMyth u can contact me at Gmail. You basically described most of our service. The only part requested from client is an interested area or some properties as thats the easiest part. Everything else is where it's get difficult. There is a lot of behind the scenes work to even convince the seller to choose the buyer since you're not from here. Each situation can be slightly different. 😅
@@KickAssets Just as I have expected. Have You Been dealing with akiya bank with relocation programs previously? I know that You like to avoid term akiya (and I know why) and that You suggest hunting with some other websites, but if property is managed by local akiya bank that potential buyer is registered in - You will be able to help, correct? I know that I could ask this question VIA e-mail but I am sure that some people will have same question in the future and some people are reading all comments here, so... ;)

I plan to basically do what you're doing since I've been building and renovating house basically my whole life in America. My only question is, on average what do you charge for rent?
Depends on many factors, areas, condition of house, distance from station, average local rent, and what i pay for a place. Really tough answer, but nothing like Western countries.
@@KickAssets Yeah I know there are so many variables. I was just trying to calculate roughly how long the rent on all of your properties take to give you capital to buy another one.
@@Big-Wonka The more I have the quicker I can get to the next one, assuming the prices stay the same...but they are going up, so I have to adjust and/or widen my search area and range.

I was gonna tear it up, but before that I just did a test of using a screw and THAT magically fixed it :) Adding a new top layer, so won't see the screws. Screws > Nails :)
@@KickAssets Great, that will save a lot of work. Another question: Because this one is so far from where you live will you use a real estate company to rent it out or you will still do it yourself?

How is the average Akiya? I've heard that a lot of them are in such bad condition that it'd be cheaper to bulldoze and rebuild from the start than to repair everything that urgently needs repairing.
If I still want to move to Japan in 5 years, I'll have to do my best to check up on everything and pick a house I can reasonably repair with my skills and funds.
Nah, there is such a range that it's impossible to say. At the moment, lots of choice and options but who knows. I just take it day by day.
wow you found a place up in Kanazawa? is it your first property further away from Tokyo area? I wonder if it will be as easy to rent out... Btw I know why it was that cheap, it's clearly haunted. First your reflection didn't appear on the fridge, and then in the evil dark room upstairs the door closed itself O_O
Hahahha. Yeah I had all the windows open, so that door scared the shit of me the first time it slammed shut! #11 and #12 are both in Ishikawa and my first outside of Kantou area.

Sure, but all my houses are being rented at the moment. This 12th one will be ready soon, but it's in Kanazawa :D

If I buy for 30k and spend 40k on renovation, it is ok. Can put in better insulation, new plumbing, new wiring and fiber. Underground water tank, outdoor furnace, solar panels and a modern floor plan Japanese houses have ugly bathrooms and kitchens Bought two already for 300 man and 350 man. Like buying a motorhome on a foundation.
yeah, sometimes it can be. The new unit baths are simple, but functional and clean, so I don't mind them.
