      I was just about to ask about it. It's good that there was still some daylight when it happened. It probably helped people get set up a bit because power is out in some areas.
      My TV has it on all channels of course with the warnings screaming a few times as earthquakes hit... But I'm faraway in Kagoshima. It's good that you aren't in the area at the moment.

      Under 2m to renovate, but maybe just keep showerroom as is...and just new kitchen. Rent not much....maybe 50,000en or so

      Technically you could live in it almost as is. But if you want to add a new kitchen, bathroom and some touch ups...I'm guessing 2 million yen. Kanazawa.

      Right place, right time. Meeting the right agent and making friends. Agent gave me first dibs, before they listed it.

    Was the $5000 all inclusive of all costs? And how much do you think the renovations will cost..

      Yeah, it was just under 750,000en (Can't remember exact amount) including property tax, lawyer. So for a part of history and not that far from Kanazawa by car...it was a no brainer. The property itself cost about $3800 US.

    I would buy this one in a heart beat. The layout is nice and its so clean and in good decent shape for that price. Plus its comfortable to live in now so improving it as u wish. Take your time or do over a couple months. You would have to daft not to grab it up.

      I'm thinking 2.5 million yen at most and that's assuming I do everything. Don't really need to do bathroom as thats expensive. Maybe just new kitchen.

      @@KickAssets I am trying to get my house ready to sell in Australia. then I shall be looking in Wakayama area. Worked there for 3 months on a goat farm and loved it. the goats were OK, the farmer not so much HAHA! My problem is I am 73 and my chances of learning Japanese are remote, but I shall try my best to fit in. Thanks for your videos.

    The House costs 600 000 Yen that's about 72000 South African Rands approximately 4000 American Dollars and it would cost about 2 million yen to renovate including bathroom etc that That's 240 000 South African Rand and approximately 14000 American Dollars..That's a total of +- 14400 Dollars invested and and +- 320000 South African Rand....What I'm interested in is How much would the Rental income be per month

      Just as a home itself it's a great bargain. Renting out, 50,000en, you could try and get more if you are patient...but considering it's a house with parking....it's very cheap.

      Donate them to homeless 😅 renovate and rent out most. This was an impulse buy because it was so cheap and had those ww2 caves. May renovate and rent this one too.

      Is it hard to find renters? And if you do, does it take long? Some of these locations are not in central areas, if I'm not mistaken.
      Credit to you though. You put your heart and soul into these ventures.

      @@robertgayst165 Thanks, I take one solid foot at a time. Most are centralish...but this one isn't Still need to get up there and add a new kitchen. Gonna be harder to rent out, but because it's cheap...I'm sure someone will want it.

    Yo do you have any recommendations for getting residency in Japan without working in the country? I have enough cash to buy a place, fix it up and live in it, and income from other investments/remote work. But not like a millionaire. The only thing stopping me from doing this sort of thing is getting residency long-term but I haven't been able to figure out a way in

      Yeah, that's the hardest part. Japan doesn't want to let the flood gates open. I am glad it's like that. You have have to come here and see if you can fit in first and eventually figure out a way to get a visa. There are ways, but it's definitely not easy, especially if rushed.

      @@AussieFreekickerz Years and years in the making. Not easy. Came here on Holiday visa...worked my ass off...learnt the language...acclimated....got a job...got married...got permanent residency...kept at it....worked to fit in. 24 years now. So for someone to have a dream to come over in like 24 days...is extreme. TOo many click bait videos promoting how easy Japan is...it's not...HOWEVER...its totally worth it if you can pull it off.

      I would highly recommend the Business Manager Visa. If you have the money just find a business you would be happy running, it can be online too for flexibility. Not sure but if you have enough investments you might be able turn the investments into a "business" if earned in a legal entity like a LLC possibly. I plan on using the Business Manager Visa to move to Japan in 2 years. I want to specialize in these Akiya and helping foreigners rent property which I was told can be a problem due to discrimination. I have also taken a keen interest in Laundry Mats.

    Thanks for sharing this. Just wondering though how you will make money from this? I recently saw a 20 year old house in great condition for a really cheap price. I thought about buying it but I wasn't sure if I could make money from it. It's in the countryside and about 20 mins from the train station. It is though next to another town that is a major tourist place.

      It's at a price where I don't really need a plan. You can rent it out....flip it (which I don't do) or just keep it for yourself. Land is land and one day, like other countries...everywhere will have value. Most people only see now and what's in front of them.

      Thanks for your reply. Do you think that's true even for places like Kyushu where I live? The land here is excellent for farming (perhaps the second best place in Japan with Hokkaido being the first) but I wasn't sure about property. All the young people seem to want to go to Tokyo for job opportunities.@@KickAssets

      @@garethnaylorartist Everyone has their opinion, but I prefer land over concrete. I think for the future. Besides when something is dirt cheap..what do you have to lose? :D Land is the most valuable toy on the planet, next to resources.

      A local agent let me have first dibs at it before they listed it...and honestly sometimes they dont even list. This is why it's important to have to good relationships with agents...something hard for regular foreigners to do with no Japanese. It's honestly a different world.

    That's great !! So you got the house, so much potential!! Now I got to say this and I understand keeping budgets but I wish you would consider improving the washroom area. It's a place where a person gets clean and relaxes. The toilet room could use a new small strip of flooring. I don't know why but most old homes never have pleasant looking bathrooms lol Anyway this is a good deal 😂 You are the first video that I have watched since I have been awake this morning 2024 😊 I look forward to your future videos this year 😊😊❤

      Been one hell of a year. Yeah I agree. Washroom is the most important thing to me. I dont love this washroom, but it's still usable. I will think about it as it's 1 million yen or so to upgrade.

      Kanazawa. Taxes are less than 30,000 a year. :)

      Yes. I gave a low of ¥2,000,000 and was thinking mostly about possible land value. I still think it's weird how it has steps down into the kitchen. The rooms look good, though... other than the kitchen. I hope things like the water heaters and septic are still good to go.
      How much per tsubo is land in that area? I'm wondering if you got it at the below market rate for just the land alone.

      @@wendyon4517 It must be as it's not like it's 50 cents per tsubo. I don't trust market rates anyways as they are always way low..but also good for lower taxes.

      @@KickAssets I don't remember whether you said it was 100 tsubo or not but it looks to be at least that. That would be ¥5,000 per tsubo. Is it well water or on a town pipe?

      @@wendyon4517 I believe it's all normal piping. No septic tank whatsoever. It's not that remote. 25 min drive to Kanazawa station and 12 min drive to nearest station. JUst no transit....so 8KM walk if no car..

      @@KickAssets Nice. When we built our house the water pipe ended at our property. Literally the last house in the city kind of thing. The pipe ended at the border to the next administrative area. We have city water but still have septic tanks.

    It is cheap and will remain cheap like so many other places in Japan. There are good reasons for this

      And that reason is because you say so? You know how many places are that cheap in the area? Zero. The next lowest currently is 1.5 million and it's a dump. I live in reality, not propaganda :)

      @@KickAssets I'm saying is cheap, and will remain cheap, there are structural reasons for this the Japanese economy none of which are going to change anytime soon. Just consider the price you paid, supply and demand the location has detrmined this. This was the case 20-30 years ago too and is only getting cheaper. Buying a house anything under $100k is cheap

      @@charliecroker2541 All the houses I bought 10 years ago have at least doubled in price. Many areas are going up in value because even the Japanese people are seeing their value. It has more to do with location and potential propertry renovs if it's a tear down or if simple renos can solve the problem. 10 years ago there weren't so many Japanese into that however since corona some have changed their minds. There is a lot of competition in my area now. Some areas the prices are so low, that they cannot go anywhere but up eventually. But 5000 for a property 20 min drive from a bullet train station and in decent shape is crazy cheap. You'd have to go like 1-2 hrs from a station and the property would have to be in REALLY bad shape to get that price for the land alone. I know, I live it. No need to negative. Japan is an opportunity right now...and yes there are bad properties, but the risk is low since you aren't paying much. I'd be nervous about overpaying for a house for like million in the western countries cause that's a lot of pressure. Here you could buy land for really cheap and at least put a tent on it..there is no way to lose...especially since the taxes are so slow. No brainer.
