      Yup, it's where Pinky and I are planning to take over the world! :) Yeah mancave is head quarters at times and a place for friends, family and clients to stay. :)

    During owner change, are you able to pay a building inspector to check out the building structurally (and take photos for you as an aside?)

    Is there any way that supporters can invest into some of your future investments properties or do you only like to buy houses by yourself ?

      I thought about that in my early days, but it just gets way over complicated, especially when it comes to renos etc. :(

    A renovated 49 year old house WITH an already paying tenant for ¥7,000,000 is more than a good deal. You've already beat the ROI based on the listed price... which you wouldn't be collecting until a tenant moved in. ¥75,000 a month must be doable again when the current tenant leaves. The renovations look pretty good. The kitchen looks basic but still nice for a rental. Hopefully the tenant has kept them looking decent.
    A buddy of mine built next to his wife's home. They had to get permission for the road from several homeowners. One was a dick about it but they managed to sweet talk him into agreeing. I can imagine that they'd prefer a rebuild to an akiya.
    How do they get the motorbike in back out? The space beside the house looks pretty tight.
    I teach a real estate agent. Its his own company and he has quite a few well to do clients. He has a few of his own apartments as well. He offers tenants the option to pay no key money if they pay a full year's rent before moving in (I dont know the complete details but that is the gist). They get a huge savings and he knows that they have money to pay. His places are pretty nice.

      Yeah the renos are good especially the outside ;) Makes the house look cleaner and uptodate. Glad to see others doing well. :) The back space actually wasnt so bad compared to other place I seen.

    I hate the "oh that's mendoksee" culture. It really makes everything more difficult. Wow! I'm impressed at your sneaky due diligence and balls to get the deal/info. Since you self-manage, after so many properties, when is it getting too much to manage?

      yeah a lot of people use that 'mendokusai' mentality. Self managing...i feel like its getting there soon.

    Nice! Have you met the tenets of the new place? It is nice to get into a cash flow situation. Its interesting that there was a connection between this house and Kanazawa.

      I haven't done full yet...I have thought about it. I am scared it will be taken the wrong way..as bragging...or if I give too much info I may get robbed haha. I joke around a lot, but at the same time try and stay humble and downtoearth. Just trying to think the best way to do it without coming off the wrong way... Some people these days are so sensitive. I have also been debating to do a review/ranking on my 15 properties. Either video would be super long. Lots of good material to work with. What are your thoughts?

      @@KickAssets, for me, as long as you are honest, it won’t be a flex. Do you have 14 rented now? 14 x average of 70,000? (More/less?)
      I also am more a fan of the process, showing how you find place, the actual renovations, etc, are better than any ranking video.

    Location looks pretty good. Its interesting to see a 50 years old neighborhood surrounded by both farmers and newer areas with large shopping malls. I see a new Aeon Mall about 1.5km away and Coccoon as well. I dont think the football fields would be a draw😂.
    I guess the house would never have its own parking but there is a large monthly parking lot a few houses down.

      By the way do you own any apartments on your monopoly board of properties? I was considering them but the management fees and repair reserve fees for most of them puts me off? What do you think?

      I just watched the full video on my lunch break. Great buy dude, well done. By the way nice hair cut. How much do you pay for hair cut over there? It's $40 here which is about 4000 yen.

      @@Nasfrance Thanks for watching it all. Yeah I am very happy with the purchase. Hair cut is 3000 and up for a salon with shave...but just this hair cut is 1300en haha Good value, so I just go with that now.

      @@KickAssets Nice when out that long is it easy to manage the rental properties yourself? Was just in vancouver 2 months ago watch out for the shit on the streets and the crack heads roaming around!

      @@Wallsofjericho Hopefully they will be OK. :) I left Van because it was like 25 years ago and i felt instead of improving..it would just get worse...most NA cities have gone to shit. I just don't suit that mentality.

      There are just too many possibilities, so research would need to be done, especially in a changing market.

      No kids. I will give them to my cats...maybe friends, family and maybe my favorite clients/subscribers :) Maybe house a few homeless dudes...the skys the limit. :D

    Is this not just pure greed? Sorry but you don't need 15 houses, what if people wanted to buy these but you're holding 15... some people can't even afford one. This is the problem we have in the west, a few people most of the housing. Maybe I don't know the full story or big picture but this just seems greedy and excessive, sorry if this is rude

      Not really....a few things. There is plenty of affordable housing in Japan. You can get a place if you want. Even if I sold all my places I still couldn't buy one in Vancovuer Canada..now that's greed lol...the overpricing of housing. In Japan is very affordable and dirt cheap in some occasions. Also, I am providing housing to people who want to rent as not everyone wants to buy a home. So instead of a house sitting there to rot...I buy it..fix it up and rent it out. And all the properties I buy are ones that can only be done with cash....where people cant get loans..thus can't buy them anyways. So many things. Hope that clears up some for you. :)

      Colin worked very hard to get where he’s at today. You may say it’s greed, but coming from nothing to having 15+ homes took a lot of hard work and sacrifice. He is also providing a service for people who can’t afford to buy a home by renovating and providing rentals for them. If he gets wealthy in the process, more power to him!! Good Job Colin!!
