These are the only ones I bother with.
That kitchen layout is a huge selling point...gone are the days where the stove sits flush on the wall, center island with a vegie prep sink is the way to go. It's sad to see some flippers or even builders spend so much time and money on a renovation or build and neglect this very small yet crucial aspect of the home. The kitchen is after all the "heart" of the home. That ceiling as well, and the open concept man!! amazing!! not to mention the pool...always enjoy watching your videos!!

refreshing to see a showing that is not one of those model homes in exclusive double gated Hoa's . 1.7 does seem a little steep all though I'm Canadian looking for a winter getaway home, so I'm not entirely sure what the comps are. Does seem that vegas is getting more and more expensive. I like the security of HOA's but don't like the horror stories you hear about them, and the cost of some of them is stupid. Def an nice looking home, love the open floor plan, the double 2 car garages, and the pool area. Not a huge fan of the walk ins in the primary, would of been nice to see the hallway off to one side and the walkin one big one.

I am not FROM THE UNITED STATES, I have visited Los Angeles, Las Vegas and Miami, I have noticed that in most of these residences the external colors of these houses are really dull, I think they could improve that aspect so that the communities look more striking.

$1.7M. I went to the open house on Sunday. Most overpriced non-gated non-Summerlin home on the entire market. I hope the investor takes a bath on it.
What would you pay for it?
@@chakits1 I have been looking at Section 10 sold comps over the past 90 days and I can’t see paying anything more than $1.3M for that size for anything non-gated there - no matter how great the finishes are. If you ever need to resell, it just seems like people that pay that much prefer to be a few miles down the road in Summerlin. I’d actually love for your group to help me find my next home. I don’t have a realtor and ready to roll.
1.3 is too high imho, 1.1 is where this home needs to be at, and I'm taking account for a hot market. I know nothing so it's just 1 man's opinion, if the market says it's worth 1.7 then that's what it's worth. I'm just not the buyer.@@UncleLesterCam
@@chakits1 It’s a beautiful home, no doubt! Older homes have better character, especially nice touch upgrades. However, I agree with asking too much. Today, asking for almost $1 million in profit in less than a year is not acceptable. This will hurt the market no matter what upgrades they have done for this property. I wouldn’t think any houses in that neighborhood is worth near asking price!? 1.2 million max

I personally love the house, I could do without the real grass but it does make the house look amazing. I love the layout of the interior. The second set of garages looks to be tight, I doubt they could fit two full sized vehicles. I agree the price is a little high, I would offer $1.5 with closing cost. I would be a buyer, just need to win the Lottery first 🙏

I'd be in trouble with this place😜 Cause I'd party all night and sleep all day.Come rolling up to the house in the early hours in the Bentley with about 3-4 young women all giggly and stuff and get out there in the pool with no clothes on😝 yeah that would probably not go well with the neighbors and the cops!

This home is way overpriced (IMO) the windows on the exterior of the house are the cheap low end 😢 and the interior remodel is poorly done too. For Vegas, this house should be priced at $400K Max! People need to quit playing with these overpriced houses (SMH)
