Ryland had a decent reputation, but since they have been under different ownership / management for so long and I didn't work with them, I can't speak to them personally. Hope you're having a good experience if you're in one of their homes now!
Trumark is a bit newer on the Front Range. They are starting a collection in Sterling Ranch and took over a project from another builder in Castle Pines Village. They are elsewhere across the States and when I look up reviews for them I don't see anything too scary. But I haven't had the pleasure of working with them yet.

Without addresses yet, no confirmation on school area, but I suspect Littleton given where they look like they'll be and what everything in that area is zoned for. I don't know pricing yet since they're still in Coming Soon. And they'll probably have an HOA given the size of the community; I doubt everything will be rolled into a large metro district charge...but we'll see. Thanks for watching!
I’ve never heard of a metro district charge/fee before watching Denver real estate videos. What is it? Do all Denver metro suburbs have it? Or does it only apply to planned communities? Is it on top of HOA?
I've not had a client complete a build with Cardel. I have worked with them through the bid phase, but not to completion. They offer a lot of customization, which is nice.

Many local builders are truly good b/c of the need to have a good reputation and stand out from the crowd to make it in the margin-tight, cut-throat world of home building. I wouldn't steer anyone away from building from them based on what I see and know
Brookfield is a residential builder with good looking models here in midtown. They own Malls and other international properties. Can you comment on this builder? A bit steep but I was impressed. Any thoughts?
I’m on my second Brookfield home (second was a spec home). I’ve had really bad experiences with Brookfield warranty work being addressed. They’ve worked hard not to work hard and ran out the clock on critical items like concrete and flooring, even after submitting written lists and documentation. Buyer beware.
I have had clients purchase their homes on resale and they have fared well on inspection. They also design very nice homes. I haven't worked with them start to finish on a build....they don't build at high volume (which can often speak well to quality) which lessens the opportunity to work with them.
I walked the Richmond American Homes At Haskins Station yesterday. Models were poorly displayed - flaws everywhere, in the garage cracked concrete!!! Floor plans left a lot to be desired for the Paired Homes, single families were out of my budget so I did not tour them. Lot of potential, bad reviews for this community unfortunately.
I haven't had a client build with Thrive, so I can't speak to them directly. If you have an experience with them, please feel free to share here for others to learn from!
Hi, yes, nearly every new build community comes with a metro district tax which is similar to mello-roos. Communities that are 10-15 years old tend to have a slightly lower metro district tax rate than the newest ones, and communities that are older than that see a sharp drop off in the overall property tax rate

@@HoaHoang-n7c Metro Districts are the fees that pay for nearly all new construction. Sometimes there are HOA fees on top of those taxes
