Another tip i got from a new home owner you tuber, check the sprinkler timer. Set it so it doesn’t run too often. Unfortunately she ended up with an $800 water bill.
It is maddening that professionals would not be careful with trash and it ends up in the pipes. Our house was newly built 32 years ago, and we used to come by from time to time to walk through the construction. One time we found heat vents with chip wrappers stuffed in them. Someone had to to that intentionally, and we had to clean it out. WHY????? Your home and floor plan is amazing. I originally found you by looking for reviews on the Samsung Flex Fridge. Your review was excellent, and your reasons for wanting that style match mine too.
Lots of helpful tips! I'll add read your welcome packet page to page. I found out that our city give 30 days free to run the irrigation system. We will have to call them first. So definitely check with your city. We don’t have our grass install, so I have my reminder on to call our city when we get our grass because I learned that new grass needs frequent watering than mature grass.

We’re in the process of buying a new construction and wondering if after completing an inspection, If your inspector went out again to make sure all the problems were fixed? Our inspector found several issues and even a safety hazard during the phase 2 inspection, and not sure if we should pay to have him go back once the builder reports those issues have been fixed. Do we trust the builder or have him go back? Thanks for all the useful information!
Hi there, and thank you for watching! Most inspectors will offer you a “re-inspection” following the builder’s corrections. If you have the time to pay for that service, it definitely can help your peace of mind. We had a great build team that quickly resolved the minor issues our inspector found, but if we had major concerns (as you may) or if we couldn’t visit our lot as often, a “re-inspection” certainly would have been in order. These are really great tips - however, since we are a custom build on our own property, we do not have coverage of utilities by our builder during any point in our process. We are paying while they are currently working on our home. Thankfully, we have it on a budget plan so it is a very low cost each month.
Our closing date is on a Friday, so I think we have until Wednesday to get those utilities switched. And that is a good amount of time to do all those things!
That was our situation as well (Friday closing). One tip: We would suggest calling your sanitation dept. first if you don't already have a city/county garbage can. If your city/county is short-staffed like ours, it may take them a few days to deliver your cans and/or start picking up your trash.
That oven tip is awesome! Wish i did that when i moved in my home. I didn’t so my house smelled like “burning hair weave” when i had the oven on and my smoke detectors were ringing crazy lol!
D.H. Horton recommends running the oven self cleaning cycle before using it :-)

Great tip!! Initially ours was on 7 minutes for each zone. We have reduced it to 4 minutes. It’s getting colder so we only water once a week now.

My first house my garbage disposal didn’t work. It wasn’t plugged in an electrical outlet had to be made for it.

I had to learn to declog is another one. A special tool is used for that.🤪

I’ve never thoughts some of these things once you move in.
To add, if you have a gas fireplace - run it. It also needs to burn off some chemicals and has a smell.
