Great video! Do you know if you can buy things from the design center after the house is built if you live in a DR Horton community? We are buying a resale and would like to add some upgrade like some of the higher tiers models.
No, once the build has started the design center is pretty much a done deal. It’s usually cheaper to purchase and install most things after you have moved in. What is more difficult and expensive is usually the things that require something to be cut to install….think holes for faucets, additional electrical, gas lines, other plumbing, etc.
I love the choices you made for the upgrades! Unfortunately for me, my home was already in building progress so I missed a lot of the upgrades I wanted to choose. I did get the stone elevation on the outside, garage door opener and blinds as an incentive ☺️

Pros for me making the decision: fenced/landscaped back yard, washer/dryer/refrigerator included, curtain rods & window coverings included, it already has an alarm system, and since the garage has been used as their sales office the last year…it is insulated/dry walled/painted and has heating & AC (which means I can set up a nice space for my puppy when I leave the house, he’s still in the destructive stage)

We went for a similar countertop. For us it was about knowing ourselves. We could have saved money going for wood but we definitely would have left puddles of water sitting around that would make it go bad. We didn’t get any cupboards above counter height although will install wooden shelves when the place is finished. Our fireplace is similar but a bit wider and we did choose it ourselves. We got an actual wood burner and actually use it which I get is kind of weird these days. We do get asked if the chimney stack was original, nah this area was garden 2 years ago!
DR Horton has been sued is being sued before you buy a home you better do your homework and has caused me quite a bit of money and I'm not by myself I'm so sorry I used your DR Horton

Focus on your kitchen and primary bathroom/bedroom. That’s where the value of your home increases. Also, anything that’s difficult to change later, requires walls to be taken out, you can prioritize those. Everything else can be done any other time.

Depends on the neighborhood and what they are offering that neighborhood. Usually if you’re going to a design center you’re selecting a product that’s much better than laminate.
Was your home considered "tradition series" or "emerald". I really don't like the standard finishes in the tradition series homes, but what you chose is beautiful.

Thank you!! Yes, they were all added to the total price of the home. Since we were prepared to cover the price of most of it, we just added that to our down payment.

Hello, I'm just curious to how this works. I'm buying a Dr Horton home in Texas., and the only thing I customized was kitchen cabinets. I asked if I can get a single sink instead of the split one and my realtor response is they are not custom builders and everything is already picked out
Upgrades are neighborhood specific. Sometimes you can upgrade everything in the home and other times it’s based on a small package. The homes currently being built in our neighborhood, most things are now pre-selected.
I love the upgrades y’all did. Unfortunately, my hubby & I didn’t get to choose our upgrades since we were late in the building process of our new D.R Horton home. But even though we miss out on it, we are still excited. The builder got us a frameless shower which we were hoping for & one tub sink in the kitchen instead of the standard double sink tub that I am super happy about 🥰

This was an absolutely great and informative video. We are in NC and hoping to buy soon. I never looked too much into DR Horton but I love it and that floor plan would be great for us. The cost for the upgrades weren't too bad. Question???? Could you have chosen a stand-alone tub in the Master bathroom?
Thanks for watching! A stand-alone tub wasn’t an upgrade option for us. Much later down the road, that is something we want to consider adding, assuming it will work in the space we have.
We are still loving our home. No major issues at all. The only pain is keeping up with the landscaping...all sorts of unwanted things grow outside lol.

The things you really need to upgrade for a DR Horton home they won’t allow you to upgrade. 1- Their windows are crap. But you can’t use a different window. You can only use the crap window they provide. So if you have a lot that gets direct sunlight you’ll end up having your blinds pulled down most of the time to keep the heat out in the warm months, especially in the south. Thankfully they include the blinds. It just makes it feel like you live in a cave. 2- The appliances, especially the dishwasher. They will only use Whirlpool and their subsidiaries. So they put their cheapest models in like the bottom of the line Frigidaire. Their trash. Want to get a better one, like a top of the line or an LG or something? Forget it. Not an option. 3-Flooring. You get what you get. You may be able to choose carpet or other. It the other may be their “energy efficient” fake hardwood, which is vinyl crap. It’s not energy efficient, certainly not more efficient than hardwood. And it’s fragile. Ours tore the first time we pushed a chair away from the table. Look at the $22,000 spent in this video. $200 for raised toilets? All toilets are ADA height now!! They’re all raised!! Don’t believe me? Go to Lowe’s or Home Depot and look. And they’re all about the same price. It doesn’t cost an extra $200 to get a “raised toilet”. If you think those upgrades cost $22k, I’ll sell you beachfront in Nevada!!
Thanks for watching. We had the option to upgrade appliances and flooring to hardwood. Upgrades depend on each individual neighborhood. Unfortunately, due to major shipping delays during COVID a lot of communities stopped doing upgrades. Either way, most people will get builder grade everything and update things their self. It’s cheaper and you can select from many brands. We decided to take the convenience route with our upgrades and we are happy with them.
It's like a house with cancer; it looks good on the outside but it's a piece of crap construction . the inside of the framing is low quality; do not buy one I've been there done that.
These are finished surfaces upgrades. To get a better structure get a better builder. But the entire industry is geared to “price per square foot”. So if you want a poured foundation. Improved HVAC system. Super insulated living space. Hardwood joists. Metal roof. You better be prepared. Everyone from the builder, mortgage broker, even your insurance agent will explain to you in detail why you should spend your money where you can see it!
Lawsuits are very common against large corporations. If the company has done something wrong, they certainly should be held accountable. We agree that doing your research is important. If you see a lot of complaints coming from the area you’re looking to build in, avoid them. In our area, DR Horton has done an outstanding job.
We had an amazing build experience and an equally amazing living experience in our DR Horton home. No builder is perfect. Every home built by a human will have an issue somewhere. That’s why 3rd party inspectors are important.

Dr. Horton homes let us pick our own laminate flooring if we pay extra?

Our home was traditional series, but our superintendents came from the emerald series, so we received emerald series treatment.
I’m curious about the double oven, was that standard? If not, what was the cost of that upgrade?
In our neighborhood the double ovens was standard for all the homes.
