That one-year fix-anything warranty includes stalling, stalling, stalling until it passes, and then you are told it won't be fixed because it's out of warranty. They won't allow specialists because they won't be able to dispute their findings. They will also tell you in many cases that your inspector is not allowed to walk on the roof or in the attic. Things like adding pull-down attic stairs or adding plywood flooring will void your warranty as will utilizing the attic for any storage. These are all things I was told by our sales rep. You cannot make any structural changes or additions without voiding the 10-year warranty
I bought a brand new R home. I had it for three years before selling it. I had numerous out of pocket expenses following the one year warranty. Besides the imperfections and cosmetic issues noticed during the walk through such as bulging and lifting boards on the wood in 2 spots, dented garage door, chips in the granite counter top and a cabinet with a crack in it. The laundry room linoleum had a razor gouge in the floor obvious during the walk through. Some internal doors cut too short leaving a 2 and a half inch gap at the bottom. The gap was so bad that you can slide your entire foot under the door. Three of the doors locking mechanisms didn't line up with the hole in the door jam so it didn't lock.. one of the bathroom doors was so out of line that you can see into the room when it was closed. The following issues arose other than cosmetic during my one year warranty period: 1. Two of the 4 brand new appliances needed to be replaced. The refrigerators compressor failed and the Dishwashers motor failed. Before it failed it had been repaired for leaking during a wash cycle. 2. Shingles blew off of the roof on windy days and continued to do so after the warranty period 3. Siding buckled on one side, separating from the home. 4. The front door bell shorted out causing the bell to ring continuously at 4 AM one night 5. HVAC system broke down 7 times. 6. Basement wall developed 4 cracks behind the insulation which had to be filled with apoxy. Each incident caused large puddles of water when it rained. Luckily I didn't opt for a finished basement. 7. The external garage door key pad control failed and had to be replaced. The battery wasn't the problem. 8. Major crack in the dining room wall. It should be noted that one of the cracks that I had in the basement wall was directly below this crack. 9. 6 of the 23 sprinkler heads failed. My first year in the home, between the cosmetic issues repaired along with the breakdowns was pretty much having repaire men at my home on a regular basis. The roof continued to have issues during windy days regarding shingles blowing off. The roof needed to be stripped and re-roofed properly. Those service calls were numerous and started to add up. The HVAC failed again after the warranty at a cost of 750 dollars to repair. I had another crack that developed in the basement wall which cost 400 dollars for the fix with apoxy. Two more sprinkler heads failed.

I have been in this hell hole for 25 months trying to get them to make the repairs for the mess they built. Code violations and defects all over. Can't use half of my house. Structural defects, plumbing, subfloor, HVAC, electric, mold...so many issues. I had a major flood 5 months ago because they never installed a VTR and my house is still torn apart and not repaired, no use of both upstairs bathrooms. I have builders tape trying to cover the holes and gaps around my front door to keep the rain, bugs, dirt and debris out. They keep trying to say they don't need a permit when the county building department said they do because they replaced the door and frame. All they want to do is patch up the stucco when the wood and under layers have been left open for months, the wood is cracked and filled with moisture and it's missing flashing! My windows all leak, nothing is sealed on the interior or exterior. My radiant barrier is defective, not enough roof ventilation, every nail is rusted and corroded and popping out along with the truss plates. Their supers and managers are disrespectful, disorganized and don't completely ignore tests, calls and emails. What they have put my family through is criminal.
@@MoneyHungryPicker Your house is missing proper flashing too, in the join between the weatherboards and rock fascia, caulking alone will not seal it, there's other places too. Buy yourself a moisture detector and check the whole interior every month and have the air mold level tested.

Also noticed wood pieces in attic is loose like swing around (definitely want to check yours out). I put a ticket for attic and leaking roof will be out of my pocket. Im ok with this house. Ofcourse my family members houses not having much issues but they paid 100k over more than ours. Cant complain much. Am i going to buy another DR horton? No. Am i going to recommend DR Horton? For budget, yes, until save more money for better builder house.

I have been a broker and appraiser for 30+ years....Make sure you both meet with your inspector at the house when he does the inspections. That is 100% your right and duty and questions should be asked about EVERYTHING that comes up during that inspection. Also, the Inspector should be 100% independent and NOT recommended or provided by your builder. Do you have a Buyer Agent or Broker representing you? If not you should, The sales person that works for your builder is absolutely NOT representing your best interests here although they may act like it. SLOW DOWN and consult a local agent/broker you trust before you even consider closing on this or any other house!! good luck and feel free to ask any questions of me.
The issue with site-built homes is that it's incredibly hard to eliminate errors from the process, no matter how badly you want to, because it relies on dozens of humans (or more) to do things perfectly 100% of the time. You can reduce errors somewhat by hiring highly experienced tradespeople and supervising their work carefully, but doing things that way is wasteful and costly. I did a lot of construction work when I was younger and was my own general contractor on a couple of my own homes. Even then, I had to go back and fix mistakes I made or that were left by people I had subbed out to (including the insane 2AM smoke alarms!) And I was only hiring highly experienced people that I already trusted. So, you can just imagine the trouble a larger home builder has when they are hiring unskilled laborers and when the person supervising the work has no real skin in the game. In those scenarios, the workers and the supervisor are incentivized to get the job done as quickly as possible, not as error-free as possible. Bottom line, if ANYONE builds a house for you, you need to make sure that you oversee the building process as it's happening, or else hire someone to do it for you.
I would have moved out the instant I hear buzzing from my electric box. The sump system needing electricity to work would have made me not buy the home in the first place. The sump going out and the buzz is a clue. The wire to the pump has been damaged, I wonder what other damages are in your walls. If all smoke alarms are going off I will bet one got a whiff of something burning, till it stopped, for now. Far as the smart home feature, NOPE, Remove the crap right now. I did not ask for it nor did I want it. That is like signing papers and right before the end they say there is and HOA I am not sure if you understand but a home that has others, or other factors in control of it, then it is not YOUR home.

If they're anything like habitat for humanity, home buyers aren't given a choice. Once you're in they disappear even if the house isn't finished or up to code. They target gullible people who have no money and no knowledge of homes or construction on purpose. And then they start raising mortgage prices and banks change every couple of years with no consent.
That is a problem with linked smoke detectors. You don't know which one started it. We had one fail after 13 years. We had to pull 6 out of 12 looking for the failure. It turned out to be one we didn't have ready access to. It eventually began going off while sitting on a table. The landlord decided to replace all of them due to age.
Usually there are lights that on it that will tell you which one started the chain... On ours, after the alarm goes off/silenced, there is a red light that blinks at some predetermined rate, it takes a while, but it can be done! I'd recommend you look up the model of smoke detector you have to see if it has the same feature.
All builders have issues. It’s important not to be an absentee owner during the building phase. You would be amazed at the number of items they will hide behind walls and under flooring. I was at mine every week and caught multiple screw ups. 19 years later virtually no issues…

My last house was custom, and my current house is semi-custom. My first house before that was builder grade. It was a great house, but it had its builder grade issues. One of the biggest issues being the neighbors. The next being overall cheapness. However, full or semi cuatom is the best build overall because there's usually skilled, competent eyes all over the job site. I say, usually, for a reason. There's also a lot of "custom" builds that homeowners take on that are poorly made.

Don't do it! I considered DR Horton new build. After thoroughly researching them, I RAN AWAY FAST. It's better to buy a solid, outdated older home and renovate it. That's what I did. Hurricane Ian hovered over my house for 24 hours. I was glad to see my house held up like a b0mb bunker.
I'm about a month from closing on a DR Horton brick house in NW Arkansas. I've read a lot about these homes and mold problems. Do you think it could be related to using the Thermoply sheathing? Just curious.

A new home does have a few quirks to work out. I feel we had many. My builder was not as quickly to take care of our problems. It sounds like DR Horton kept good communication and quickly took care of everything?! In the end any builder can be lazy and not take care of problems that arise. Buying a new home has it pros and cons for sure. Eventually we did get everything fixed. They are still building new homes around us. From what I hear many of them have problems?? I think a big problem with new homes is people expect them to be problem free. They won't be, ever. No doubt some people have major problems, but it seems like most complaints (for DR and other builders) are for relatively small things. Thank you for your followup.

Thank you for the very thorough house exam as we are looking to buy house in Vero Beach FL. and scared of all the bad reviews esp instructural. Not to have specialist inspector is not right and didnt like smart system they wiggled in at closing. Hoping badvreviews makes Horton get quality materials/products. Their mortgage lender gave us 6.5 % interest rate and then offered 5.99% only to find out it would cost $5,000 more at closing and they never told us. We saw it on new paper work. We didnt like we'd have to pay for lower rate. TY again. DR

I’ve poured Dr Horton there houses won’t last I pour concrete and it’s bad too much water . It’s bad over 50 gallons per 9 yards . House is junk
Thanks for the update Jason!! Good to hear that DR Horton took care of everything!! I bought a home about a year earlier than you did. It was a well known supposedly,great builder. A new home does have a few quirks to work out. I feel we had many. My builder was not as quickly to take care of our problems. It sounds like DR Horton kept good communication and quickly took care of everything?! In the end any builder can be lazy and not take care of problems that arise. Buying a new home has it pros and cons for sure. Eventually we did get everything fixed. They are still building new homes around us. From what I hear many of them have problems?? Yeah my home security system is cooked it doesn't work any more 🤭 i think it's a good thing.
I think a big problem with new homes is people expect them to be problem free. They won't be, ever. No doubt some people have major problems, but it seems like most complaints (for DR and other builders) are for relatively small things. Thank you for your followup.
Small things can be very very annoying why can’t a new house be perfect no reason not to be there building them all the time not a first time builder just saying
Exactly! Its like buying a new car, you will find stuff you don’t like and if you decide to keep it and fix those small things it will run you for life
No. The problem is building as cheap as possible. Maximum profit is the driving principle.
Thank you for the very thorough house exam as we are looking to buy house in Vero Beach FL. and scared of all the bad reviews esp instructural. Not to have specialist inspector is not right and didnt like smart system they wiggled in at closing. Hoping badvreviews makes Horton get quality materials/products.
Their mortgage lender gave us 6.5 % interest rate and then offered 5.99% only to find out it would cost $5,000 more at closing and they never told us. We saw it on new paper work. We didnt like we'd have to pay for lower rate.

DR Horton houses sucks. They are like most builders that are nice on the front end and after closing they basically try their best to circumvent honoring their warranty. Don't buy their houses., 😏
This guy must have money to burn and loves chaos in his life. You would have thought with all the initial issues he would have run but he stuck around for more builder abuse. Dude is a fool 😂
