    I went to Forest City a few weeks ago in June 2022. It was a completely random drive. The drive in was so deep in, we didn’t see any other cars driving in or out. From the ground, the apartment buildings looked like they were overgrown and completely deserted. We finally saw other people when we reached the beach hotel. There were no lights on at the carpark. But there were a few dozen people using the water park facilities and little beach. It’s a massive “city” and we only drove around a tiny area of it. Most of it looked deserted and abandoned.

      I support this conclusion. I was there with my wife early 2022 and the entire city looked deserted, except for some local tourists at the beach facilities. There does not seem to be any more progress and the show-flats are already falling apart. This is just another “white elephant” project with a billion dollar write-off.

      Because housing and apartment there were freaking expensive..local will not spend there unless you are a rich foreigner..

      @@pawehbsam5872 Believe me most rich foreigners would be too smart to invest in Forest City. The money was coming from Chinese desperate to get their money out of China, as soon as the Chinese government pulled the mat on that idea, the whole lot was doomed. The only hope it has now is if a local company takes it over and makes all the buildings into affordable properties for local people to buy or rent. Which won't happen, so it's a future ghost city

    As a Malaysian I kinda agree.The money could be use to enhance the technology in Malaysia tho the forest city is kinda a great place to live in and is also kinda a great way to live with mother nature but I don't think the government have enough money to maintain the place for a long time considering there isn't many people living in the city itself

    I had my internship in one of the hotel there. It was really quiet and far from other buildings and shopping mall. To be honest, it's good for someone who likes nature and quiet surrounding (like me, because both of my parents villages are in the middle of the city) but sometimes you'll get very bored because not much you can see and a lot of construction works still going on. Most of the guests that came either have business purpose or random vacation days
    Edit: Fun fact - I dodged a big bullet of pandemic because my intern was at the end of 2019 and pandemic started at early 2020 😬

      People prefer to live in a place close to where they work for convenience, not across the country border. In western world, people move to where they can find jobs. Moving to resort is for retirement.

      @@Strawberryknight This place was supposed to be one of upcoming best future area with tourism, home and jobs or something but there's a lot of constructions and renovations happening all at once. It became worst since pandemic started (according to my mother since I cut off contact with people I've worked there xD)

    Many foreigners have bought a unit in forest city, but due to pandemic, they didn't come to Malaysia.
    I went to Forest City in April 2022. I only see guards and staffs, but no residents.

    I used to work for forest city. Not for too long ago. Even when it was undergoing full swing construction we really didn't see where it was going. Everything was so out of control. if im not mistaken it only completed 25% of its original planning. They kinda stooped Malaysian politics + pandemic was kinda the nail to the coffin. But even without the pandemic i doubt it would be 100%

    Building infrastructures especially housings and condominiums but couldn't be afford by most of Malaysian themselves.

    Can't agree more about the title. MALAYSIA had the most stupid politicians and business companies who run this kind of projects.. Meanwhile, the road tar still remains the same and never got fix with so many uncountable holes.

    The Sultan of state of Johore and family are involved in this project. He is powerful and all politicians and authorities are scared of him.
    He took state land and sold to Chinese developers and made a lot of money. He did the same to many more land in Johore.
    Malaysia is also very corrupt and Chinese government like them a lot.

    I visited Forest City in 2019 out of curiosity. It's basically a Chinese tourist orientated island. Signs are ALL in Mandarin and English, this is in a country where the official language is Malay. Other than tourists flocking to the main area, which is the large complex with the shopping mall, hotel, water park and beach the rest of the city is completely deserted. By the way, the expressway that leads to forest city cuts through and skips past all of the villages where the locals live. Thus forcing locals to take a longer detour just to get on Malaysia's expressways. The entire city is literally detached from the rest of the country.

    This project has no bearing on the Malaysian or Johor state economy as it is built for Mainland Chinese people and this is a reclaimed land outside of mainland Malaysia. Not affecting the Malaysian government or people as it is fully private and a foreign company targeting foreigners only.

Other states are doing reclaim project also, but using tax payers money whilst the 100B is solely FDI to johore, not a single dime of tax payers money. If you would want to complain about mangrove tree, please do that to penang and melaka as well as they done the reclaim project as well, using tax payer money.

    False advertising on the Chinese side. Some of my Chinese co-workers in China thought this was in Singapore as most of the brochures in China show Singapore landmarks and state less than 30mins the MRT at Woodlands can reach Singapore CBD. They sent me a copy in 2018 to verify the price as it was quite reasonable in SG. They were pushing hard over in China and some even got a small free apartment when they bought a large property from the Chinese developer in China I heard.

      I have dissuaded my relative's HK friend from investing in Forest City years ago. I told her, near Singapore doesn't mean it is IN Singapore. Going via the causeway is already going be a headache.
      Luckily he did not go ahead

      @@figaro3468 Reminds me of an ad (mentioned in a The B1M video too I think) that promised Forest City would only be like a 15-30min drive away from downtown Singapore, which clearly excludes the time spent at the border crossings. A conspiracy theory is that Singapore's gov't has little incentive to make the border crossings faster as it'd encourage more Singapore residents to travel to Malaysia (with its lowest cost of living) for R&R, bringing their spending power along with it (instead of doing so locally) which would cause outflows from S'pore's economy. The developers probably thought _Johor's Iskandar_ region is becoming to Singapore what _Shenzhen_ is to HK, but there's less co-ordination between the 2 gov't's here than over there I think, as there's more rivalry here

    Forest City - when only few units are sold or occupied , it means few contributions to sinking fund to maintain the infrastructures and facilities. Who will be paying for securities, lifts , swimming pools or facade paintings?? Estate will be badly maintained.
    Secondly, there are simply far too many new projects. The Johor real estate is very much oversupplied and the secondary market almost does not exist. If you manage to find buyer , you will have to offload at a huge discount .
    Easy to buy but prepare to sell at a lost . Don't even think of renting out for mortgage payment, the rental amount is laughable.
    Foreign exchange risk - Real estate is long term holding . With weak ringgit , the longer you hold , the more you lose , when converting to your home currency.
    Buyer bewares !

      @@danielch6662 this is more of the issue than the malaysian gvt..cronies just wanted in on that johor lucre..but now project owners can't sell to enough people to bother pony up the extortion. That's all that's happened..if interest picks up, the project will resume.
      There is absolutely nothing in this country, money cannot buy. We literally have a cartel holding the country hostage until we all pinky promise not to arrest our dearest ex leader and any of his merry men. Malaysia boleh ke.

      At last somebody who speaks sense and the truth. Most westerners who come to Johor notice straight away that the whole local property market is crazy. Over hyped, over priced and usually low quality buildings at top dollar. As for the sinking fund, that's whats going to finally kill off all the investors, that steady drip drip to up keep their empty apartments facilities at least somewhat maintained.

      There was a statistic that _Johor's Iskandar_ region as about the same number of private housing as the whole of neighbouring Singapore (~370000 units)

    Near Singapore as an advantage? You must know that the location is directly opposite Singapore's heavy industrial park and close to the world's most extensive oil refinery facilities. Good luck to residents. Get excellent medical insurance before moving in!

    Malaysia. the only country in the world where you can get a citizenship and permanent residence (PR) status without the need to master, to be fluent and to speak in their national language. this is why this project exists. their plan is to offer PR to the Chinese immigrant and make malaysia as their 2nd home. thank God, last PM - Mahathir blocked this project.

      Our choices were either low class 3rd world migrants from neighboring countries, Bangladesh, Cambodia who would probably only work for the lower tier of services. OR migrants from world's second largest economy who would do business start-ups. U do the math. Blocking a project this size, which has already started half way is not a wise decision at all, with its direct impact to Malaysia's future economy. That snake was playing his political card, without actually concerning the future of the country.

    Forest city is meant for foreigners with deep pockets. To Singaporean is nothing due to their strong currency & high salary.
    Other foreign nationals too should take advantage of it as M'sia offers a lot of access to the SEA economic region. HSR direct from S'pore through JB/Forest City & to KL should compliment the vibrancy. Govt policy must be streamlined in a fast track to entice the foreigner.
    M'sia govt must do a comparative research from other SEA countries in term of pricing mechanism & land ownership.

      @@chawza8402 the “high” salary is because of the knowledge gained from universities deemed reputable, high skill set, good command of languages and a most transparent government policies. Unlike the rest of ASEAN which is just scams and shams from university qualifications to non existing skill sets, non existent command of English and corrupt governance

    It is currently a ghost city. Malaysia changed the MM2H policy curbing “cheap retiree” visa and wanted a top dollar immigrant’s investment. Unsold vacant units with poor maintenance ~ it is doomed.

    Buying an unit costing several hundred K on a piece of barely a year reclaimed land with so many high rises on top is hardly a fancy shopping for most Malaysians. Chinese developer and Johore Sultan fully envisioned that before start this mega Billion project.😏

Don't need to worry, they are very happy to pay Malay Sultan to get whatever they want in Malaysia. Foundational and structural problem in Chinese contractor built houses is common, it is not even a secret. 🤭

      If the housing is to spread out with single houses and landed properties then we would end up with a disastrous "urban sprawl"! Prime productive agricultural land and even the native forest would disappear once we have urban sprawl, Melbourne and some US cities are in this category.

    Ah yes, build an entire city that no one local can ever possibly hope to afford so it stays less than 50% occupied and ends up slowly collapsing due to not meeting projected debt repayments.
    This project cost 100 billion dollars. This is why all of China’s real estate developers are defaulting on their debt. Insane projects built on hope and what could be, not projects built for actual local citizens.

    I lived in Langkawi in the 90s, it was a beautiful paradise, then they decided to reclaim land from the sea and to develop it into a concrete Disney land by the sea. In some respects it was a reasonable success lots of fucking horrible Russian tourists but the island lost a lot of its natural beauty and a lot of the local fishermen and old ways of life were lost. Pantai kok was an amazing beach full of Small beach huts and restaurants and an amazing mangrove full of life now it’s all gone replace withe a boat marina . Last time I was there on 2004 there was a tourist in sight. I imagine when they made all the grand plans for. Langkawi it all looked so amazing but if it wasn’t for Russian and Chinese tourists the place would be a right off. I do love Malaysia and Langkawi does still have so much natural beauty it’s just a pity that the corrupt governments seem to ruin everything they touch

    Its failed mega projects and everyone knew about it. As a genuine developer, you dont build so many buildings short term and crowded the island. No one will appreciate. Should build stages and gradually upon completion and fully or semi occupied. If the places are not being maintaned after 10 years. The buildings will become old and run down. Its not safe staying anymore. It's just too big and need high resources to maintain a building without minimum occupants. Of course it's a form for money channelling out from somewhere. Mainland Chinese cant simply migrate and buy a foreign property and stay somewhere. If anyone sell you this silly idea, you have been scammed. What is behind, everyone is fully aware by now.

    I feel it's unfair to call this useless mega project. It had a lot of potential and was killed mid-way by politics.
    The issue was that it benefitted Chinese companies and workers more than the Malaysian and Mahatir's government disapproved of that. I question though why they had to go and kill the project by banning sale to foreigners when it already had progressed so much. If it wasn't done at an early stage, then the pin shouldn't have been pulled. If anything, they could have taken mesaures to benefit local business to service the residents. That could have generated economical benefits to Malaysians for decades to come.

    In order to support this many units in this Forest, there needs to be equal number of well-paying jobs in the near vicinity that will entice people to buy and stay. You can't expect to attract just the investors cos most of these investors who buy are not going to stay here - they will want to rent their unit out. But who is going to rent? No one. Cos there is no critical mass to entice people to stay here as there are no real high paying job opportunities in the area. This Forest will become a ghost town inevitably. Those who have invested here will have to drastically lower their asking rental to have any tenant at all, and they will most likely be subsidising their tenant to stay in their unit. They also can't sell their unit because they are in direct competition with the developer. So it's either they sell at substantial ooss or continue subsidising their tenant.

Firstly , this project made those millionaires became multi-millionaires , secondly , they could buy new private jet , private island , million dollars mansion for their family and scandals. .. Thirdly , us the middle class and poor class citizens could spend our money more to pay for their inflation , bribes and taxes so they could enjoy all these privilleges while we cry eating maggie everyday. .. Man , I could do this all day to say how useful this project is for them to do money laundering. .. Next time check your fact first dude

    I have many foreign friend brought unit there but due to partially lockdown and political reason many still not back to check the condition of their unit some even sold at 40/50% losses. Also understand that high-rises unit insurance company don't take their business. How true I have not verify maybe those who know the reason why care to share.

    Far from being useless, this was a brilliant move by the Malaysian government (I believe it’s the Najib administration). Look at it, it’s reclaimed land facing Singapore who is also furiously reclaiming land. Fully funded by Chinese companies. What’s there to lose ? Ghost town? Nobody’s complaining except some of the individual buyers.

Buyers are not forced and are subject to risks just like in any other countries, even in USA. If you want to accuse China of cheating its own people, that’s fine, because that’s exactly what happened during the US subprime mortgage crisis.     Thankfully this project is mostly funded by a foreign company which is Country Garden, and the buyers are majority from China & Singapore. And majority of these buyer used Chinese banks to finance their house purchase. So minimum impact to local banks and Malaysians 🤭. The Chinese developer from mainland China are notorious for building ghost cities.

    Who says it is useless - it had served its purpose. 1) allowing large sums of money obtained from GIF knows where to be directed from the major shareholder and hence cleansed for other uses. 2) key figure who allows is had been enriched by the it - cash is king when funnelled into one’s pocket 3) certain investors had received their fair share for investment. Etc etc. so it is not useless, just had it uses fully utilised. Hahahaha

    It's a far sighted and visionary project which will brings us billions in term of economics benefits for Malaysians .Owing to worldwide pandemics, lockup and down,slump in world economy and to a greater extent political instability in our country coupled with corruption in every sectors and sabotage Forest City suffered. Gave them 5 years it will be the city called Heaven.
