Last week I visited the place and went up to the central tower building on the high floor with the swimming pool, the view is really really stunning. The project is actually not bad, what's lacking is people. If the developer in collaboration with local government (since they are the shareholder too) can think of some way to revitalize the project I think there is still a chance

买菜的话可以去eco botanic 的jaya grocer , Aeon Bukit Indah 或Sunway Iskandar区等等,应该在10到30分钟就能抵达。

我相信如果这地方搞得起来,肯定有国际学校进驻的啊,国际学校和新加坡教育,肯定选择前者的。 😂
森林城市里面有国际学校啊。不过我建议你到槟城比较好,有上海人开视频在槟城退休的生活。

第一, 它是建在reclaim land, 而发展商根本没有让土地稳定结实不到2年就开始建,建得还都是摩天楼!!地基肯定会不稳的!你们晓得新加坡的MARINA BAY reclaim land 得放置了起码10年以上才开始让建筑商建楼,还每年不停的检验土基的样本动态来保证安全标准达标!新加坡买家通常对地产安全标准都有一定的知识的,我们不会买一间会下沉的屋子的。
第二,这里的屋子都是zone or categories as commercial mix 而不是residential, 这代表水电费,网咯费, 杂费都是根据commercial or shopping mall 来收费的!这是很高!不便宜!
第三,屋子本身建得那么密密麻麻,风景一被隔壁栋遮盖,就感觉被高山遮,压迫感十足!而现在名声都臭了, 还卖那么贵! 新加坡人大部分不会买的。。。
第四·,除非, 马国政府提出特别类似mm2hvisa,像似New Zealand给的resident visa给买家, 不是PR,大家不要误会。这样让新加坡买家享受永久居留权,随意进出johor关卡免征, 让我们随意在malaysia 各地买房子定居,因为买的新加坡人都是要退休或住近马国的亲戚,这样新加坡人才会花几百千来买一个会下沉, 会造成严重裂痕和漏水的楼和屋子。。。不然,买了也没自由居住,进出马国,买来干嘛?
第五,还有如果马国政权又来个大反转,大家都这几年有眼看到就算曾经拿了mm2h10到20年的外国人和新加坡人也因为政策一改就再也拿不到。。那么多mm2h人士都一夜变成无家可归!谁还会对mm2h有信心呢?除非我们拥有的是resident visa永久居住权力,能居住在马国就不同了,至少机会像mm2h被马国政府推翻的机会很低。。要新加坡人做冤大头也要给出合理的条件对换吧!不然,退休一半,人以年过半白60,70, 80岁,被马国政府政策mm2h转变逼走的那群人,变成无家可归、那时的我们就面临新加坡已经没屋子住了,又被马国赶出自己在马国住了十多年的屋子。。。你叫我们住哪呢?睡街头吗?
第六,要在马国退休人士的新加坡人都是中等资产,不是有钱的, 有钱都喜欢退休在新加坡或澳洲,欧洲。。。不是马来西亚的。

這個地方鬼城了10年,已經可以打掉重建了。
一般人沒看過空十年的房子什麼樣子的,那要真的進去住,還要花一筆不少的翻新費。而且你一人翻新沒用呀,整個這麼大的社區,又不可能全部翻新。
以現在碧桂園的負債,不倒几乎不可能,根本拿不出錢來維持這個地方。去碰這個案子是找自己麻煩。

其实啦 马来西亚人 更喜欢买有地的屋子 , 不管排屋还是半独立的屋子 。 很多买公寓的 都拿去做投资而已 ,就拿johor 来说好了 地多,基本上大多数jb 人 会选择买有自己地 的屋子多过去买公寓来住。 只是很多新加坡人 来马买屋确实会去选择公寓。
因为有地房子需要自己维修,但是公寓可以交给公寓管理维修。

这个楼盘其实当地政府的股权也占了很多,但是最后被骂的只有中国。我也是韭菜之一,去年国庆节期间有过去收楼,那里的确是人烟罕至,想叫出租车都难。3年疫情不能出入也是其中一个原因,加上中国经济下行,楼市崩盘,就更加增加了话题度。进出新加坡的话,时间可以接受,樟宜机场开车到森林城市别墅区大概是一小时以内车程,现在新加坡对中国免签,出入还是蛮方便的。有看到的事实就是那间国际学校有学生,虽然人少,但是近期韩国留学生在一批批的往里面进,别墅区逐步开始装修、收楼,都有在跟进;还有那个高尔夫球场,经营的也不错。说真的,对于大陆房价来说,森林城市哪里贵啦。。。为什么当时会这么多人去买,不是因为别的,就是因为当时卖点是马来西亚第二家园计划,大家想要的是这个,但是被马来西亚政府忽悠了,这也就是政策不稳定的国家的弊端之一,中国同理。anyway~寒假时间可以过去马来西亚避寒,算是有个小地方落脚,去吃榴莲也方便,买一台车出入也不难,就当是老人的度假屋了~😂
如果森林城市的业主能先低价出租,加上物业和免税品,可吸引大量新加坡西部工作的人士入住。有人气就会有商家,有商家提供便利就可以吸引更多人居住。

投资新山,买马来西亚有经验的TOP 5上市发展商比较好。参考SP Setia, Sunway, EcoWorld, UEM集团等。他们盖的房子比较贵但有保障。

I always like this forest city n have a house in Dato Om but was told it's far from where I stay n never had the opportunity to visit as my sister said. Nothing to see there. Singaporean turned Indonesian whom tried before to apply for MM2H when requirement was 500k n now 1 million RM

2.中国国内房地产市场低迷,且ZGZF不让降价销售导致碧桂园没有现金基本快破产了
基本上这个项目失败跟两国政治占比80%原因吧

QUALITIES are most important be it safety or hygiene are concern.
